Which flat would you go for...and how much would you offer? Glasgow

We are considering relocating from London to Glasgow. Top of budget would be £400k, we're not in a chain.

I really like the west end (doesn't everyone!) and we could afford something there - I think. But the 'offers over' system scares me a bit! Places going for way way over the home report price etc.

Plus Glasgow doesn't seem to be slowing in the same way as the market round here is. And also...Brexit.

So eg: out of these two, which would you go for and would £400k be doable?

traditional west end tenement

bigger but a little bit further out

I would really love a tenement but I hear a lot of stories about how they're a nightmare to heat etc. The Anniesland flat is huge but I prefer Hyndland as an area.

They are both lovely. I have just sold my house in between Glasgow and Edinburgh for 20k over offers over- we didn’t even go to bids just accepted a good chain free offer. Could always try that when you see how many notes of interest go in.

The Hyndland one is beautiful. I would go for that. My DDs uni flat was a huge tenement flat and they kept it very cosy and it didn't cost them loads.

I’ve ways lovws the Anniesland flats but I would definitely go for Hyndland. The only problem will be parking but everything you need is within walking distance which robe fair is the same in Anniesland.
If your looking at schools then Hyndland Secondary is much better that Knightswood. I lived in a tenement for years and never had an issue with heating BUT the factors fees I hated only because the lazy deckers done nothing and still cost about £1500 a year.
Whatever the home report is you will need to bid above that. Look at sold prices in the area.

Hyndland definitely. Invest in some lined thermal curtains and some fluffy slippers and you’ll be warm enough.

Those Anniesland flats are lovely - they seem to come up fairly regularly and I'm always drawn to them (they have quite a glamorous feel I l think!) and some are absolutely gigantic. But yep, Hyndland is such a great area...

The Hyndland one seems lighter and more airy even though the rooms look smaller. It also has a lot of character and original period features and I love the outside and little garden, is it private?

How many of you will be living there, do you need 4 beds?

Well I moved out of Glasgow 17 years ago. But I'm beyond shocked if Anniesland has regenerated into someplace good. It used to be one of the rougher areas there was.

Absolutely hyndland! West end is amazing- Botanics, Kelvin grove, Ashton lane are all fabulous places!

What about Dowanhill rather than Hyndland, couple of streets aling and and you’ll get more for your money but still within the West End proper.

You could be looking at about £100k of a difference.

I wouldn’t pick the Anniesland one.

It would be three of us most of the time. I work from home a lot and so would need a study but that could be a third bedroom too, doesn't necessarily need to be a separate room (would be nice though!)

I think that garden is shared, but that's not a dealbreaker.

this is nice in dowanhill Didn't realise it was so much cheaper - it is right off Byres Rd though (not necessarily a bad thing but something to consider)

Which property closes first?

We bought in Glasgow this spring. The market may have slowed since but earlier in the year it was FAST. You could put an offer on either flat and be the under bidder - if you like both and would be content with either, I would keep an open mind.

It is quite difficult to correctly guage the amount to offer. I think there is likely to be a lot of interest in the Hyndland flat and until you bid and miss out, you won't really know the going rate.

Also, do you need four beds? We live in a tenement and have no storage. There is nary a cupboard in the place. If you need a four bed but think you could fit in a good size three bed, keep in mind you need free standing storage and will lose floorspace.

The Anniesland flats, Kelvin Court always struck me as being like retirement flats. The folk I've known move into them have been 70+ and down sizing.

Out these two I’d go for hyndland . If you are going as far out as anniesland you might as well get more space for less money in pollokshields . And be able to park your car.

Falkland Street for definite! It's a lovely street in a great area. Highburgh Rd could be quite busy; it's a bus route with a fair bit of traffic.

I would concentrate on Hyndland, Broomhill, Park & Kelvingrove areas, also the area behind Great Western Road towards the Botanics. All lovely areas.

But you will get SO much better for your money round the Southside - Shawlands, Newlands, Pollockshields etc. Less studenty & busy, with plenty cafes, open spaces & transports links.
