What can I do to make my house sell?

House has been up for sale for 3 weeks and we have only had two viewings! What can we do to increase the possibility of viewings?

I don't think that's too bad for 3 weeks. House looks lovely. Only things I can suggest are a nice colourful hanging basket by the front door, fresh flowers in the kitchen and remove items from top of cupboards in kitchen as otherwise it looks like you don't have enough cupboard space. Does a bed fit in the third bedroom? If that's a fold out bed I would put it up and make the bed. I would also take the shelves down on the wall by the bed, and all the stuff the other side of the window (foot stall, lamp etc) and pop it in the loft, as the room is just too full of furniture.

Nothing wrong with the house at all, it looks very nice.

Are other similar houses in the area selling quickly? If they are, then you need to either drop the price or find another estate agent.

It could be the market generally, or it could be your agent.
Your house looks fine, but I would pretty up the front a bit with some pots. Envious of your big garden, but what is the gravel area to the side of the photo taken looking down the garden? It looks like a membrane is coming up or something. A bit of colour out there wouldn't go amiss either.
I always think it's better to go with a local agent tbh.

There is northing wrong with it OP. I have the same type of house but two bed and not as well decorated and it sold in 2 weeks pretty much for the asking price.

Other than a tiny bit of clutter in the bedroom and a kitchen draw a tiny bit open or needing adjusting? I can’t see an issue with the listing. Looks like a nice house and garden.

But it appears most the other houses in the street are 2 bed with the bathroom in the 3rd bedroom location with a price around 160k. I think your layout works better and is worth the extra price. But others may be put off by a downstairs bathroom.

Also in my area only the crazy magazine cover houses that get snapped up in seconds have quick success with purple bricks. The “normal” houses seem to linger. From what I’m told by a friend they hated the purplebricks experience and would avoid any “maybe” houses if listed with then in future.

Don't use purple bricks! The buyer experience is awful. We just didn't view some we liked in the end because of the faff and the staff not relaying an offer to a previous vendor!
House looks nice.

Anyway, taking it at face value and addressing the home owner...

I just need to get it off my chest...I need to move! I’m in the SE and that money won’t even buy you a pokey little flat!

There are lots of nice things about your house and if I was looking for a 3bdrm SDH in that price bracket I’d definitely view it and nothing about it would ‘put me off’ it looks well looked after and clean with ok room sizes etc but a possible few tweaks to encourage those without any vision....

Lounge - I’d paint the fire & the surround A dark grey & the chimney breast a light/mid grey and put up grey curtains & a more modern grey or exposed light, light fitting ) presuming that heart is a light? If it’s not just take it down)

Do you have any solid bits of furniture you could place under the TV to minimise it’s apoearance? It’s a bit ‘in your face’ as it is

I’d move the bookcase from in there as it looks a bit squished OR change what’s on it

Add a few photos to the collection on the wall to make the ‘cluster’ rectangle it makes a big difference.

Change yellow/red cushions for darker grey ones either textured or geometric

Kitchen is fine, maybe put up a nice blind? And Remove the ‘clutter and take photos with a bowl of lemons or vase of flowers adding a bit of colour

bathroom - couple of fluffy nice coloured towels on the heated towel rail
would help. A shower screen would improve it enormously and they’re not expensive. But it looks s reasonable size and clean etc.

Master bedroom - better angled /more photos & remove all the toys/other bits on the floor (for photos) change the curtains for something fresher

Does the en-suite have a shower? If so you need a photo

Likewise it ‘says’ Entrance/hallway but there aren’t any photos. Most people will look at the photos first and often NOT read the description m. if you have a space:room/feature you need a photo of it!

2nd bdrm -remove the bits on the wall for photos or add a decent sized print or something the few bits just give a ‘cluttered’ impression

3rd bdrm - id move the orange chair/bed thing in the doorway it would be better shown AS a bedroom if you could store the office stuff and make a bed up (but if that’s not possible just move the orange thing and declutter if you can

The garden is nice I’d put a couple of pots out there with some bright flowers and maybe ‘stage’ A BBQ & set the table

I’d put some pots of flowers out by the front door for a bit more ‘street appeal

But obviously the critical thing is to look at SOLD (not advertised) prices and make sure you’ve oriced it appropriately

Issues it’s on with Purple Bricks one.

Two it’s over priced. What have you done to add value since you bought in for £40k less even though market not really moved

Also houses near buy sold for 30k less for a similar house.

The market, which is not very good at the moment, always slows down at this time of year as people go off on holiday so its not the best time to come to the market. September usually picks up but with brexit still to come the market will not be as bouyant as it should be. Also you would be better off with a local agent who will have a database full of people actively looking - purple bricks wont have this which means they cant actively market your property - they are just relying on people seeing the house on rightmove.

Looks over priced was my first thought. Looking at what you have done since you bought it 5 years ago - the old sales photos, etc are still showing on RM - I don't think it justifies the asking price. Compare with the last two sales on the same street and why is yours on for so much more?

I'd be wary of purple bricks. I don't know how this house compares to other houses in your area but where I am, houses by purple bricks are always odd in some way.

Echoing the Purple Bricks concerns. We tried to view a property near us we were seriously interested in buying through PB and it was almost impossible to do! I think it was the fifth or sixth attempt we managed to get a viewing and then when we tried to offer it was equally as bad. In the end we had to withdraw as we were on a tight completion deadline due to our buyer and it was proving to be a nightmare process. I felt really sorry for the sellers.

A little over priced and I would clear out the third bedroom and make it up as a bedroom, so viewers can see it's big enough for a bed and wardrobe.

Thank you all for your feedback, most of the houses on the road are 2 bed houses and have always been 2 beds whereas there's a few that have always been 3 beds, mine included. All the houses that have sold recently have been 2 beds. We have a bigger garden than the 2 bed properties too.

We have put plants on the front for curb appeal and painted the step in front of the door. And have sorted the garden out. Will set the 3rd bedroom up as a bedroom too.

Will instruct another estate agent this week.

It is quite a bit overpriced, one extra (single) bedroom doesn't make it worth £30k more than no.39 which sold for £155k earlier this year.

I'd say yours is worth about £170k

Take bookcase out of living room - makes it look a bit cramped

Bedroom one - lose the play bits off the floor. Can you hide them in the wardrobe for pics and viewings?

En suite - replace that towel with a more neutral colour. The current colour draws one's eye to it rather than the details around it

Bedroom two - iron the bedding and lose the shelf on the wall

Agree with some pot plants at front and rear to add a bit of cheer.

But these are tiny cosmetic things. So as others have pointed out, it's either price or agent or both...

Yes to pp’s in regard to clutter, staging and kerb appeal.
Where do you eat? There appears to be no dining table in either the kitchen or sitting room, no breakfast bar or similar and no space for one. Have I missed it?

Definitely not the estate agent posting! I'm the owner and just wanted advice on what we could do to make it look better!

We eat on trays ( we did have a table in the kitchen but our lg walked into the corner of it and got a nasty bruise so we took it out for her safety.)

Will have a declutter :)
