so we`ve agreed to do an open house next friday . Do I offer tea/ biscuits ?? and would I look desperate if I baked a nice cake?

That's lovely, we have been to a couple of open houses and didn't get anything... I didn't expect a drink but I would have thought it was a really nice gesture!

PS- I like cake... can I come?

It sounds like a really lovely idea in theory but in practice it might mean people congregating in the kitchen and not wanting to wander around and have a good look whilst drinking tea.

were also going to have a sheet with council tax £, local doctors etc on in case anyone (not just open house) views and isnt from the area.

I wouldn’t. We viewed at a few open houses and they were very busy. I wouldn’t want people walking around my home with drinks and it could cause a bottle neck.

Yes it's a nice thing to do, most people who offer refreshments do a box of chocolates like celebrations and a jug of squash otherwise you end up with plates and knifes and crumbs everywhere.

Open houses in general can put some buyers off so make sure each has an opportunity / set time where they can look around just themselves and enough time to ask questions.
Also ensure there is ample parking and if you think it'll be an issue ensure all viewers are aware of free / easy parking close by and warn your neighbours if you're expecting a lot of people to attend.

If you have new carpets or the weathers crap then shoe covers are a great idea by the front door so not everyone has to take their shoes off.

Most of the above should be covered by your agents though.

Get a floor plan up! And get them to retake the photo of the study - that photo tells me nothing about the size/functionality!

Otherwise looks lovely though!

well the office has been repainted today actually, so that picture will be updated monday! minus clutter...... carpets washed as well. it`ll be lovely .

my plans are to sort office/ bedroom 3. its a very pale blue/ grey like ds room pictured ( big tin of paint ;) ). wash windows/ upvc, wash all other carpets.

What’s the extra bit of land that’s pictured? Is it part of your garden?
Is the agent doing the open house? It might be nice to leave a plate of biscuits but it needs to be something people can easily walk round with. It’s unlikely anyone will be in long enough to drink a hot drink. Good luck.

theres a bit of a grassed area to the right of our row of houses. only way in and out is via a footpath in front (no teens or nothing hanging out). very private and great for ds/ neighbours as we all have kids. its a safe bit of space. not many people know its there lol! council owned etc.... on this estate theres a couple of these nooks. its a really family friendly estate/ nice part of town (and yes its popular)
