Hi,
It has becoming little furstated now and thought if someone please cam advise or help me because I cannot figure out the issue and tried chaning the agents as well.
I am trying to sell my property and it is exactly as per the market rate but now, it has been 6 months and only one buyer offered who later pulled out. It is really a nice property and we always leave it completely clean on the viewing day but still no luck.
Can anyone please help or suggest something.

@MissConductUS I wonder if you are in the US from your name the general UK market is very different it is very unusual to have an agent represent a buyer. This tends to only happen in company relocations and really high end purchases.
OP I know the area I agree you need to stage the property better. Your photos don't follow, this is a feature of the agent you are using they have uploaded the photos in any order. Have them flow through the property all the lounge, all the dining, all the kitchen, the bedrooms and then the garden.
Currently you have a bedroom that is not shown as a bedroom, a garden that is just a lawn and an awkward mix of furniture in the lounge/diner.
In Basingstoke you are going to get quite a large number of young professionals who might want Oakley, a village or even Newbury, but can't afford it. They are looking for you to woo them that Basingstoke can be what they hoped for.

What are your numbers like in terms of hits to RM listing (EA will know) and viewings?

Is the problem that you aren’t getting the viewings at all or that they don’t convert to offers?

Op, you don't need a professional service to make it more homely. You really don't.

Just buy some nice cushions, a rug, some cheap colourful prints for the walks, some plants, and you will instantly add colour. Pick a theme colour that compliments and don't make it too brash or disjointed.

You can start a thread on it, set a budget, loads of folk would love to help you.

lonecat I am in the US, New York to be exact. Here buyers almost always work with an agent in one capacity or another and it's quite common for an agent to look at a property on behalf of a buyer.

MissUS - I have sold numerous properties and no estate agent would go and view competing properties. It is definately not normal here and I don't think it would help the OP in any case.

Price seems right ballpark for the street/area

The other properties in the street that sold recently have a few desirable features your house doesn’t. Brick frontage, bay window, few more period features inside. These houses all sold for around 290k. You want 4% less for your house without these features. Personally I’d put a 10% figure on these features in your price bracket but that’s subjective.

But either way these features make those houses instantly more desirable for viewings. So you need to inject some colour into your house and get rid of that mop in one of the photos :)

MissUS best find out a little more about the English property system before you make such sweeping statements. It's absolutely nothing like the US system and Estate agents and Realtors do VERY different jobs.
Ps the Scottish system is different to the uk too

Is one of the cupboard doors slightly ajar in the kitchen? I know it's picky, but that would make me worry the doesn't shut properly & is the kitchen fitted properly?

I agree with the other posters who same the bedrooms need to look like bedrooms, to give it a more homely feel.

No photo of third bedroom—why?
Second bedroom is tiny.

There are two 2-bed houses for sale on your street that I'd prefer if I were a buyer... one has a study instead of 3rd bedroom and one has a summerhouse. Both priced lower than your house.

There's also a 3-bed doer-upper for sale on your street for £250k.

I would move the filing cabinets out of the dining room and pull the dining table out from the wall if you can. Dress it well, table cloth, seat cushions for chairs, lay the table (look on Pinterest etc for ideas).

Fuller floor length curtains in bedrooms, dress the bed well, more cushions, a throw.

Put some colourful pots in the garden. Dress the outside table-really stage it, you can get done lovely outdoor bowels, glasses, etc. Make this a feature.

Some flowers in the front too.

Get some furniture for the other bedrooms so you can have one as a guest bedroom and one as a nursery/single bedroom.

Get it rephotpgraphed and hopefully you’ll get some more viewings.

The bedrooms need furnishing.
The garden could look better.
Definitely more colour and cosines needed.

I think you need to do some work on it to make it a more appealing purchase. A new bathroom would not go amiss, and a more inviting garden, with some trees and large shrubs. If you want to get that price, I think you need to spend money improving the place. Of course, you could just reduce the price and let a buyer do the work themselves.

Main thing I would realistically change in those is to do something with the garden. It feels claustrophobic in that picture. More stuff on display - table and chairs nearer the camera than currently and some plants, would probably distract from the narrowness.

Thanks everyone and I welcome everyone's ideas from UK, US or anywhere else because it is more about getting to know the reason and workout which suggestion is good or can attract the buyers.
To be honest, all three bedrooms can accomodate double beds or king size, I can see now what could have been putting buyers off. I will start working on it straigtaway and come back here for more suggestions..

@PeckhamPauline: probably the one you are taking about is for auction not the asking price and it would need complete refurb.

I’d rearrange downstairs as well , if I was viewing I’d have trouble imagining how a family could comfortably sit and watch tv because the way your seating and tv is looks impractical to me . What’s the box thing in the front garden , could that be moved ?
