House still on rightmove after offer accepted

We had an offer accepted last week. It's still showing as for sale. One of the conditions of our final offer was it came off. I chased at the weekend and the EA said it should be updated by yesterday morning. Still no change to under offer or sstc. Not had memorandum of sale through either. Should I call again today?

Definitely call again- they don't actually have to show it as SSTC until your solicitor has been engaged.

Don't call, you need to email a reminder of the terms of your offer in writing stating a deadline of when the property must be removed.

They're probably being sneaky and gathering contact details of any other interested parties in case your offer falls through.

If you haven't instructed a solicitor I can see why they are dragging their heels tbh. They can't issue the memorandum of sale without it either, can they? I'd get a solicitor/conveyancer and a survey done ASAP!

We put a similar condition on our offer, it wasn't taken down so I rang. They said they'd take it down, which they did, only to put up another ad. Guess they didn't think I'd check. I don't know that you have much recourse in this situation in England, bar walking away? Would be interested to know.

Where did I say no solicitor? We have got one, the same one who is dealing with the sale of our house!

we stipulated for the ad to come off immediately as a condition of our offer, and it was marked sstc and 'greyed out' with the 'this listing is either sold or removed' thing within a day so it can't be that hard to do. I'd keep on at them to pull their fingers out.

If you are concerned - get a friend (or in fact any email that is not yours) to request further info via RM - they will also need to provide a mobile no - RM request goes to the EA directly - see how they respond to this request. But EA always wants back ups as 1 in 3 offers fall thru.

It took less than a day for my offer to be reflected on RM - definitely chase them. I'd probably do it in writing tbh, setting a deadline.

They can remove or alter Rightmove listings at the click of a mouse, so they are lying if they say it takes longer. I think getting a friend to call & enquire after the house to see if it is still being actively marketed would confirm one way or another what they're playing at. You can then decide if you should start looking elsewhere or start demanding answers!

You should get the memorandum of sale as well, OP - is it possible that your vendors haven't arranged a solicitor/conveyancer yet, that's been the only reason for a delay when I've dealt with EA?

Ring 'em back! You've sorted your side of it, see what is going on.

Call them again. It’s likely that they’re crap at the admin side, rather than something more sinister.
As far as the EA is concerned an offer has been accepted, no need for them to complicate their day by encouraging any other interest.

This happened to us and the seller pulled out a week before due to exchange. Don't let it drag on.

I rang them and got told they were taking it down at the weekend. Rang this morning. Emailed three hours later. What else can I do? The vendors haven't instructed solicitors yet so no memorandum of sale. So fed up. Nothing else on market worth viewing.

:( I don't know. Sorry they're being so unhelpful. With the benefit of hindsight I would set them a reasonable deadline beyond which, if the house is still on RM, you will withdraw your offer. The good news is that we got a much better house after they pulled out, so it was a good thing in the end (tho we also had to spend more than we wanted to...).

The house we are buying was updated immediately on rightmove and actually before the estate agent had even confirmed to me our offer had been accepted! So they are spinning you a line I’m afraid.

Our house was still showing as for sale three weeks after we had moved in. The estate agents said everyone was doing this so that the market didn't look as dead as it really is. I don't think there is any obligation to mark it as SSTC unless the vendors tell them to and I am guessing your vendors are not instructing them to do that.

Ours went under offer once we had given proof of finances so within 48 hours of offer to Rightmove.
