Looking for a “black hole” in SW London.....

Don’t need schools or public transport - so don’t want to pay a premium for them - so looking for black holes where you might get a bit more for your money - any ideas?

yeah i've just sold a 2 bed on dover house rd roehampton for £510K - in need of modernisation, massive garden.

If you're looking specifically for black holes, try the tool at www.searchsmartly.co, add in your budget (and commute needs if necessary). Make public transport and/or school "high priority" and have a look at the properties that come up with low 'smart scores'. Those will be the places that are poor for transport and schools.

It scores every property individually so it gives the street by street granularity you're after. Super curious to see what you'll come up with!

You”ll get a nice 3bed semi with a big garden here in West Wickham/Hayes for your budget. Good schools and Train station as a bonus.

Worcester Park is a dump. Just saying. Parts of Cheam are quite nice.

Ignore me. I haven’t been back for years. Spent several years there as a teenager and found it really boring. Hard to get to anywhere interesting because not on tube. Boring people with narrow horizons. But I was a stroppy teenager and it might be very different now!!

Detangler, it still isn't particularly exciting (from what I can tell driving through). But schools are good, trains are good, it's clean and it's generally inoffensive so 'a dump' felt a bit unfair.

@JoJoSM2 My two bed in the same condition as the one you posted with one bedroom maybe being slightly larger and the space being more at the side than the rear like that one cost me less than £60k! Property prices are so interesting.

Ham is a lovely walk over the river, or a short drive to teddington. this looks great!

Alternatively Whitton is a short drive or bus journey.
