Help me sell our house!

So 6 months in the buyer below us has pulled out,

We have found our dream home and we have 8 weeks before they put it on the market

Any tips would be appreciated!

I would swap round the bedrooms round for the photos at least. People will just look at the one with the double bed it in and assume the kids room must be even smaller.

You have done a lot. Well done.

I would now put some flowers in the front garden bed. You have made this a decent area but it is ultra bland. I think, if you have repainted the blue wall in the lounge, get some brighter cushions. This would tie the scheme together because your furniture is a bit random.

It is well priced but sometimes at this price point, buyers cannot afford extra money to make it perfect. As indeed you cannot. So kerb appeal helps. Using rooms for their original intentions and using fairly neutral colours but with colour pops tends to work well. Get flowers in vases for viewings as well. Hope it all goes well. Make sure agent has a wide angle camera!

Well done OP. I know it is hard work but it is so worthwhile when you sell - you realise that the hard work pays off. It was so funny, DH eventually got around to finishing all of his DIY efforts on our house before we sold and I thought of all the years we had lived there with all that unfinished work and it only took us one long weekend of keeping at it to have the house pristine.

Keep it very tidy before viewings - I know this is worth it. Our EA said he had never showed a house with kids that was as consistently clean as mine but I said I had watched enough UK property shows to know how to make a good first impression.

The two most recent sales of comparable 2 beds on Bedworth Rd were £105k and £106k in 2016.

An asking price of offers over £120k seems rather ambitious and aspirational, especially for someone desperate for a quick sale.

The houses on our road go for 120-180k so this is lower end of the scale

Bedworth road is an awful area tbh

We are lucky we are in a quiet cul de sac

Just sorting flowers and cushions now

Husband is sorting bedrooms now

Streetview looks interesting, I know you have off road parking but is it a nightmare? Some of the houses look scruffy, not yours but people look at the area in general.

Looks like it’s been added to RM today so that should help, it’s a more popular users site.

Has the street prices raised as much as 14-15% in the last two years?

The top half of the street is council- all of those have had new doors and windows and are having rockwall fitted

I have grey pots 🤦‍♀️ what can i put in them for curb appeal?

Frogqueen - Which comparable houses have sold for £120k-£180k on your road as you suggest?

Most recent comparable 2 beds are no.16 sold for £106k and no.10 sold for £105k in 2016.

No.16 in particular appeared to be in very nice condition, fully refurbished to a very good standard.

The highest recent price I can see for your road is £107.5k for a 3 bed... no.17 in 2015

Number 32 sold last November for £179,950

16 has a much smaller garden, no off road parking and backs on to a railway track
But i agree is a lovely house

Number 5 sold in feb for £116k

But the garden needed a lot of work as the i side needs updating

Not sure why those aren't on that site, i haven't seen it before its useful!

I think it looks fine for the price. It would benefit from flower pots / flowers in front garden, something like red geraniums but anything attractive in season would be fine. I think it will sell again soon, hope it does for you, as its very stressful.

The house looks very clean but not sure if bottom half of oven isn't, the door looks like it needs a clean though might be my eyesight! I would have curtains open when take photo of front of house.

The estate agent was late for the first one! Im not impressed. The viewing that sold the house last time was done by me when the estate agent 'forgot'

This lad has never done a viewing before and he is really loud!

Then your problem is the EA not the house. Can you change EA or at least ensure the head person does your visits?

Nice enough house but the bedroom pic is odd. It needs to have a double bed in it. Also, the conservatory needs tidying up & presenting as a dining area. I do feel for you. Its so hard keeping a house viewer ready when you are bursting at the seams. It took us almost 2 years to finally go from being 4 adults in a tiny 2 bed house to the 4 bed detached house we live in now. Bloody nightmare. We lost the first house we were going to buy but its worked out for the best. I agree with PP that you need a new agent. If you can't switch yet it may be worth going multi-agents in order to get the thing sold. There are a lot of changes you can make to freshen things up out front & increase the kerb appeal & minor interior changes to make the house more saleable.

We have had 4 offers,

1 cash - asking price
1 below asking
2 At asking

Cant believe it. The last 2 days we have had 14 viewings. Im shattered!

Congratulations - nice to have a choice. Would be tempted to go with cash one if they can prove they are definitely cash and willing to exchange/complete quickly.
