Which property would you choose?

Property 1. £200,000. 2 storey, 3 bed mid terrace at the bottom of a cul de sac on a nice estate. No passing traffic. En-suite to master, downstairs loo, nice kitchen and lounge downstairs. One set of neighbours has parties on a Saturday night about once a month until 12-1am. I know this because it's an acquaintance who is selling this house.

Property 2: £280,000
3 storey, 4 bed semi detached. Not on an estate so not as overlooked as property 1. Downstairs has a utility room and then a huge, gorgeous kitchen / dining room / living room with skylights etc. No separate living room, although could make one out of one of the bedrooms. Faces out onto a street with traffic - about 700m from a local primary school. No en-suite but a bathroom on each floor.

Property 3: £280,000. 3 bed semi detached. Downstairs has living room, kitchen, dining room all separate. En suite to master, plus the attic is boarded out with sky light and power sockets etc so could be a useful additional room. Has a garage. BUT only one parking space and is right opposite a busy convenience store, on a main road, and three doors down from a factory.

There is just me and 1 DC, aged 12. Plus Ddog.

I'd vote #1. Living opposite a convenience store or a school sounds like a parking nightmare to me.

i would go for property 1 apart from neighbours party sounds like a nice house in a nice cul de sac and plenty of room for just two of you,

property two 3 storey a lot of stairs to climb up and down on a daily basis, open plan kitchen all the smells from you cooking straight into lounge with no barrier and local primary school four times a day all the school run noise and cars parked right up and down the street

property 3 just the pure noise level from shops, traffic on a main road and a factory near by will drive you batty eventually no peacful sitting in the sun in the garden

2 or 3, depending on numerous other factors - ho wmuch work I'd have to do, how much land there is around the property etc. Wouldnt' touch 1 - the noise would really put me off.

Property 2. Bigger, like open plan, near a school. You don’t need the four beds but it’s a semi and more private.
Property 1 is a contender if it has qualities you particularly value (en suite, quieter, cheaper).
Property three doesn’t appeal at all.

Not 3, it's very annoying being that close to a small store. Early delivery vans and late night booze runs are a nightmare.

None of them, I would keep looking but if I had to choose one I would pick Property 1 as I wouldn't live near a busy road (cat) - why not drive over one night at around 12-1am & see how loud the party is & whether that's actually what time it goes on until

Property 2 I think. Which house is the nicest internally? Which house is the nicest externally? What does your gut say?

You and your DC can have an entire floor with 2 beds and a bathroom each ;-)

It's not easy to know from a verbal description but Property 2 by a mile from what you've said. It would be great for your DD to have her own floor/sitting room/bathroom as a teenager. Not being overlooked is a big plus for me. The only downside is the road. I'd rather have traffic noise than monthly parties in a terrace though. Far easier to block out traffic noise. Unless the air quality is really poor.

Definitely not property 3. It sounds like it has far more drawbacks for the same price as 2.

Honestly, neither.
1- The parties will get to you, trust me! Plus mid terrace you may hear noise through the adjoining walls.
2 - Living opposite a school will cause a bit of problem with parking int he morning and afternoon - is that going to affect you much?
Sounds a bit too big for just 2 people, 3 stories is a lot!
3 - Living opposite a shop will be busy and possibly noisy, plus on a main road.

A few comments: for property 2: the primary school is of no use to you but you won’t be annoyed by cars parking to wait for DC as it’s too far away.

Property 1 could be good but you know the problem! Therefore Property 1 wouldn’t do it for me. Is it a narrow house as its mid terrace and obviously cheaper? How does floor space compare?

Property 3: if a loft is just boarded out it is presumably not considered habitable and doesn’t have building reg approval one assumes. How valuable is this with just two of you? What about fire regs and building standards if your DC is using it? If it doesn’t have approval and isn’t compliant with fire regs, what would it cost you to do any necessary work?

The only time you have used gorgeous is about property 2. As you have 1 DC, you get a bathroom each. You have space to make another seating area which is better than a boarded loft. However does the kitchen/diner actually have a window? What are the other aspects like?

I would also look at gardens at all three for your dog and ease to get to walking areas.

Does the nice estate ever have semis for sale? Could you wait a bit?

Are you sure they're not downplaying the parties issue? Could be a nightmare. The other two properties don't sound great either but I'd go for property 2.

Does number 2 have private parking?

If it does, based on those descriptions I’d go for that one. Honestly, all of them sound a bit of a compromise. Can you keep looking?

None. All seem to have problems & a big difference in price between No1 & the other 2. What's your budget if you are considering one for £200k & the other at £280k. Also you dont need 3 bedrooms, let alone 4. Cant really tell until you put a link to all 3 but if I were you (and I'm currently looking & need 4 bedrooms) I'd carry on looking.

property 2 although we have a separate living room we live in our kitchen diner and are not at all troubled by kitchen smells.
