I like the house and I think they have gone for a lifestyle approach by featuring what is possibly the family in the photos, not looking at the camera but very obviously staged. Not sure it really gives me a feel of the house - I've not seen the approach before.

I feel it is beautiful but overpriced.

Thoughts?

And yes a top spec house is worth more.
But I can’t help feel this is a bit too new and not lived in but maybe that is the photoshop.

If this was in Lewes it’s a normal price.

On that fairly busy road the houses of the same style and semi go for 400-450k.

520k and the 2 dogs and I’d consider it.

I’ll post my lifestyle photos once I move in.... you’ll be very disapointed.

Gorgeous house, I’m assuming the photos with people in are to show it as a home (or the owners are photographers). I half expected to see mum and dad DTD in the bedroom or bathroom! 😂😂

Bizarre listing! All the close ups of other people’s furniture and the written description is only about the ground floor and places to dump or hide things - coats, dogs and Farrow and Ball paint mainly. Hardly living the dream.

Lovely home! If you've got the money, go for it! I don't think it's overpriced at all and my partner works in property development and sales. Smile

Just looked at Mr & Mrs Clarke. They are basically Purple Bricks with a bigger marketing budget.

They have wanky spiel about not being real estate agents and then later say they are real estate agents. They also can’t count properly

I doubt anyone actually lives in the house currently. It's a development job & they've used models and dogs for lifestyle pics.

I hate the close up of the sofa. What is the point. It won’t be in the house when I buy it.

It’s like when you look at a hotel and there are 20 pictures of a vase in the lobby. I don’t care, show me the toilet.

I would say based on similar hoises in the local area 500k is a more realistic figure. There are 5 bed detacheds for less than 700k!!!

A few people have said it seems cheap but I assume that is based on London prices.

£700k for a 4 bed semi (of which one bedroom is a loft conversion in the eves) would seem astronomical in some parts of the country.

My base for saying it’s expensive is on others for sale and recently sold nearby. I know this area quite well and think it’s more a £500-£550k given the high level of presentation.

I just felt they were justifying the inflated price tag by selling it in an overly lifestyle way. Interesting no “Mum” figure in the pictures, just husband and children.

Beautiful photographs. But a step too far. I always thought a lot of buyers bought into the lifestyle / decor more than they should and this shows something pandering right into that.

More fool them really. If you buy based on this rather than the facts. Style over substance?

I do love the decor though..

I have a friend who listed with Mr and mrs Clarke. The property was marketed at 100k over the other estate agents advice.
The photos are the most interesting bit, even I didn’t recognise the property.
There were throws on chairs, baskets of logs, candles and matching soap in the bathroom, wooden benches brought in, totally de cluttered mantelpiece with choice pieces....alll very staged!

They are trying to sell a lifestyle but the photos are more glossy magazine than helpful property viewing!
