A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

The EA is also pretty hacked off with these vendors. I agree, I can’t understand what they could possibly be procrastinating about for an entire week!!

@Fleabag123 me neither; but in my experience it's the ones that have the luxury of time that use and abuse it, we know we will likely be out of our house in 8 weeks whether we have somewhere to go or not so can't really wait around on the other hand the vendor we are dealing with up sticks and moved to a house he had in Portugal in October (also has another in Netherlands) because he wants to get rid of his UK home.

The vendor doesn't need the money; doesn't care how long it takes, and is basically playing the game of 'how much can i get if i wait' so when the EA booked in three viewings Wednesday he just started rubbing his hands together in greedy excitement.

I hope to his dismay come Monday not one of those viewings will have returned event the hint of an offer; and it isn't too far off that being reality, as three have taken place and nothing has come of it.

Ours don’t have other viewings as they accepted my offer so it’s “sold STC”. they’re not progressing because one of them decided it wasn’t enough £ even though they’d agreed it 6 weeks ago! And the agent says he won’t relist it until they sort their shit out...
Anyway. Hugs. Hope you can enjoy the weekend and not get too stressed!

Great news! We had our notice to complete today from the developer! They want to complete on 1st February. Unfortunately our valuation expires on 31st January, so if the mortgage company won't extend it we may have to get another one done for the sake of 1 day. Typical! Still bloody brilliant news though WE'RE MOVING TO OUR NEW HOME FINALLY almost 3 years since we started this whole palava! Grin

Have skim read the posts. Sorry there doesn't seem to be much progress & a great deal of dragging feet. Sad Hopefully next week will bring better luck. Had to answer this one question from WitchDancer "Whoop whoop - we've had the call to sign the contract from the solicitor. That's exchange isn't it?" No, isn't unfortunately. It simply means you are going to sign the contract, which is frequently done right at the very beginning of the process. They leave the date blank so its filled in when exchange & completion dates are agreed. Depending on what else has been done you could still have a bit of a wait. Sorry! Flowers

All the searches and everything is back, mortgage is in place, we're ready to go and the sellers are ready to go. I can't think of anything else that needs to be done?

Well all of a sudden with some prodding from our fantastic mortgage advisor the valuer has agreed the shed is worth nothing (too right it's crap,.I'm going to build a better one) and we're talking completion in the next couple of weeks. Our buyer will be happy and if we can exchange Monday I will be straight onto school applications!

Congrats @movingthisyeardefinitely I hope you have champagne ready.

Hoping to go on the market this week. My neighbours recently sold pretty quickly so I am hopeful that mine will too, but best laid plans and all that...

The two houses I had my eye on have both been taken off the market, hopefully temporarily. Otherwise there’s nothing else suitable.

We had a drama as our solicitors told us EA still hadn't sent over the sales memorandum so hadn't been able to even start! The EAs have been very shady and hard to get answers from, so we decided to do a surprise pop-in on the weekend. Turns out, they had no idea it wasn't done and had sent it off to the admin teams, they re-sent the task whilst we were there so hopefully it will move now... seller has also paid her solicitors now too so fingers crossed.

Our survey however did bring up the risk of asbestos! House built in 1991 but apparently the type of ceiling often had it mixed in. Need to do a test for this... if it comes back positive I guess we will have to push for the cost to be knocked off the house price total?

Fleabag123 sorry to hear - I hope you are back soon, not sure where you are looking but minimal coming up in Essex where I am too.

Can I join? Feeling a bit frustrated.

Put the house on the market in October, had viewings lined up straight away our first viewer offered asking price and ended up in a bidding war with another viewer so we ended up with a really good offer £8k over asking. We had the intention to rent whilst we waiting for a new build house, however one came up the day the offer was accepted with an expected completion date of Jan/Feb so that lined up well for our buyer. House was built and plastered, didn't have bathrooms or kitchen at the time. Reserved 28th October.

Developers have been hard work to deal with, their guy who qoutes for extras is part time and so it took 5 weeks for them to confirm the prices and then they wanted to charge ridiculous money to have the oven in a larder unit at eye level instead of being low down under the hob. Argued that out and just before Christmas paid the deposit for the extras. Sales office shut for 3 weeks over that time and we called in yesterday to see them. House now won't be ready until March, we've told her our buyer is keen to move but we have nowhere to go until our house is ready as we're very unlikely to find somewhere to rent for a month - 6 weeks!

So frustrating because all that's left to do in the house is fit the kitchen and they need 6 weeks to do that?!

@MovingThisYearDefinitely Hope you got the extension on your mortgage offer, would be silly to have to submit a new one just for the sake of a day.

@Fleabag123 I'm sorry to hear this; can't believe people can just mess you about, they shouldn't have accepted it in the first place if they weren't sure. Good luck on finding another

@Kernowgal Good luck with your sale; I think some new buyers have already jumped out of hibernation, so hopefully you will get a good amount of viewings.

@ErickBroch that is pretty shocking on the EA's part; memorandum's should go out same day in my opinion, they are just one little letter that takes about 5 minutes to produce.

@hartof That's frustrating; MovingThisYearDefinitely knows all about how annoying developers can be in getting a new build together, and delays here and there.

Well after the 4 viewings on house we want to buy not turning up any offers; then the vendor insisting the EA call round each of them this morning to see if any of them intended to, the vendor has finally come to their senses and accepted our offer! so we now have somewhere to go in 8 weeks when ours is sold.

I have a bottle of champagne saved for exchange; since this has fallen through once, not getting too excited till we get there but with any luck that will be in about 6 weeks time.

Well, we had two viewings over the weekend, both of which liked the house, but didn't want to live in the village (er, don't come and view a house here then...) and we have three more viewings booked in this week. Fingers tightly, tightly crossed. All three are proceedable, one is sold with a twitchy buyer, one has sold and is in rented and the other has an offer on his house so I'm really hoping that this is our time now...

I don't understand why anyone would bother viewing a house in a area they just don't want to live; it's just a waste of everyone's time, I only ever viewed ones I was really considering - even checked all roads out on street view and streetcheck website which had loads data on them.

It's good you are getting lots of viewings though, hopefully one of these three will offer.

So we put a very cheeky offer on a house we liked and increased it by £50k. Now the vendor said no but hasn't given a counter offer. Which is really annoying. How much more should I know to offer?
The house is clearly overvalued. It's really putting me off the place

@happychange that's a difficult one; i find it very annoying when vendors won't give an idea of what they want, I understand they want as much as they can get but we aren't mind readers and it would save people time if they knew the vendor was never going to accept their top offer.

Thanks Looking - I’m hopeful it will go quickly, my village is quite sought after and there’s very little on the market here at the moment, so fingers crossed. Annoyingly a competitor has just come on the market but it needs much more work and the garden isn’t nearly as nice.

I am marketing mine as chain free so I can rent for a bit and see what happens over the next few months (assuming mine sells!). Still not sure what my own plans are so I’m happy to wait a few months.

Hi all. Good news. Valuation doesn't expire until March. 👍 We complete & move out of storage on 1st February then have to clear everything out of & clean up our short term let ready to hand the keys back 10am on 3rd. As luck would have it we had agreed to a second month which fits in brilliantly with our completion.

I have to recommend these short term lets to anyone who only needs a few months accommodation instead of an entire 6 month tenancy. It's saved us a fortune this way, plus no references, deposit etc! Wink Can't believe it's finally all happening! Grin
