Areas around NW5/Kentish Town

Hello All, I'm in need of some desperate advice, we are looking to move to London asap and need to be near Camden.

I have been looking at different houses but I'm not sure of the area and ideally looking for primary schools with a good music programme.

I've seen houses on Albert Street, Southampton Road, St Leonard's Square & Grafton road.

Do any of you lovely ladies live in these areas - what are they like?

Any advice would be appreciated. Many Thanks

I used to live in Chetwynd Road a while ago and Eleanor Palmer was the sought after primary but you had to be very close to it to get in.

If you put the street name in fbks search it will bring up the closest schools:
schoolsearch.camden.gov.uk/schools/schoolsearch.aspx

Ideally a house, budget wise 1 - 1.5. I've seen the rave reviews for Eleanor Palmer. Gospel Oak school reads well, I've read good comments about Rhyl school also - any others that I should review??

Hi Rock

It depends on how important it is to be that close to Camden. The catchment areas can be seriously small! I used to live very close by there and it is quite gritty as it is close to Chalk Farm. Cast your net a bit wider and go further up Kentish Road to Tufnell Park. It’s a N7 postcode, and a lot more family orientated. start your search for houses higher than your top end budget as things are always changing! Good Luck

Primrose is very pricey, I initially thought Southampton Road was Belize Park as that was how it was presented to us - hence coming here for non estate agent advice :)

Have a look at the Swiss Cottage end of Primrose Hill (King Henry's Road and the Charlotte Estate, Fellows Road etc), have you looked at Chalk Farm?

Another vote for Tufnell Park. Much of it is a conservation area and truly lovely. Lots of families live there too.

I'm not a fan of Chalk Farm tbh but it may offer more space compared to primrose hill and Belsize Park. Would you consider flats?

We have children and our current home is a lovely house so I would prefer a house if possible. I like the house in Southampton Road do I think I will do more research. We are only looking to move as an opportunity has come up for one of our children in camden.

Chalk Farm I should explain it was a bit of a thoroughfare at weekends for the nightlife from Camden bars and pubs and found many of the houses had been split into flats so noise levels were always a bit of an issue as the people tended to be younger flat sharers in the area. Plus a few rogue drug dealers filtering into Camden, which were dealt with swiftly by police though I should add!

The last 3 streets are all in the same area. I wouldn't live there. I had a friend who lived there and she said there were loads of gangs/crime. The schools aren't any good in that area.

Albert St - again schools no good, but I would live in Camden I think.

You won't get a house for 1-1.5 in the best catchments in camden/kentish town or tufnell park. You might if you look in n7 or n19. I think I saw a house in Yerbury Road for 1.4 - that's in the catchment for a good school.

Yes it is quite studenty/young people (I sound old!) definitely the areas which border it at Tufnell Park N7 way are much better and you’ll get more bang for your buck. If you want to PM me any houses you find on rightmove or Zoopla or Just streets rather than specific properties happy to give you info!
