House 1 vs house 2

Cant choose between these two
House 1 - detached, 4double bed, 50 feet garden
House 2 - semi, 3 double 1 single bed, 100 feet garden
Most of other parameters similar. What would you choose if you have family of 4.

How old are your children, and how much use/fun will you all get out of a larger garden? If your children are young and likely to play in it a lot and/or you and DP are into gardening or love spending time outdoors without having to go far, then house 2. If you're not particularly fond of spending time in the garden and your children are older and don't play in it so much, then house 1.

This is sw london, so 100 feet is big garden and 50 feet is average garden in the area. I do love gardening but at the same time, but dont find that much time for it with kids and full time job in city and feel 50 feet is enough for me to play in dirt though would love to have bigger garden.
House one is shorter walk to school but longer walk to bus stop.
House 2 is longer walk to school but shorter walk to bus stop, in a way both are equal on that.

Kids are 12 and baby. We spend time together out in garden but in either case it isnt big enough to play properly. For kids to play we go to park.

More parameters, house 1 most expensive on the street, house 2 around mid/high range on the street.

House one for me too, I’d never want to live in a semi detached if I could afford a detached house.

Are gardens south facing?

What about distance to high school

Any renovations needed

Go past at night and see how busy/ noisy they seem

See what you can find out about the neighbours- are there kids yours can play with

Distance to shops and park would also be a factor for me

Both gardens southfacing. House 1 is in catchment of two high schools though for one school it is in catchment by a very short margin and we cant be sure if it would still be the case in 10 years time when Dd will be 10. house 2 in catchment of one high school.

At this stage main difference is garden size and semi-vs-detached. And whether to go for mid-high price house of street or most expensive of the street. Though we wont be selling for atleast 10 years or may be not until we downsize...

House 1

I don't want a big garden as I don't enjoy gardening so it would be a pain to maintain it. I also like having lots of indoor space as it's usable all year round irrespective of weather.

The house we are buying is detached, and I'm sure the new neighbours will be thankful Grin

House 1 for sure. The only thing that would make me consider house 2 would be if parking were an issue

Good point. Hadnt thought of parking. House 1 has driveway and street parking
House 2 has driveway but no street parking

Both houses are on same area. Just that semis on street of house 2 sell for more than semis on street of house 1. Detached houses are rare in the whole area and that makes house 1 most expensive on street.

House one! We have just moved to a house with 100ft garden and tbh it's to big for us as a garden loving family of 5! I keep looking out and thinking I need to do
Something to it! Haha! Detached would be great for a family home plus the added benefit of street parking for visitors!

House 1

Very few in the area (big bonus). On street parking (bonus). Decent sized detached houses will always be desirable, and it will be easier to resell. Many people will never even consider a semi. Compromising on the garden is easier for buyers - there are always allotments!

We have a very large garden, but I work at home a lot, and don't commute, so it suits us. I still find it a bit much at times, though. DH is happy to hack branches, but not much else.

oh go for the detached, esp if it is rare in the area. you might be paying a premium but you can recoup that when you sell.
