Looking for a “black hole” in SW London.....

Don’t need schools or public transport - so don’t want to pay a premium for them - so looking for black holes where you might get a bit more for your money - any ideas?

I think Roehampton is a bit like that. Or Ham.

However, what's the point of being in London if you don't need those things? Perhaps you could say what you need and what the budget it and get some recommendations on here?

Raynes Park has a fast train into Waterloo so commuter central. Assume it has good schools as there’s a lot of families, I don’t think that would meet your criteria.

My suggestion is rather than look for a wide area, look for houses in any area that don’t fall into school catchments (often they’re about 500 metres), and are over a mile from the station. We’ve just gone through the process, unfortunately need schools and transport, and there is an enormous difference in property prices between those in school catchment areas and those a bit further down the road.

I live in Raynes Park and we have some very good schools, a direct link into central London and lots of green spaces.

Tolworth (if away from the Girls School and the end that's walkable to Surbiton station) and south Berrylands, around Fishponds/Alexandra Park, away from Berrylands station. Looked at these with a DD but they decided too far to walk to stations.

Thanks - looks like it is street by street rather than broad areas then - so will just have to keep an eye out? Can look at Ham and Roehampton then.

Don’t need schools as don’t have children / don’t need public transport as don’t commute into London.

After 2 bed house or flat with outside space max £620.

Do you need to stick with sW london? I think prices are affordable (relatively) in SE London as it can be a black hole for public transport. If you factor in not requiring schools you can probably find something pretty nice.

You've got a very big budget for a 2 bed. I think you'd be able to get a flat with outside space most places or come a bit further out and get a lovely little house. Or even a big house for that matter.

Market has slowed right up in Teddington, with some surprising drops. Assume you have looked in Hampton away from the station ?

Certain parts of fulwell, ham, hampton and north sheen.

Twickenham on the isleworth side (so towards/ near rugby ground).

Also Brentford if you're willing to go that side of the Kew bridge

I agree with the pp though, it often comes down to individual roads and whether they fall into school catchments in my experience.

Thanks this is really v helpful - just starting to look now so will search in the areas mentioned. Renting for a 6-12 months is another option which might see us the other side of Brexit - don’t know if that will affect prices in this area at this budget?

Berrylands since you have a good budget, though if you want more for your money, look at Chessington, Motspur park or Worcester park. Chessington would give you most for your money but you only need two bed then you could've in more expensive area. You can also look in area between A240 and Worcester park and stonleigh.

What is important to you? The Dover House estate in Putney (Roehampton) - you should just be able to get a cottage house there, may need work. A local parade of shops and busses to Putney and Kingston. Train station less than a mile away. Quite a nice feel to the area in my opinion. No blocks of flats - all houses. Probably not great to get to Teddington though

Kingston Vale and Putney Vale are options too. Further from the train, closer to Wimbledon. Putney Vale not as nice, Kingston Vale is nicer but gets worse A3 road noise. Would be a drive to Teddington.

Ham seem an obvious choice.

Then further west - Hanworth / Feltham? Do a rightmove search! A fair amount in your budget.

Can I just ask: if you can afford the location and the property you're after, what's the point of looking after somewhere less convenient?

It’s a healthy budget for a 2-bed.

Houses that are just a bit too long to walk to the station are the best bet. Like this one which is too far from stations to be commuting both ways each day. www.rightmove.co.uk/property-for-sale/property-62029191.html

That weird end of streatham that’s not near any of the train stations, figges Marsh is it?
My friend lived nearish Morden and had a 3 bed semi with a big garden and a drive and it was about £300k?
