So 6 months in the buyer below us has pulled out,

We have found our dream home and we have 8 weeks before they put it on the market

Any tips would be appreciated!

I'd take the pictures of the bathrooms and the conservatory (?) with the wooden cabinet out. They are bad pictures and would make me less inclined to visit.
The bedroom picture is odd too so maybe remove that.
The living area looks good though.

I think you need better pictures, they're all looking down and don't really show the space. The kitchen drawer looks like it's broken, and why doesn't the cupboard shut properly? Where do you eat, I didn't see a table?

The conservatory(?) looks like a storage area. Could you stage it a bit with a table and chairs or some seating and take a new photo?

I agree some of the other photos are at a bit of an odd angle.

Why is there no photo of the main bedroom?

You definitely need new photos, ones which actually show the rooms, rather than part rooms.

Property is showing as sold STC - have you sold again?

It's a nice little house for the money. The lounge, kitchen and garden photos are fine. But where do you eat? I had to look on the floor plan to figure out what the conservatory was as it looks like a storage area. Not sure if it's the photo angle but needs to look s bit more inviting.

The bathroom and bedroom photos are odd. Why are they so zoomed in? Did the estate agent take them? If so if think about changing agents.

The pictures don’t show the upper parts of the rooms - is there something wrong with the ceilings, or are there cracks above the windows? A good few of the pictures were taken at an odd angle and don‘t show much of the rooms!?

I think you need to get some more photos done - the current ones make it look really small. It looks like a nicely presented house but the photos are not helping. A couple of times when we've sold we've paid for professional photos which may be worth considering if the agents can't take better photos, although I'd think of switching agents if that's the best they can do.

The other thing would be to increase the curb appeal - some colourful flowers in pots outside the front would help, or a hanging basket by the front door. Taking a photo of the front when it's not in the shade would also make it look much better -the way the shadow is at the moment draws your eyes to the satellite dish.

What pp’s said, sorry, but the photos are really bad. No main bedroom photo, why not? The photos show only parts of rooms, at odd angles.
The conservatory floor looks dirty, and what is it made of?
The kitchen drawer looks broken and the lower oven - what are those white lines?
The house is bare of personality, a few flowers or carefully chosen ornaments would help. The child’s room needs tidying. The front and back needs some colourful bedding plants - kerb appeal and all that.
None of this is expensive, just attention to detail.
Hope you get your sale soon.

Agreed, the photos are unprofessional and awful. Looks like whoever took them, didn't have the right sort of lens for photographing property.

Other than that, well done for decluttering. It would help to set the conservatory up as a nice, inviting space. Make sure everything is sparkling clean and smell lovely when you have a viewing. Other than that, it'll be a case of the price being right.

The house is tiny!

2 adults and 3 kids and its full

Its not a conservatory its more of a lean too/sun room

We dont have a table. Its a nightmare

The floor plan shows a utility room but there are no photos? It seems a weird choice to have a utility room when the house is quite small. Surely using this space combined with the kitchen to make a kitchen/diner would be a more sensible use of space? (although difficult to tell without photos).

Can you put a table in the conservatory? The conservatory looks like it's being used as a playroom but given that there's nowhere to sit down and eat, I think a playroom is a luxury that doesn't serve the property well.

As others have said, the photos generally aren't good and need re-doing. Use a fish-eye lense if necessary so people can see the whole room.

And make sure the Zoopla site is updated to reflect that your property is no longer Sold STC. This is probably the most important thing right now!! How will you find buyers when your property is showing as Sold still?!

It's labelled as a conservatory in the floor plans so if you think that's inaccurate you should get it changed.

I definitely think putting a table and chairs of some kind in the sun room (or whatever) would be a good idea. You seem to have two full rooms downstairs (utility and sunroom) for storage/shite.

You could dress your house much better. We put all our clutter in the shed/ car when we were selling

Conservatory needs tidying up, don't let them photograph with the bucket in. Could you borrow a dining table?

Paint the feature wall in the sitting room white.

Dress the garden with some cheap plants in pots from Aldi or Lidl. Get rid of the toys.I

Show the bedroom. Good luck!

I agree you need to stage your house. When we sold our last house we did every bit of unfinished DIY and repaired every item that needed to be repaired.

You need to repaint your main living room - the blue wall will not sell it. Either all pale grey or winter white - people need neutral colours.

You need to get a table into the conservatory and get rid of all the clutter in there - my shed became a store for all cleaning items while we sold. Also remove the kids toys from there - it needs to be a dining room. Also you will need to change the floor - cover it with simple floor covering, the indoor decking is weird.

Remove all the stars and hearts from the walls.

Then retake all the house photos - from a proper angle, with main bedroom also included.

Sorry it seems like a lot of work but it is a buyers market so if you have found a new house you need to rework the decor.

Pictures other than living room aren't great - none of them show the rooms as they work. Odd mixture of too much and too little clutter - not enough character in the kitchen/living room but conservatory looks cluttered.

I like the feature chimney breast.

Really need a good pic of the main bedroom.

Set house up as a family home - not minimalist, decorative and useful things can be seen but try to give the illusion that there is enough storage for a family. Car, short term storage as you have a short window to sell.

Is it non-traditional construction? Because looking at it I would think, concrete, difficult to get a mortgage. If it isn't I'd add 'traditionally built or 'brick built' to the description.

Pictures 7,8 and 9 are dreadful! You need better pictures, including some of the bedrooms.

Also agree with PP - re-paint the living room blue wall and nice subtle grey, and get rid of the stars and the hearts.

New photos are being done, we now have conservatory furniture, we were supposed to be moving tomorrow!

The 'utility area' is literally a boiler, washing machine and tumble drier woth a work top over it

I couldn't afford the £3.5k quoted to have it taken out as we wouldn't redeem that money on the sale

I have painted all the fences and decking, toys are all gone except the slide which i can put in the play house

We switched bedrooms with the kids so we have the back bedroom, which fits the double bed in only and the kids have the big room- the clutter from there has gone too. Everything is boxed up and in storage

I have also put the wheelie bins round the back

The house is bricks with render (done before we purchased it)

I can't see anything in the listing mentioning schools or proximity to public transport.
