Unity is one of a number of construction types that were designated defective under the housing acts 1984. This means you cannot get a mortgage on them unless they have had a 'licenced' repair. Even then most lenders wont touch them. The problem relates to hidden corrosion of the reinforcement that eventually leads to instability. This is why they are cheap. Other problems include poor insulation and condensation issues. If the neighbouring atrached houses have not been repaired then the lenders will still refuse a mortgage. Impossible unless you are a cash buyer that is prepared to accept potential costly repiar liabilities during long term ownership! Avoid.

Ask about the cash buyers thing before you view.

It won't be because they want a quick sale, because stating this will massively reduce their potential market.

There will be something odd about it. That's not necessarily a bad thing, and you might even get a bargain if it rules out some buyers but not you. But do check.

I will definitely call the agent out on that when I view , it's extremely cheap so I knew there was a red flag somewhere !

I wouldn't touch it. My best friend's parents owned one of these. They could not sell it and ended up seiing it for a pittance.

As PP have said, it won't be mortgageable so would be a nightmare to sell on. Definitely wouldn't touch it!

It sounds like it is only realistically worth the price of the land. Maybe someone could demolish and rebuild if they got it for £100 -150k less.

I live in a non standard construction (wimpy no fines) and it's never come up in terms of mortgage. Sold it very easily too 🤔 I wouldn't dismiss it out of hand because of that.

Made of concrete blocks held together with metal screws which rust. Looks like this may have been addressed but the neighbouring property is still as originally constructed so this property is unmortgagable

Plus the based on the floor plan I can't see how you can get a bed in the third bedroom as it stands. Or if you can squeeze one in, I bet there is no room left to actually move in the room, it might depend on what those two large cupboards are if the room could every be used as a bedroom.

I wouldn’t touch it, they were built to be temporary housing so have problems as the construction is none standard.

Anything which is cash buyers only is either

  1. non mortgageble
  2. a total money pit
  3. has tenants in situ which would be a nightmare to move out.

If you have the cash and like it and plan to stay put I’d chance my arm with a ludicrous offer. It’ll be a nightmare to sell
