about to go live on rightmove! open house next week question

so we`ve agreed to do an open house next friday . Do I offer tea/ biscuits ?? and would I look desperate if I baked a nice cake?

Approximately 4 years ago at the height of the london market we sold our tiny tiny 2 bed house by open day. I was busy shoving stuff in the car and people were queuing outside. The estate agents were meant to be doing the viewing and were running late.
I invited the 4 couples who had arrived early to sit in the garden, thankfully it was a gorgeous sunny day, gave them tea and biscuits and made a whisper shout phone call to the estate agents.

3of the 4 couples made an offer, one over asking price!

I’m sure the tea and biscuits helped as did sitting in the sunshine in the garden. So yeah go for it!

Who doesn’t like cake?!

Op, is the agent expecting you to be there? I really think it's better if you're not. I've also sold by open day and wasn't present, and I think it's better to let the agent do their job, rather than you also been there blocking up rooms.

been sorting the office all morning. It looks very different!! as theres no way to get vehicle accsess to the bit of land (it backs onto a big playing field) it cant be built on. as folk walk to the front door theyd immediatley see that photo / area.

the office is a working office, so I cant just dump it in the attic im afraid! If i could .....I`d empty it and see if a mate had a toddler bed or something to dress the room (like new build showhomes do).

Op I would suggest for your open day you

Go out and take the cat if possible ( in a carrier ) - more room for viewers , less cramped , leave it to the agent to conduct the viewing

Remove everything that is laying around , ie in the office , cuddly toys on bed - leave just one .

Lovely as the drink and cake sounds it's going to dropped crumbs being trodden into your nicely cleaned carpet and a build up of mugs etc in the kitchen which will need clearing and washing up , they will look unsightly just hanging around and once passed to a viewer you cannot control where they end up

Your information sheet sounds like a great idea

We bought our house after an open day viewing. It was mayhem, really crowded. We made an immediate offer and then had to go back for a 2nd look as I had no memory of half the rooms! I wd not bother with refreshments, it doesn't take long to look round a small house. Bowl of sweets next to the pile of brochures if you must.

Where is all your stuff?!
The office is fine, people are going to expect a lot of stuff in an office, especially when you have literally nothing in the rest of the rooms.
