Where to buy a house for 40k

Where in the country can you buy a house with at least 2 bedrooms and a garden in a half decent area for a max of 40k, ideally 35k.
There's quite a lot on zoopla but some of the areas I've heard are questionable so if anyone lives in an area where this is possible it would be great to hear from you.
I know the further north, the better value for money house-wise but I've never been further north than Nottingham and im not able to travel the country to look at all the areas so I need to narrow it down. So far I've researched Sheffield, Grimsby and Middlesbrough but they all sound too rough. Darlington sounds good from the little I've heard but possibly too much compromise with a tiny property. That's as far as I've got, so if anyone can suggest an area or a house they know of I'd be grateful!

I saw a 6 bed house on Rightmove for 90k the other day - Boston, Lincs. Slightly nicer Lincolnshire town than Grimsby, but not by much.

Wow I had no idea you could buy a 2 bedroomed house for that price in the uk!!

We had a budget of around 150k when buying ours and we were very limited in our choices.

What? Do you mean £40k as a deposit??

I've never lived anywhere that you could even get a studio flat for that.... maybe a caravan?

And the further north idea depends on area... a 2 bed flat is sill worth £250k where I'm from in Yorkshire.

If you think Sheffield is too rough then the only area that won't be too rough for you at that price would maybe be the outer Hebrides...

Some mining villages around fife, rough but not ‘gang’ rough just more locals arguing. Nice areas tend to be nearby so the kids all mix well at school.

Or wait till after brexit, there will be plenty then!

Gainsborough isn't bad, it's improved a lot recently, there's a good school there.

For that price you often need to be a cash buyer as they’re cheap for a reason. I’ve seen flats and houses in the west of Scotland for under £50k but they’re usually either fire damaged, lacking any utilities or in a gang area you’d never want to live.

South Wales? Plots of land for sale for £1 if you want to self build. I know a few people who have bought property in S Wales & commuted to Cardiff which is a really vibrant city.

You'd have a choice in some of the South Wales valleys, not the best parts of the towns, but perfectly liveable.

Some bits of Doncaster have houses in that bracket but as a lot of people have said you'd have to significantly compromise on the area. Also Gainsborough and Scunthorpe but I'm not so sure about those areas. My first bought home was in a nicer, but definitely not the nicest, area of Doncaster. I rent this out now, its a 3 bed terrace with a good garden at the back and parking for two cars on the front drive. Its worth about £75000.I think your budget needs doubling for a reasonable house in a reasonable area.

I am from Middlesbrough, there are no 40k properties in nice areas. All the ones for that price are in areas with a lot of problems.

Preston for university / schools / amenities.

Blackpool or Morecambe if you like the sea.

Is this for investment op or to live in. If it’s for rental you also need to check the demand.
