What off we for this house?

Hi everyone

I know this is a how long is a piece of string question but we are looking to move house and have seen some town houses that we might go and see. There are 4 of them currently on the market all on the same new build estate although these particular houses are about 10 years old. They've been for sale for a little while. All of them are around the 230 mark.

Really we can only afford to go to 205, would it be silly to even go and see them if we can't afford anywhere near the asking price?

I think the layout would generally put a lot of people off, and the estate is still being expanded so lots of new houses still going up. However they were also bought for around 200 by the sellers.

Any thoughts? I know that really if we liked it there would be no harm in putting in a cheeky offer but does anyone think that this would be justified?

I would go if I was you. If there are 4 the same then one seller might accept a low offer. If you don't try you might regret it later.

Just go for it , offer what u want to ... don’t worry about their asking price ... as you said the other houses have gone for around what you want to offer

Town houses are like marmite, with the majority not liking them. I'd offer £205, if they say no move onto the next one.

I'd go for 205. The layout isn't as bad as in some town houses - it's workable I think, especially if you only need two bedrooms. If it's a two bedroom you need then you can have a lounge and dining room on the middle floor.

What's with the fake bricked up windows though? That looks odd.

You can do better OP. That last linked house is gopping.
There's a shit ton of new builds going up around here, I think coopers edge are all going to drop like stones. It's turning into Kingsway

No harm in looking, especially if that one’s empty I’d assume they want to shift it. The garden looks very claustrophobic in that one though.
It depends on the reasons for moving, maybe one of them is keen to sell. Worth enquiring with the agents.

Brizzle I hadn't even noticed the faked bricked up window, good spot! Yes the other house you linked is closer to our price range but it's smaller than the house we have at the moment although similar layout.

My hope was that we might get more for our money with a town house, as babyshark says!

The gardens are also very very pokey on most of them which I suspect is putting people off.

Oh I see lol! I've never heard of gopping! I would definitely go Witcombe/Bentham way but probably out of our price range I suspect! We have literally only just started looking so hopefully a few more properties will appear. I do really like that Upton st leanords house but it's a bit further out than I wanted..but I know we need to be open to other areas.

The townhouses just caught my eye because they don't seem to be shifting and offer a lot of space! And for some reason I do really like the layout.

I think the town house is nicer than the others personally, I'm not often a fan of them generally.

As someone who actually viewed the house (what a coincident!) What really put me off was that the garden and all rooms in the back are so overshadowed by neighbours' properties (also north facing). It felt like a depressing prison courtyard.

And I think most of these properties were sold for £200K 10 years ago, so £205K may simply not be financially possible for the sellers to accept, unless they are really desperate.

Also FYI, there are rumours about big redundancy coming in that area, so you may want to wait a bit.

IMO, this is a much better and bigger house in the same area sold for £200K, so worth a try.

It may be worth going to view and putting in a very low offer if the house suits. A very low offer may change the seller's expectations. A house is worth what someone will pay for it so if no-one else wants it and they want to sell they may be prepared to come down a lot.
