Hi all,

This is a relatives house. It needs to be sold as owners are divorcing and so far, it’s not. I have given my opinion on how the listing (and the house) could be changed but independent verification is needed. I’d like to know if you think what I think! Please let me know your thoughts. (Obviously dramatically reducing the price would help, but suggestions of price strategies would be good too). It really is a great house in a lovely village and will make a great home for the right people....

The house that Mildura linked to is about a gazillion times nicer than this house. And cheaper. And bigger. With an actual nice garden.

sold for £585k 2 years ago, when one could argue market conditions were better.

As has been mentioned several times already, the price being asked remains incredibly optimistic, even after the reduction from the even more crazy price of last year.

The more I look at the photos, the more it looks and feels like a holiday let than somewhere practical for day to day living. No sink in the kitchen is bonkers and rooms off other rooms like the study and downstairs bedroom just aren't practical.

Looks like decor hasn’t been touched in 30 years. Seems as though it’s priced to give two people a decent wedge rather than what it’s actually worth. I would avoid anything that calls any of the downstairs rooms a bedroom

Small, dated and not suitable for a young family so I wouldn’t want it.

My only issue with that one, mildura is being dated, with a lack of wow factor, but the layout is so much more practical - lots of good sized rooms, upstairs and down - and the dated bit would be trivial to fix, in comparison.
