So upset at the mo, just heard our buyer has pulled out and we may lose the house we have offered on. So annoying as all surveys had been completed and it was looking like a move at the end of August.

Bloody loved the house we'd offered on too, and the thought of losing it makes me want to cry.

Any positive stories of when this has happened to others, I'm feeling very negative at the mo.

Put your house straight back on the market. Then cross fingers. Sorry it’s all you can do. Rubbish situation although buying and selling is a nightmare. 💐

Ours is back on and estate agent thinks a possible viewing this week with someone who enquired after we sold.

Ugh I’m sorry for you both - I hate that our system in England allows people to do this.

I’d get your respective estate agents straight on remarketing. At least it’s a nice bright time of year so prospective buyers can see your properties at their best.

Same thing happened to us 6 weeks ago. We went back on and it was dead quiet viewings wise, we were devastated! Then we got a call from the EA to say someone who had previously seen the house, on the same day as our first buyer, had now sold and would like a second viewing. They put in an offer that day and we are now 4 weeks in to the process. I wont lie, I am petrified of it happening again. It is such a shit system. Sending you lots of good luck vibes!

We had similar we put it back on the market and sold for higher than the original buyers had offered.

We were on tenterhooks till we exchaged tho Andy our estate agent left house on market till exchange just in case. We ended up having another buyer really interested as well but we sold to the second couple.

Was the most stressful time ever.

I feel for you. This happened to us twice (although we weren't as progressed as you). Both times we got a new buyer within two weeks (this was last year). The buyer who actually bought our old house had seen it months and months previously but weren't proceedable. When we lost our second buyer they offered without viewing again as they were then proceedable.

Thanks all, it's good to hear positive stories. We just really don't want to lose the house we've offered on as it's perfect for us. I've even had a go on the lottery, I'm clutching at every straw!!

Wish I could offer something positive. This happened to us last October, except it was our buyers that lost their buyer. We were supposed to complete in November. Went back on the market at a low price in November in order to get a quick sale but only had offers we couldn't afford to take. Wasted 5 months trying to sell with crap agents who promised the earth but failed to deliver & lost our dream house in February. Sad

Started again with a new agent in May, still getting interest & viewings but no offers as yet. Can't find anything as nice as the house we were going to buy within budget. Our ex buyers, who we went SSTC with a YEAR ago this month are still yet to find a new buyer for their place too! Sad

If you are in an area with a reasonable market then reducing your price for a quick sale may be enough to do the trick. Good luck!

We have a viewing this afternoon, keeping everything crossed!

Don't want to go through a house buying service as you don't get the full market value of your house and we need the equity from this house to buy the other.

Hopefully all that this has happened too will have a lucky July and we will sell and it'll go through!!

We had this happen a few months ago. We went straight back on the market and managed to find someone - we exchanged yesterday and are completing on Friday (very rushed as our mortgage offer expires soon) so it can still happen - have faith!!

I put out similar messages to you at the time. I was so disappointed. I wrote a long letter to the vendor of the onward purchase pleading for them to be patient with me in getting a new buyer and that I'd do all it takes (accept lower etc).

We managed it in the end but it was mega stressful. I feel for you OP Thanks

We had this happen twice and will hopefully be exchanging with buyer number 3 next week. We are incredibly fortunate that the vendor of the house we want has been very patient and stuck with us the whole time. Both times we've had new offers within a week of being back in the market.
House buying companies will only offer 80% market value so that wasn't an option for us.

It's a hellish system. Get your house straight back on the market. On a practical note, see if you can "buy" (or if they will give you, given they've messed you around it's kind of the least they can do) the surveys. We did this, and it meant that within a few days of our home going back on the market, we were able to pass surveys to a new buyer and as they were still valid (I think they have a 3 month life), so their conveyancing was underway within days and we managed to complete 4 weeks later.

It is a terrible system, and I think changing to the Scottish system could help iron out the extreme booms and busts that our housing market has.

Viewing went well yesterday, they seemed to like it so fingers crossed.

The vendors of the house we've offered on are happy to give us a little time to find another buyer so I am hoping we can find one in the timeframe.

It is a shitty system when this happens, but I'm feeling better as the days go on. Sounds very dramatic, I'm well aware that there is far worse that could happen but I just wasn't expecting this as we were quite far along the process.

We had a viewing last night, just got the feedback and it's a no. Good size house, but decor not to their taste and they don't have enough money to make changes needed.

Oh well, trying to stay positive.

At least we're having viewings 6oclock.

Ours are back for a second viewing later this week. Concern over the garden size so currently thinking of ways we can make the most of outside. It's not tiny but not huge either so I get where they are coming from.

Great news about a second viewing Littlepig.

Sitting down with DH tonight to see what we can do with decor. Think we may have to do some touching up from where there's a few scuffs and marks.

6oclock We did touching up prior to putting our house on the market and it does make a difference, we also cleared a lot of stuff out the house so people could see the space/potential. After we'd done it we remembered why we bought the house in the first place!

We will both find another buyer, if England can win a penalty shoot out at a World Cup we can sell our houses!!
