Seem to be in a bidding war and DH is on a course

Saw a property we all love. Been on market for around a year, a month ago they dropped price 5 percent. Put in an offer today at 10 percent under asking price and they had another offer arrive same time at 5 peecent under both nothing to sell. 5 percent under was max limit DH said. But what should I do. Headwise I think we are now at fair value, heart wise I love it. We have cash to increase. DH will forgive me but argh. I am leaving it to see if others raise their offer but my guess is they will. Any advice. Not too many alternatives.

I have a brilliant solicitor Mango, used her on all three purchases and she was even on holiday first two and a half weeks so got it through in 4 weeks work. On a previous sale I had a sale fall through after 2 months and she hardly charged me despite them having been difficult buyers and taking several months before withdrawing. Sent her some flowers then and she was so happy and said no-one had ever sent her flowers before and said all the office were delighted. She even phoned me today to check I had school places for the children. Also it was an empty property which helps and no chain and we haven't sold our other one, will sell in a year or so after have finished sorting it and doing work.

Just realized there's two Anothers that was for Another20 - To the other Another have always wanted to own a thatch since I was a little girl - my aunt had the most beautiful cottage and garden and just used to bake cakes, make dried flowers and pickles and I thought it was idyllic as a child, she didn't have kids.

It does seem to be a whole new world but comes with its own community - you pay 95 to join for life. The thatcher did a report for free and is currently harvesting Grin My husband keeps boring me with all the different types of thatch - I like looking at it but he's having 2 hour conversations on the technical issues but seems to have found a new group of similar men. Loads of fire safety regulations.

I have been told off by DD for not keeping cottage secret but have reassured her that Mums who like looking at thatched cottages aren't normally known to be dangerous. Grin

Your DD sounds like mine, although I'd be more worried that she would cover the house in slime.

Yes, you could probably make into a murder mystery series with lots of beautiful thatched cottages, innocent seeming women baking cakes, pickles and flowers but people dropping dead like flies. Grin

Been in a week now and DS came today to tell me how much he really loves the house, DH says he loves it too and cat is ecstatic, she keeps purring really loudly. School places now confirmed in writing and kids have been round. Still a ton of stuff to sort at old house and my job to sort but getting there.

EA's do make up fictitious buyers as their job is to bring a seller and buyer together. In order to do this they will make up offers to increase bids, often by small amounts just to get the buyer to agree to a lower price.

Frinds of ours bid on a house and the EA said they had a rival bid £5k more from a London couple looking to move to area (the rival bids are almost always from someone from London!). Our friends asked to see that increased bid in writing from the EA but the EA refused so they said they would walk away then. 1 day later the the EA said the London couple had a change of heart and so their original offer was accepted. Utter fiction.
