Which house?

Me and DP are looking to move to a bigger house. We have 4 children. DD 12, DSD 11 and DS 10 and a new baby.
We have found two houses we like and are unsure which would make the better family home.
This is the first house

What's your opinions? Obviously we would put our own mark on it decoration wise.

I don’t know anything about the areas, but house 2 wins for me by a mile for layout - the downstairs looks much more practical and flexible for living with older kids and teens in particular.

I prefer house 1 anyway, master suite is amazing. House 2 is an ex council house which will affect value.

Assuming the locations are similar - second one by a mile! Layout much more child friendly

Could you, in the future, save up and convert the outdoor building in 1? We are planning some self contained accommodation for our new house, knowing how tough it is likely to be for our kids to buy somewhere.

1 for me. Appears to have more space and an amazing master bedroom. Outbuildings are a bonus as well

Definitely 1 based on the house details alone as i dont know the areas.
- I'm envious that you can get an amazing 6 bed house for less than a 3 bed costs here

I'd go with the first one. I do t like coming into a house straight into a room like you do in the second I like a hall way plus the master room in the first is lovely.

House 2. Would always choose 2 floors in preference to three. It looks to be in a better position. House 1 on the map looks close to the industrial estate.

I’d probably keep looking however of the 2 I’d go for house 2 because although it’s ex council which may affect value it’s actually properly designed as a 5 bed whereas house 1 has the downstairs footprint of a much smaller house purely because they’ve gone into the loft . Lovely bedrooms are all well and good but most families spend most time in the actual living rooms .

Definately house 1. Love the space and the way it's spread over multiple floors means everyone will feel more like they've got their own space iyswim

Keep looking? House 1 is nice but the living space is too small compared to the number of bedrooms and the overlooked garden is awful. House 2 is nice but it’s also ex council and that could affect the future value and resale potential.

I like the style of House 1 much more, it has more character than House 2. It also has considerably more space square footage wise, including a cellar and outbuildings which could perhaps be converted into living space in the future. It also has three bathrooms which must surely be a bonus with 3 kids not far off teenagerhood! I also think that with a largish family, House 1 offers more options for each of you to find your own space and do your own thing rather than feeling 'on top of each other'. House 1 by a mile for me Smile

We've been looking more at bedrooms for the kids rather than character of the house. The kids can all get to the schools they are at now in the two locations, fairly easily and I have family close by for childcare when I return to work.
I'm from Sheffield originally and moved back up here fairly recently. Wanted all the kids to have their own rooms.

I liked no 2 until I compared room sizes.
No 1 without a doubt, due to room sizes and out buildings. I'd buy it if I lived up there.
