Where to buy a house for 40k

Where in the country can you buy a house with at least 2 bedrooms and a garden in a half decent area for a max of 40k, ideally 35k.
There's quite a lot on zoopla but some of the areas I've heard are questionable so if anyone lives in an area where this is possible it would be great to hear from you.
I know the further north, the better value for money house-wise but I've never been further north than Nottingham and im not able to travel the country to look at all the areas so I need to narrow it down. So far I've researched Sheffield, Grimsby and Middlesbrough but they all sound too rough. Darlington sounds good from the little I've heard but possibly too much compromise with a tiny property. That's as far as I've got, so if anyone can suggest an area or a house they know of I'd be grateful!

I'd second Barrow- in-Furness, couldn't believe how cheap houses were when we visited a few years ago, just looked and they still are.. Lovely countryside and coast nearby.

I'd try the South Wales Valleys. Places like Tonyrefail, Talbot Green areas or just up in Thomastown, Porth, Williamstown ect. They are close to the M4 on junction 32 by car, junction 33 is Cardiff city centre.

Good train and bus links in to Cardiff City Centre also if you have no car. Shop wise all within walking distance or a small business route, many of them have a Asda or a Morrisons as a central point to the little high streets.

They are peaceful old mining communities. Mix of youg and old families. Lots of Welsh government play schemes and clubs, museums are free, prescriptions are free. Flying start schemes and local library play groups are popular.

Petty crime can be high in some of those areas think minor shop lifting and cannabis growing operations but nothing aggressive or likely to get you or your child killed or verbally abused at all.

I've lived in one of those communities, we even left one house we bought vacant for a year, nothing happened to it at all. They have their characters, but nothing untoward. I can go running alone at night and have never felt "in danger", I can also take the dog for long walks up the mountains or down by the river banks and again feel safe and fine.

One thing, the kids are permenantly out and about playing. Like seriously constantly with the footballs and the screaming up the back lanes of the terraces but hey are kids haha!

You probably would get a 2 bed terrace for about £40k.

Certain parts of Liverpool but they will be tiny /badly dilapidated /in a very rough area

Agree with PPs, Port Clarence is definitely not what you are looking for. I speak as someone who has been there. Other suggestions further up the thread are better.. parts of County Durham such as Chester le Street have decent parts. The 40k houses probably aren't in this parts though.

Fellswoop, I think to find £300+ a month is a lot!
The thing with places with more deprivation is that amongst them there are many community things in place such as children's centres because of government funding. If you are after somewhere to take your daughter then these could be good areas to look into. It doesn't mean at all that the places are rough and not safe.

@StormCloudsDoClear that's the perfect description of the valleys and why I love living here! The facilities for under 4s are excellent, there are 3 or 4 free or cheap classes a day and loads of help and advice from Flying Start and health visitors.

Definitely north. Northumbria, Cumbria, Dumfries and Galloway.
Millom and Barrow in Furness very cheap. Ulverston is up and coming but think you can still pick up a bargain. Galloway but mightbe too rural. North Lancs, parts of Yorkshire.

For sub 40k, the only criteria that Bradford could meet would be Children's centres and local shops. This place looks tidy, but would be a hefty compromise on space. Good luck with your search OP. www.rightmove.co.uk/property-for-sale/property-47584068.html

I was a bit skeptical about moving over the border but it does sound lovely! And not so far to travel to come back and visit friends as the other places. Definitely food for thought!
And I didn't realise around the lakes would be so cheap either but possibly too isolated for me.
I'd like to narrow it down to two areas and then take a two day trip to go and see them

As I said in an earlier post the South Wales valleys would definitely match your criteria. I live here and it suits my family. You would probably need a car though and I think primary schools are ok but the secondary ones are not high achieving. Most of the houses in the price range you want do seem to be auction properties though. It also very handy for Cardiff and there are lots of lovely walks around to take the dog. Search around Porth, Tonypandy, Tonyrefail, Gilfach Goch, Aberdare, Ferndale, Treorcy, north of Pontypridd, Cilfynydd.

www.rightmove.co.uk/property-for-sale/property-67482604.html the city of Stoke comprises 6 towns. Stay away from centre of Stoke itself other towns are ok. Particularly Hanley, burslem and longton. Maybe Fenton too, don't know it so well. In that price bracket you'd be in a poor area but Stoke is generally receiving a lot of gov money at mo asimprovement and investment. You can also buy terrace houses on government initiative for very little.

Totally agree with @Stormcloudsdoclear - The Valleys gets a bit of a ‘rep’ but the people are rough diamonds; they look after each other and the community. For £40k you may end up in a ‘rougher’ area but you’re very unlikely to see any high levels of violence/aggression and should feel safe walking around at night. Petty crime is an issue in the poorer areas and you’d probably have to travel to Cardiff for really good job opportunities- but that’s 40mins-1 hour max on the train, depending on how high up you live. It’s beautiful, the people are great and that’s why I love it!

You might get something in Earby which is ok and has good transport networks

If it's just you, your baby and one dog, I'd consider looking at 1 bed properties. That would widen the search for you.

I was going to suggest Cumbria or South Wales. Lots of good ideas from previous posters. I truly wish you the best and hope you find a lovely little house where you're very happy. We live in a tiny 2 bed terrace which needs work we can't afford to do, but we have lovely neighbours and the house feels very safe. Some people in million pound houses can't necessarily say the same.

Liverpool - my old street in L8 had 2 bed terraces earlier this year for 35k: no garden but a yard. Five minutes walk from Asda and Lidl, one minute from nearest bus stop, nearest park about ten minutes, on street parking (never any bother) - corner shops and post office one minute walk. Fine to be walking in dark (street off major thoroughfare). Lots of council houses being sold off as locals don't want them because of high proportion of East Europeans in area. Twenty minutes walk from city centre. Deprived but safe as any major city - very little crime against persons and low crime against property as lots of people around all day keeping an eye out.
