A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

Sounds like your buyers are really on the ball & wanting to move as quickly as possible Sandy. So glad you have a few options. Frustrating that the vendors of house A won't engage. I guess there could be a valid reason for it. Maybe they are waiting to hear back on an offer themselves? The estate agent should keep you posted though. Would be so nice to get something agreed before Christmas. 🎄🤞

DH has accepted a viewing for Saturday. He didn’t even ask if they were proceedable buyers. Give me strength!

Argh @ALady - are you going to go ahead with the viewing? So hard at this time of year!

So still radio silence from my vendors. I’m not sure the agent is still chasing but equally what more can they do if he’s totally ignoring them.

Considering putting a note through the door just to say please speak to the agents so we can move on either way? The vendor who’s unhappy lives there and his STBEXW has moved out already. is this crazy? I’m aware I’m losing the plot so a reality check may be needed

OK, nothing will happen for the next 3 weeks, so I just need to switch off completely and not to think about it. Should be easy!

I wish I could just go to hibernation for a month and wake up and all I have to do is just sign the paper work...

@Fleabag123 Do you think the agent is chasing enough? I don’t think putting a note through the door is a bad idea although it sounds like an unusual situation. Maybe his ex partner won’t be able to do anything either.

Another viewing just booked in for tomorrow. What is going on?! DH is ever the optimist and always thinks the next viewings will be the one. I’m going out and he can deal with the house prep.

Who in their right mind views the Saturday before Christmas? I think there's a good chance they're serious buyers saying that. Fingers crossed 🤞

@ALady - they say they’re chasing but I don’t know. He’s apparantly abroad... they have stopped bothering to update me unless I chase them.

Well it seems people still keep viewing; we had one view couple days ago, and another today.

Couple today offered £243k; this is £5k under previous buyers we had, however the agent is checking how proceedable they are first and then we would have to check whether our onward purchase will accept a lower offer than previous one he accepted (he put it straight back on market when we lost our buyer - but hasn't had much interest).

At least if we do get to accept this offer and the onward purchase owner accepts our new offer; this will all be with one estate agent for both my sale/ purchase, means less chance of miss communication at least.

Would like to see if they would at least go to £245k though. It is a bit of positive news though so I might have a slightly happier Christmas now.

I had given up hope so definitaly didnt have the optimism of your DH, each viewing that was booked i cared less and less about the outcome, which was why i was suprised about this one!

Update
We are on a break until after Christmas now. A couple of potential buyers even contacted us but the offer fell through. So we are planning on having a discussion with the estate agent next week. In the meantime we are renovating our living room. Renting was so much easier for me personally than this.

There are indeed serious viewers out there. We viewed something yesterday House D. Hated it, DH had put it on the list as a cheaper option and there were reasons it was cheap! We're viewing House E on Sunday (the vendors idea rather than waiting for January).

We put an offer in on House B yesterday (low but indicating our interest) and House C (speculative, can't really afford what they are likely to want). I can't imagine we'll hear back from either until after Christmas but they both have something to mull over!

How frustrating for you Fleabag. Does indeed seem like someone has gone away without letting anyone know. The amount of people who book a holiday when they also intend to move astounds me. 9 times out of 10 it turns out slap bang at the worst possible time. Xmas Hmm

Good luck to everyone having or going on viewings this weekend. I don't see why anyone would do this unless they are serious so it's all positive.

Surely you must get some feedback from one of the offers soon Sandy? I'm feeling anxious on your behalf here lol.

Had a bit of excitement our end yesterday. We drove to the development & found that our road is now completed. We were actually able to drive down it & park on our drive. I took lots of pics of course. Xmas Grin Going back today in daylight to hopefully get a better look. Best Christmas present ever! Xmas Smile

One of our temporary neighbours, who is apparently a police officer, managed to scrape DH's car from one end to the other & dent it early Christmas Eve. He is obviously in a shitty mood & this has well & truly spoilt Christmas for us! Xmas Sad

@MovingNextYearHopefully Oh no thats terrible :/ all insurance details provided? Is it getting fixed up or are garages still shut for holidays?

Well guy who offered isnt yet proceedable; he has a buyer but his buyer doesnt have a buyer, so bit of a no go there.

On another note nice old lady who viewed just before christmas is still interested (cash buyer) and just wants to know width of staircase for stanner stair lift to be fitted so could have an offer in next couple days!

Hope everyone had a good christmas and break from all this buying/ selling and here is to hoping 2019 will be a better year for us all!

Luckily the guy who hit the car is honest so it's all getting sorted. A bit of inevitable delay due to the holiday but the car is going in on 5th & DH is getting a hire car while it's being fixed so not too much hassle.

Sorry to hear about the buyers Ramsey. Why people offer when they're not proceedable is beyond me. How realistically priced is their own buyers place & are they making a real effort to get things moving? Nice to have the interest, but of course you have to wait & they can come back when they are in the position to offer.

The old lady sounds like a great possibility & one worth taking a hit on your price for, which as a cash buyer she will inevitably do. Thats the one you want to hope for. The first lot could end up being a very long chain, which has much more potential to collapse. 🤞 2019 is your year.

Old lady is viewing again with her friend on Wednesday; so more waiting unfortunately, but i suppose it could end up in an offer and i feel like once she has made up her mind she wont change it half way through the process.

not sure if I've posted on here before but I've sold my house probably about a month ago now and things were/are progressing nicely so likely be out in new year

As a buyer- I have only viewed new builds as im a bit of a diy phobe however viewed one recently and seeing it again tomorow and cosmetically it's a bit of a state. Needs floors walls kitchens bathrooms all done. Kitchen is urgent.

Here is my question-if a house is on for O.I.E.O would you ever offer less? It's on with PB and am thinking of offering 7/8% less is this a bad move?

Still on the treadmill attempting to get a deed of variation. Rest of chain has been ready to complete since November but the solicitor who needs to finalise the deed of variation has had it eight weeks and done naff all.

Also found out today that my buyer has managed to switch my energy suppliers resulting in N Power trying to charge me an exit fee from my tariff. We haven't even exchanged yet!!!!

Milly90, offer what you are willing to pay for it. The asking price is irrelevant to you as a buyer.
8% off asking is a very strong offer.
Don’t forget the rule of thumb that it will cost twice as much and take 3 times longer than you think to renovate.
