Bristol

New Bath room including tiles floor fairly small bathroom.

New Windows and external doors like grey jobs.

New carpets and paint throughout

Maybe log burner

Like the modern look grey door and grey jobs windows.

Log burner chespest small model around 1k to buy unsure fitting costs.

We can get carpets fairly cheap as get staff discount and know good fitters.

Bath room think beyond my husband diy capability althoigh he said he's willing have go at times.

Need toiliet
Shower over bath
Basin

Is it cheaper buy online then hire a plumber/ builder.

Company called Victoria plumb comes up cheap online.

My new bathroom cost £7k. I got the products myself and then had someone do everything. Roca unit, grohl taps, Aqualisa shower and Amtico flooring. It’s very nice but not top end and it’s a shower over the bath.

Painting for one large lounge with lots of cornicing was £750

Carpet for three bedrooms (two middle road one towards premium) and a Hall was £1800

New window no idea

In short I think you’re a little optimistic but not ridiculously so

I got 5 windows & double patio doors - they are laminated double glazed & tilting sash - they were 6k (quite large windows)

I got mid range woodburner - chimney ‘space’ made larger, flue fitted, slate hearth & wooden beam for mantle - 2k+

I haven’t got carpets - but my wooden (fake) floor for living room cost about £1k & i’m expecting it’ll cost about 1k to do stairs/ our bedroom to carpet

The bathroom is the last thing to be saved for & i’ll aim to save £2k

Paint - we colour matched F&B - a few hundred plus tools....

DP has done all prep/ paint work.

I think you’d need £15k but it depends on the products you use. Don’t underestimate ‘unexpected’ discoveries....a contingency is essential!

The cheapest window material will be pvc.
We have just fitted grey windows and doors that are aluminium. 9 pieces ( 2 doors and 7 windows was close to 10k exc fitting)
You will have to go for a the lowest quality for your budget.

Recently did similar, my costs were-

bathroom - £4k (cheap 3 piece suite, included fitting and tiling

Carpet - £2k (Google's quality wool carpet to 4 large rooms)

Paint and decorator - £2k - done in farrow and ball by decorator to 4 large rooms

Log burner - £2.5k

I didn't replace all windows. I just did the front door. That was £2k for a rockdoor.

There were many unforeseen things that we neeeded to do on top of this. We gave ourselves a £15k budget and spent over £20.

Can't seem to have a price for Windows and door from specialist company.

It would be 6 small Windows I guess plus patio doors and front door.
Reading online its best to go with small local company rather than multinational.

Bathroom looks small.

It's ex rental so bit if a state sort do upper.
We 1st time buyers so no idea of costs apart from flooring which with discount and contacts probably could do whole house .

Think wood burner we looking at 2.5k.

Trying to rough guess cost to decide on potential offer price.

Northumberland lass do you mean different brand of paint but exact shade of farrow and ball. What shade you go for.

When you say fake wood floor do you mean kardean or luxury vinyl alternative.

Think we want carpet stairs /landing around 1000-1200.
Carpet lounge and 3 bedrooms.
Tiles or kardean hall way bathroom/ kitchen.

The issue I have is husband hates the area ex local and can't see past its potential.
If we could put in some lovely things on our list then maybe make him feel happier.

Sorry but £12 won’t come close. Even on a tight budget you would have to double that.

Karndean/ Amtico is great but £££.
Vinyl is much cheaper and can look great.
I’ve had both recently fitted and the vinyl looks great and was so much cheaper.

If your dh hates the area maybe you should look elsewhere. 🤷🏼‍♀️

Can I ask whats a rockdoor is it a brand?

What's the benefit of farrow and ball paint what colour did you go for. I'm quite liking the dark blue.

Bathroom we would be happy cheap white basic suite and maybe upgrade taps.
But guess cost of fitting disposing of old suite and all extras lighting/tiles it adds up.

Husband likes the metro tiles which I think are £30 per square metre.

I think 12 to 14k would be our max.

It would mean borrowing less on mortage
Putting 20% down if could get purchase price I had in mind.

We good position as 1st time buyer I want to offer 10% less than asking.
We could probably afford 1months cross over with our rental whilst work is done.

Husband would do the painting
But fitting bathroom and windows/doors is beyond him.

With talk of brexit and housing market in decline I dont want to over extend ourselves.

Need to check with mortgage advisor what loan to value mini would be.

I suppose I'm trying to add in some high end bits on cheap budget to make the house feel more lux.

I keep saying to husband once you shut front door you could be Any Where.
At least it would be ours.

I have a plan but husband thinks I'm basket case and ambitious.

So many doer uppers recorded to high so we then can't afford to do any work to it.

In Bristol, I had a woodburner bought and fitted for £1500, I found a great fitter who does a flat rate of £800 and gave us his trade discount on the burner.

For carpets look at Cyril Dark's, they've been the most reasonable priced I've found. They recently did two flights of stairs and two landings for around £500, carpets, underlay and fitting.

Choose local and negotiate. My carpets should have been £2200 but I got for £1800. Painting was £900 but I got for £750 etc

I don’t think you'd get all that for 12k unless you went cheap and nasty.
20k for middle range i reckon.

You are very optimistic. I doubt if £12k will cover all of that. It cost me nearly £10k for 8 grey upvc windows and a front door, and that was the cheapest I could find. Bathroom was £5k with plain white tiles and a plastic bath, nothing fancy. A decorator will charge about £250 per room so you’re probably looking at a couple of thousand to do the whole house. Carpets start from about £350 per room for the cheapest, so probably another couple of thousand to do the whole house. The log burner depends on the sort of chimney - you can get it fitted in an existing fireplace for under £1k but an external flue (if you have no fireplace) is more like £2k. Plus the cost of the burner, so another £1-2k depending which burner you choose. I reckon you need to double your estimate of cost for that work.

We're looking at doing similar but also have the garden landscaped in there too.. our budget is 25k and we're in Leeds, even I think that's a stretch and my brother owns a joinery company so we'll be getting a lot of materials and work from him. Stuff will have to be prioritised and things may have to wait for us to save more in a few years.

Our house is quite large so carpets are going to cost a bomb but windows and doors sound similar, without any patio doors. We do want the grey/black type though and we're also having the house rendered.

I’m not far from Bristol and had a bathroom done for £2,600 all in (including all fitting costs, skip hire, a new bath, toilet and sink, Lino floor, tiles and costs for having 2.5 of the walls tiled). It wasn’t high end - we knew we were putting the house on the market within a year and had had a bad leak in the old bathroom so just needed it to look clean and nice. I was so pleased with it.

It’s still better to buy than rent though. If this is the only way you can do it then go for it. Prioritise the jobs and budget knowing that getting everything right will take longer than you thought. Some jobs can wait. Better than paying money to a landlord month after month, the possibility of being given notice anytime, not being able to have everything how you want it and walking away with nothing after decades of renting.

Thanks everyone because we rent we no idea of costs.

We always wanted to out our Mark on a place.

We offered on house the other month but sellers decided they won't sell changed mind about downsizing.

That house ticked most boxes but needed new kitchen and bathroom in time we offered top end of our budget so would of had no money to spend on it.

Narrowed it down to 3 I think

1 busy main rd no driveway and awful harden needed fencing and landscaping with old garage demolished so around least 10k of work and different postcode and felt it might not be best investment lomg term if house prices fall in.unsure we could add much value.

House 2 needs work right area but super over priced. The seller has lived there 8 years and listed 6/8years with 3 estate agents.

So leads me to property on a council estate mostly private owned with still significant amount of social housing and some trouble but no more so than area we rent it.

This gives us what seems like nice garden and driveway but needs work.
I think there's room to negociate on price as we great position which then gives us spare money to make our Mark on it .
We would of course get survey done see extent of work and prioritise.

Husband works in carpets so can get that cheap.

Looks like wood burners are quite cheap.

It's window and doors I think be most costly. That I have found hard to get approx price on.

We just want classic white bathroom suite as it currently only has a shower.
Kitchen needs work but can live with it and save.
Garden again needs work but would be fairly inexpensive to sort out garden.

It could ideally do with a porch.
There's potential to extend at back.
Doubtful the roof space in loft is high enough.

I know reading on here lots quotes vary depending where in the country you are I imagine South east higher.

Bristol market seems slower but prices still high.

The mortage would be same as our rent.
We worried with brexit its now or never.

Anyone bristol way recommend good company for fires/ bathrooms or Windows please.

The area close to the estate has been gentrified so house prices increased all over plus it's good travel links so think could be sound investment.

If you think about it, the location is the only thing that you would not be able to improve yourselves, which is why properties in lovely areas command such a premium.

If DH really hates the area, do you really want to live make him there?

One thing to find out is -
Do you need to replace all windows?

If frames are ok and the glazing is blown just replace the glass and save on the frames. We did that and save a fortune.

Metro tiles are cheap and easy to tile by tiled or yourself.
A cheapish bathroom can easily be jazzed up with good quality towels and taps.

Carpet - if ex local authority would it definitely not have nice floor boards underneath?

Could you strip back flooring and put large rugs down instead?

Paint - we used farrow and ball as I wanted a chalky Matt finish - it's not that practical with a 18 month old though.

If I hadn't been heavily pregnant I would have bought the paint myself and done the decorating and saved £1500.

The rockdoor is a brand of composite secure doors. Well worth the money.
You can shop around and haggle as they don't fit themselves but get local tradesmen to do it and they all put different mark ups on.

Don't feel defeated.
There are so many ways to cut costs.

You don’t necessarily have to add value to a house. As long as you can do it up in your style and enjoy living in it then break even when you sell. I wouldn’t invest money doing up a house in a bad area though. Wait for a fairly priced house in a decent area.

12k won't even cut it. Windows are very expensive. Bathrooms too.

We've just had our windows replaced, kitchen redone, whole houses painted and carpeted. Dh's brother is a builder and this was all done at cost, with no money for labour at all. We spent more than you are suggesting.
That's not even doing the bathroom.
