Hi all,

This is a relatives house. It needs to be sold as owners are divorcing and so far, it’s not. I have given my opinion on how the listing (and the house) could be changed but independent verification is needed. I’d like to know if you think what I think! Please let me know your thoughts. (Obviously dramatically reducing the price would help, but suggestions of price strategies would be good too). It really is a great house in a lovely village and will make a great home for the right people....

People aren’t going to view when it’s says “no longer on the market” on the website. So that’s the first thing to sort out.

I think that looks very attractive... agree that it’s not going to get viewers while it’s listed as no longer on the market.

What feedback have they had so far?

Perhaps estate agents who weren’t proactive enough? Looks lovely, if buy it if it wasn’t for the fact I couldn’t do so without a lottery win or a new career..

A reasonable number of viewings but no offers.

Apparently the ‘no longer on the market’ is a right move error - Agents are on it!

It’s expensive for the size. Didn’t look safe for small children. Nice but not practical?

The garden/land outside the house is a little smaller than I'd expect for a house of that price and seems open to the road and the curtains and light fittings are a little dated - they might be easy to upgrade. The kitchen is quite angular and the hinges on the cupboard doors might not be to everyone's taste either. The trolley/table in the middle of the kitchen shows the space but does also emphasise the angles - what does it look like without it?

Does any of that match with your assessment, OP?

Whilst beautiful it is effectively a 2 bedroom house for nearly £800k. The third bedroom leads to a study and is right next to the sitting room so I am not sure that you could use it as anything other than a guest bedroom.

Nearby sold prices don't seem to justify the price either.

Looks like a lovely house.

It has a lot of sq footage but only two proper upstairs bedrooms. Bedroom 3 might be ok for guests staying over but families might not find it an appropriate layout for having a child in bedroom 3, especially if they’re only little.

Part of the problem will be that with the bedroom layout it is less likely to appeal to families. I wouldn’t like the way the garden is so exposed to the road even if it is quiet.

I don’t know about local prices but it does seem a lot even for the Cotswolds.

A downstairs bedroom is off-putting to a lot of people I think. Not much that can be done about that though! The front shot makes it look very close to other houses. And small too, when the actual floor area is pretty big.

Is the room with white cupboards the utility room? I sometimes flick through the pictures backwards (because the garden is important to me) and I thought it was the kitchen at first. Bright yellow paint is old fashioned IMO and that blind doesn't look great. I'd lose that and have pictures of the other bedrooms. The one that is shown looks like it has dated cupboards and curtains. Looking at similar properties nearby makes me think it is also significantly overpriced too. There's a bigger, much nicer (IMHO) 4 bedroom half a mile away for £45k less.

A friend sold recently in Chipping Norton a 5 bed house in similar condition and a lot more land for 850. It feels quite over priced to me.

Can they put a fence on top of the wall to screen the back garden from the road.

Is there a better angle to take the kitchen photo as pp said. Straight on to the range?

Sitting room photo is nice.

Remove Dining Room photo #5, photo #3 is much nicer

Utility blind is vile - I'd take it down.

No photos of bathrooms would have me wondering if they were bad considering dated decor in other rooms.

I can't abide houses that pretend to have more bedrooms than they really have - really puts me off. I'd have a six bed house instead of a four bed if I called the library and playroom on the ground floor bedrooms.

Christ that is a very lovely house. And I don normally say that about houses on here!

Critical points:

Saying it is no longer on the market is obviously a massive issue, I wouldn't even call up for details.

There is only 1 internal bedroom/bathroom photo. I'd be looking for photos of all 3 bedrooms and the bathroom. Quick fix!

Being very critical, the built in cupboards in the bedroom that is shown are pretty awful. At the very least some paint would cheer them up, if I was buying that house I'd rip them out!

It seems massively expensive for the size of the house to me but I don't know the area.

Are the bedrooms big enough for it to be considered a proper family home?

The only thing I don't like is the TV arrangement with the book shelves. The TV seems quite small by today's standards and "work" would be required to fit in a larger one. Only minor work perhaps but I can see people looking at a relative new build, in good condition being put off.

Is one party still living there and doing the viewings. IME often in cases of divorce, the partner who is still living in the property hopes/intends to stay there as long as possible and this quickly becomes apparent at the viewings.

It's lovely, I'd live there like a shot.

  • It's still showing as removed from the site (so won't be coming up in searches)
  • For that kind of price (well outside my price range sadly) I would want to see more pictures.
  • I'd want to see the 'downstairs bedroom' to get a feel for whether it feasibly could be a bedroom. With a 'study' leading off it, I would say not - a bedroom shouldn't be a passage to other rooms (unless it's an en suite or dressing room). Without seeing the rooms it's difficult, but I would say based on its position, they would be better off presenting the 'study' as a potential bedroom.

Only really two bedroom. Not much land. Little dated. Depending on house prices in Oxfordshire if may be overpriced for a two bedroom house. I know if a house near us that has same issue as in three bedroom but one is adjoining another so families don't want and too big for retirement couple. It's sort of in a no mans requirement list.
