Utility or 3rd bedroom

We are doing an extension on the back of our bungalow to create a kitchen diner. The current kitchen will become a 3rd bedroom but its directly off the lounge.
Dp has suggested a utility instead of the 3rd bedroom.

What would you rather have as a potential buyer of a family home?
Would the 3rd bedroom being off the lounge put you off?

Looking at plans of other bungalows it seems quite normal for this configuration so maybe I'm worrying about nothing but dp isnt sure!

That would be a huge utility though if it could be a bedroom.

Where's your kitchen?

I don’t think potential buyers would expect a utility room in a 2-bed house. A third bedroom would add value so I’d go with 3-bedrooms but incorporate a utility cupboard somewhere.

3 bedrooms and laundry space should appeal to families.

Its not a massive kitchen but once all the cupboards are removed you can fit a single bed in there. Will get a pic

Is it a semi or detached bungalow? If you convert loft in future could the potential stairs go in the space of third bedroom? If so, then keep it as third bedroom. You could always put a drying rack and some storage to use it as utility while you are living I the house and sell as third bedroom. Just get integrated washing machine with low noise in kitchen.

You could also chop a little space from living room and increase hallway to first have sperate WC, then bathroom instead of ensuite to third bedroom. It will give more furniture options for that room.

Where I live, standard bungalows are bought overwhelmingly by older people. Unless they are going to be developed.

I think a small third bedroom is of limited use. Either make it a decent size or use the space for something else.

Many people I know who have bought bungalows have gone into the loft and raised the roof. My neighbour nearly doubled floor space by doing this. Didn’t need a ground floor extension then. Value is way more than an extended ground floor bungalow would be.

A third bedroom is the way you should go. It will open up a whole new set of potential buyers - who won't even enter the front door if it is a 2 bedroom with a separate utility.

It will add far more value than a utility room ever will.

Buyers could easily make the decision to turn the third bedroom into a study, kids play den, or a utility if they didn't need the third bedroom........
It is far less likely someone would look and say oh we could turn the utility into the third bedroom that we really need.

Can your architect not come up with a solution so that the entrance to the room is as far from the new kitchen as possible? There's usually a solution somehow.

I don’t think either a utility room or a bedroom that can only be accessed through the lounge are a good idea at all. Playroom/snug/study/dining room/garden room, maybe?

Thanks i had reported the post as soon as i realised.
Should have said the extension is already built so going into the loft is not an option now.
Our bungalows were also owned by predominantly older people however since we have moved in, younger people have arrived so i have no worries about it being limited to the older age group.
We like having a bungalow and don't want to go upwards. For us the bigger kitchen diner was what we wanted but we are unsure what to do with the kitchen.
I think a bedroom as we have two children so the 3rd room will be fine but dp was questioning a utility but like someone said above is it really necessary for a 2 bed

Yes 2 kids then third bedroom is best option.

Well if you have 2 children and don’t intend to move a bedroom makes more sense . I can’t say I’d want a bedroom directly off a lounge but then I think a utility off the lounge is equally strange so go with the more practical option .

Can you post a cropped image removing the address details OP? A third bedroom will add value but there may be ways to separate the washing machine, etc from the kitchen giving you more space in the kitchen.

So the bathroom can only be accessed off the lounge? Is this plan what you envisage? I would not buy a property with this layout. You have to go through a lounge and bedroom to get to the bathroom? That’s not a good idea.

No the bathroom is accessed off the hallway but the architect didn't draw a door for some reason Hmm The 3rd bedroom has two cupboards to the right as you go through the door and no access to the bathroom at all.

I'd rather have a bedroom. I think utility rooms are quite uncommon for smaller homes so I would be surprised to find one.

I feel the same Painting, i think a bedroom is more practical. If the next purchaser didnt want the 3rd bedroom it can easily be used as a study, sewing room, playroom whatever really but a utility would cost money to change!

Where is the door to the bathroom? It looks like the bedroom is access for the sink but not the bathroom as there is a bath in the way.

Shouldn't you create access to the bathroom off the hall near the front door?
