3-4 bedroom house, nice part of glasgow or nearby

Just come into some money recently and I was thinking of getting on the ladder finally.

Glasgow seems to display strong growth and is going through somewhat of a renaissance.

I have 140,000 and I want to get; 1st safety, 2nd good location - either in a safe attractive part of the city (say west end, newton mearns, giffnock, garnethill pollokshaws or similar) or a pleasant safe town nearby (so not east kilbride, paisley, airdrie or cumbernauld) 3rd - fenced garden. Schools don't matter as my DS is 19 and I can care for him. If I can't afford a decent part of Glasgow I'd be happy to take properties with the same specifications near stirling, inverness or aberdeenshire. much appreciated

Would really depend on what size of mortgage you would want/can have. Have you looked at that yet?

140k won't get you 3 beds in the West End. I'm not sure it'll go that far in Newton Mearns etc.

Sorry but you clearly haven't researched enough. You will categorically not get a 3-4 bedroom house in any of the areas you mentioned . I'm also not sure why you feel that Paisley and East Kilbride are not pleasant, safe towns. East Kilbride is fine and has some good schools (including a very high achieving Gaelic one).

You could potentially get a 3/4 bed for that price in somewhere like Clydebank, Knightswood, Hillington, Cardonald or Rutherglen but it will likely be ex-local authority housing stock or cottage flat and if you work in the city you will have a wee bot of a trek . You could also try one of the outlying East Renfrewshire villages Barrhead or Neilston - decent enough schools and can be fairly rural but again they have their "naice" bits and their shitty bits.

...and remember that if you're looking in Scotland the price you will see on rightmove, s1 homes etc will be an offers over price. And expect to go waaaaayyyy above the o/o price in places like the west end, giffnock etc. Like £20/30 grand over in the west end. It's nuts....

140K won't even get you a 1-bedroom flat in a "nice" area eg Shawlands, never mind a house or garden. Sorry.

Eaglesham is lovely, wonderful community spirit and just safe and friendly quite far out though. What about Croy?

What about Simshill in the South Side?...clearly not as desirable as Newton Mearns but this house is in the right price range plus it's close to a park and good transport links..take you much less time to get into town than on the 66 from the Mearns:)

£140k might get you a parking spot in Giffnock 😅

For 3-4 bedrooms, you'd have to widen your search. Try spots in South Lanarkshire - Carluke, Lanark etc. All perfectly 'nice' and commuter belt for Glasgow.

Agree you need to do more research. We're in a nice part of Glasgow, you'd need at least £200k for a 3 bed round here, lots more for a 4 bed.

Places like Rutherglen, Cambuslang or further out to Kirkintilloch might be achievable on that budget. Or a flat. Are you buying to live in or as an investment?

If as an investment, flat near the university all the way.

Hmm love the fact that people think Glasgow is cheap. Where do you live op and why on Earth would you think £140 000 is anywhere near enough?
Sure you will get a scabby flat in a housing estate in a lower demographic area if that’s what you want but not much call for rentals there. What’s your reasoning for excluding EK and Cumbernauld as last time I looked the average house price is about £190 000Wink
And as pp stated system is different from English in that it’s still an offers over so for your budget you’d be looking at properties around 120.

You won't be able to buy in those areas if your budget is £140k. We live in a new build estate in a famously (Jeely piece) deprived part of Glasgow and our 4-bed is worth about £160k.

To be fair though Giggly, some places in Glasgow are very cheap. A quick Rightmove search throws up 3 bed properties for less than £30k within 20 miles of Glasgow. Which is fine if you want to live in a flat in Wishaw, Motherwell or Greenock. (and that's offers over, so they may well sell for more anyway)

Setting £140k as your max budget though my search is throwing up abolutely nothing in the OP's mentioned nice areas, as you're really looking at properties marketed under £130k to account for offers over. East Kilbride, Cumbernauld, Rutherglen - achievable with compromise.

Houses in Newton Mearns, Bearsden, West End - unrealistic.

Carluke, Lanark and Hamilton are nice. Have nice areas where you'd maybe manage a house for that price (but not 4 beds).

You're going to have to rethink your expectations though. 140,000 doesn't go but you'd find a nice semi detached in South Lanarkshire.

What do you do for work that you have such a wide range you can move to Glasgow or if not to Aberdeen and everywhere in between? That's intriguing. Stirling is expensive, as is Aberdeenshire and Inverness unless you want to go rural and then you will need to run a car, too.

I laughed so loud after I read your location choices :) as others have said you won’t get anything like that in those areas for 140,000.

You would be lucky to get something semi detached or detached in East Kilbride. There are houses for over half a million there lol

If 140k is your deposit and you'll get a mortgage then you're fine anywhere. Otherwise you could maybe get a garage in the West End.
Our 3 bed semi in a nice but very much outskirts area of the West End cost 220k a few years ago, and we got lucky as the sellers were desperate to move. Identical house 2 streets behind just went for 320. And that's not Hyndland/Downhill. You wouldn't get much in any of your reject areas either. EK is very popular due to good schools and lots of new builds.

Aberdeenshire - much the same - property prices up there are still very high.

Stirlingshire - maybe an ex council house somewhere like Grangemouth or Alloa, which have had bits and good bits like anywhere. I'd be surprised to see 4 beds though.

Have you done a broad search on rightmove? E.g. everything meeting your criteria within a 40mile radius of Glasgow/Aberdeen?
