Areas around NW5/Kentish Town

Hello All, I'm in need of some desperate advice, we are looking to move to London asap and need to be near Camden.

I have been looking at different houses but I'm not sure of the area and ideally looking for primary schools with a good music programme.

I've seen houses on Albert Street, Southampton Road, St Leonard's Square & Grafton road.

Do any of you lovely ladies live in these areas - what are they like?

Any advice would be appreciated. Many Thanks

I nearly bought a house in Southampton road but it just wasn't right. You'd be better off looking at schools that you might want aand working backwards from catchments.

Agree that you need to decide which school you want and then work backwards - catchments are a nightmare. You could take a temporary rental in state school catchment to secure a place (but check out the small print) and then but. Or you could just go private as the uplift in price in catchment area to buy or rent might be greater than school fees - need to do the maths.

How close do you need to be to Camden and what part? Is a bus ride, couple of tube stops OK - that would open your options up a lot.

St Johns Wood (bit forgotten about IMO these days) is nearby, green and lovely - or east to Barnsbury.

Another bite for Tufnell Park - I know several children who went to Yerbury school, it has a very good reputation

Thank you all for your help, I have a child going into year 3 and one into year 1. The eldest needs to travel into Camden for her music. We are basically moving for her Shock Confused

My heads spinning now lol

Can i ask why you felt that about Southampton Road? I looked at a house nearer the church end (I think)

I keep looking at the one listed in st leonards square as it's in budget Confused Thank you so much everyone.

We need to have a good look/walk round and contact some schools I think x

I live very close to St Leonard's Sq. It's a lovely road. The area is less nice. The day we moved in, a guy was shot on our road (not a common occurrence FYI, this was a few years ago) and there have been a few stabbings since then on Malden Road. I agree with PP about the schools issue - I know the secondary school nearby isn't great. There are some v good primary schools nearby but not sure of catchment. Rhyl isn't that great. Look towards Tapping the Admiral pub. There's def one v good primary around there. Incidentally, Kelly St (near there, houses go for 1.2 ish mil) is lovely and I think there's one for sale right now.....

That's not to say the Southampton Road/St Leondard's sq isn't a good area to live - I love it - you just need to pick the streets well. Happy to offer any more local advice if I can be helpful.

Thank you Anna so much for all your help and advice I will take a look at Kelly Street.

I'm really not sure about st leonards now as I loved the house and now you have said the street is nice but the area not so much Ill have to have a good think and chat with the DH.
