A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

Well the FTB couple viewed our house today for 50 minutes! so I guess they are really considering it.

Agent said they really like it; especially since its modern and detached in a lovely area. so with any hope something will come of it!

@Ramsey1989 - that sounds really positive. Let's hope they are discussing their options over a glass of wine tonight and you wake up to an offer. That's what happens in Location, Location, Location.

Still checking for potential properties to view and there is nothing out there. I'm guessing they'll be nothing now until the first week of January.

@sandybayley More properties might come to market soon; people are still listing down here, including a couple of houses that came up on same road where the house is that we are buying - so there could still be hope yet.

I think there will be a surge because people are panicking over Brexit and want to sort it before March, rather than holding off.

@Ramsey1989 - I hope so! There are still smaller properties being listed but not the bigger ones we're after.

Typically the houses we've looked at have been owned by older couples wanting to downsize. I think many of them will want to wait it out and are hoping they won't have to reduce their prices. The house we like (and offered on) is at least 10% percent over priced but I'm not sure the vendors recognise that - based on our opinion of course!

Reaching the end of week 17 here and totally on the edge of my seat!

Solicitor has emailed to say that they've had a response about the garage from the leaseholder and that she's update me further, but not said what it is!! My buyer has also text to say that her solicitor has sent a 'positive email' saying that our solicitor has had a response from the leaseholder but not said what it is!

Are they working together to finalise it and then they're just going to say 'Surprise! You can exchange!' Or something else...

Argh!!

Sorry to hear you're not having any luck Aladyofletters. I think that you're right. If I could turn the clock back to this time last year I'd not have my house on the market during Christmas. (We only put ours on because we were in a chain.) Your best bet is to relaunch in time for the new year at the earliest, perhaps even wait till spring & hopefully more interest.

Its crazy Winter. If all else fails can you bung the shortfall on a 0% credit card or something? Not something I would usually advise, but if nothing else works it could be an option.

It has been a long old process for me so far, thats for sure alifelessordinary. If anyone can read & learn from my mistakes then all is good. I have done the leaflet dropping 3 times myself, & each time had a response. On 2 occasions we actually offered on properties we'd found this way, but didn't end up buying them. The third one was way overpriced so we didn't bother viewing even. You have nothing to lose by trying & potentially everything to gain. If you grab yourselves a vendor not needing to pay EA fees then theoretically they should be more willing to negotiate so you could get a better deal.

How bloody frustrating Toyko. Why send you that but not explain? I'd be on the phone to your solicitors first thing. It does seem like something is finally happening for you. I will continue to cross everything. Flowers

My house sale going to plan but I still haven't found anywhere. Starting to get a bit twitchy now as don't want to lose the sale but not particularly keen to live in my motorhome until I find somewhere
I've bought and sold happily alone before but right now I wish I was sharing this worry with someone

Moving I don’t think that’s an option unfortunately. I think I read on here that they won’t accept deposits on credit card and in any case, I’m using HTB so that means you can’t make up any shortfall on a valuation! Really hoping I hear today - something at least!
itsnow I’m buying alone, its hard isn’t it? Part of me is proud I’ve managed to do this by myself after a crappy year but then it’s hard to have no one to share the stress, expectation, excitement with!

Well we FINALLY exchanged and completed!

After 4 months of stress and worry, we can pick our keys up today.

The best part is that we can park up at the house, and walk over the road to the EA to pick them up.

I'm just so happy :)

@sandybayley Unfortunately, we aren't organised enough to even start moving in yet (both living with parents and i don't drive so i've messed this up a bit haha).

I don't like champagne and HTB isnt a drinker so we have a bottle of dandylion and burdock (the proper stuff) and we are going to get a chippy tea from the chippy next to the EA and have our first meal there tonight.

We will start moving stuff in at the weekend but wont be in properly until probably the weekend before Christmas.

I'm just glad that it's complete and final and ours :)

The couple that viewed yesterday emailed the EA a set of 8 reasonable questions which i answered and send back to EA at 9:15am; this includes a copy of title deed and covenants of our close, so if a offer comes of it great cauae they have seen thia and it wont be a problwm later and if they dont well at least they fully considered it and didnt waste anyones time :)

Nope 🙄 I've sent an email with a slightly threatening undertone to the solicitor saying 'you WILL give me a full update before the weekend won't you?!' That was about an hour ago. The checking my email every 2 minutes continues 😬

@TokyoSushi I am so fed up of continually staring at my phone. I’ve realised that the brokers email yesterday said he HOPES to have a resolution by the end of the week. Which means I probably won’t hear from him until middle of next week minimum!

I've had a response. Basically telling me everything that I told them.

The leaseholder needs to enter into a deed of variation to sign the garage over to us. That sounds quick.

We took the first lot of stuff to our storage unit today & confirmed our removal guy for Monday afternoon. Monday morning we will be getting to look inside our new house for the first time, so we're super excited! Grin Everything is coming good at last. Only downside is my eldest DD, who has ASD & serious OCD tendencies, is freaking out about staying in the short term let. What if its filthy? Doesn't want to sleep in the same bed someone else has, etc etc. We could do without all this really, but we understand! We can only hope its up to her standard, or we can clean it enough to make it that way.

OMG I don't think the viewing will have gone well today!

Was about to leave the house and smelt a distinctively whiffy smell. Ranted at the teenagers for using the loo and poked head out of window to spot drain 'issue'. Uh oh.

DH now resolving the issue but I think we can safely assume it will be a 'no thanks'. 🤢
