Relocating to Mansfield/Nottingham area, help!

Hi we're looking to relocate to somewhere between Mansfield and Nottingham area in the next few months. Nottingham is where my fella will be working and his family lives not far from Mansfield so it would be nice to be less than an hour away from either place.

I'm not familiar with these areas at all so would love any suggestions, such as which villages/towns are quaint and have a nice rural community feel, also which places are a bit rough and to be avoided.

Our budget is between £200-250k so probably can't be anywhere too fancy :P

£200-250k is a great budget for that area! What are your needs? How many bedrooms? Children in mind? Garden? Parking?

There are some nice villages near Hucknall, might be worth searching on rightmove for Hucknall with a radius of five miles? Hucknall itself has good links in terms of trams and trains into Nottingham centre.

Yes we have 1 DD already but may expand our brood at some point. Ideally a 3-4 bed. Also looking for somewhere with a big back garden as we have a crazy retriever - so having nice walks/parks/woodland for us to explore with our dog would also be nice.

I know all this together may be a big ask!

You'll be surprised - it's probably not that big an ask for this area! Ravenshead is on the main road directly between Mansfield & Notts. Papplewick and Linby are also between the two and are nice. Lots of nice villages over towards Southwell which is very rural.

You’ll get a lot for your money, look tab Ravenshead, Papplewick and Linby as others have suggested. There’s a new development currently being built just outside of Mansfield town centre if new builds are your thing, Berry Hill is also a nicer area of Mansfield.

That’s my neck of the woods too. I would say avoid Mansfield like the plague. I grew up there and hate the place so moved to a village near Newark. I think southwell would be a good option for you but house prices can be high. It’s 20 minutes to Mansfield to see your family, 30 minutes from Nottingham (train service from Fiskerton nearby is mega easy) and 15 minutes from Newark which is a lovely market town. Lots of nice villages around it with country pubs etc.

If Southwell is too expensive try villages around Newark such as Muskham, Sutton on Trent. All 40 minutes from Mansfield and 40 minutes from Nottingham city centre. There is a train link from newark too which might be easier than Notts rush hour.

The villages in and around southwell are the nicest. Unfortunately, £250,000 won't get you much there, an ex council semi detached would be priced around £250k. Move nearer to Newark, where it is less desirable and it will get you much more. Depends if you favor location, schools etc over size of property.

Lowdham is lovely if you’re arty/ literary. And anyway, actually.
Southwell is pricey but brilliant.
Lindby is lovely but I feel over-priced. Papplewick always struck me as Linby’s overlooked little brother.
Beeston is less than an hour from Mansfield in the other direction - good value for money. Student area so nicely diverse.
Great for kids - loads in and around Mansfield to do.

Loads of great walks for your crazy dog in that area - Newstead Abbey/Sherwood Pines/Rufford Abbey/Clumber Park

I used to drive an hour to get to them and they'd all be on your doorstep.

Only downside of the area is all the MNers at Centerparcs Wink

Closer to Nottingham, you could do worse than Bunny, Plumtree, Ruddington and Edwinstowe but I’d avoid Clifton.

We are looking for quite a roomy house, as our dog is getting huge and keeps bashing into everything. Plus as mentioned previously we may expand our brood at some point.

This was my very first thread (or post for that matter) on Mumsnet - it's great to find out how much of a supportive and helpful online community it is :):)

My sister lived in Edwinstowe for a while. Seems ok. I live in Lenton and love it but if I had the money I would live in Beeston. or Wollaton

Avoid Clifton and Bulwell in Nottingham.

Beeston, Toton, Wollaton, Gamston, Mapperly and Sherwood in Nottingham are all great. The latter two cheaper than the former.

Avoid Sutton, Kirkby in Ashfield, Annesley and Newstead.

Be near the tram. The tram rocks! Tbh we live in Wilford and 5mins drive takes us to loads of good dogwalking areas. In your position I think I'd go north and be nearer to Sherwood forest. Its a bit of a trek from here to Mansfield.

All great suggestions, you’ve got plenty in your budget! One thing to note is the traffic in and out of Nottingham is a daily grind - and doesn’t seem to matter how early you leave.

Hucknall is a fantastic station to commute from, both the train (under 20 mins) and Tram run. Also free parking at the station. So might be worth bearing that in mind.

I’d also recommend
Blidworth (next village to Ravenshead)
Calverton

I was completely anti tram and thought it was/ is a waste of money as the bus service is great. It's slowly growing on me!

Berry Hill in Mansfield is lovely, roads off Southwell Road West top end have some nice houses. Like other posters said, avoid town centre, also avoid Oak tree area as well. I lived in Mansfield on & off for nearly 5 years & loved it, yes there are some dodgy areas but there are in all towns. At first we lived almost in town centre on what everyone called a dodgy road but I never felt in any danger, went to shop & takeaway late at night & never felt threatened, I live in Sheffield in a better area now but don't feel safe going out at night. £250K would get you a lovely 3/4 bed detached house in the new estates in Berry Hill, estate has a lovely shopping parade with restaurant/wine bar, beauticians, hairdressers & a general store, nice pubs with play areas nearby. Top end of Nottingham Road is nice as well & several nice roads off it. Both are in catchment for fairly good schools. You would get more for your money than if you bought nearer to Newark & closer to M1Junc 28 & 29.

Another vote here for somewhere on the tram route (& it'll be even better when we can train those car drivers to not drive onto the tram bridges). Or have a look at Burton Joyce - it's the right side of Nottingham for you and seems to have a nice community feel for families. And has train station I think.
