Seem to be in a bidding war and DH is on a course

Saw a property we all love. Been on market for around a year, a month ago they dropped price 5 percent. Put in an offer today at 10 percent under asking price and they had another offer arrive same time at 5 peecent under both nothing to sell. 5 percent under was max limit DH said. But what should I do. Headwise I think we are now at fair value, heart wise I love it. We have cash to increase. DH will forgive me but argh. I am leaving it to see if others raise their offer but my guess is they will. Any advice. Not too many alternatives.

I’m afraid you don’t know that - just because someone appeared to be reading off a screen. Seems an incredible coincidence that no one bought it for a year and then someone else mysteriously bid just above you on the day you did. Via email. And the estate agent didn’t know much about it....

Can't be certain but I believe them and we want it anyway.

Apparently the house we’re buying had an asking price cash offer the day we were accepted too. (We were accepted at 15k less than asking) It seems like a wild coincidence to me too.

Now listed as under offer Grin Bought our current house with a huge discount on it but always regretted not buying the one we loved.

Thanks very much. DH came and said we can have our first proper Christmas at home with a tree once we move in - we are currently by a pub so tend to go away each year. DS has asked his friend round already and asked me for a date - explained its quick but not that quick Grin Just put them on the waiting list for schools.

How exciting for you. It's so stressful buying houses but lovely when it works out well.

Thanks very much - exchanged today and complete on 18th. Had fun and games getting insurance for a thatch today - been asking DH to do it as I've lost my voice but hasn't and first two refused but third one has said yes - phew.

Very exciting news about exchanging and having a date for completion SmileSmileSmileSmileSmileSmileSmile

I guess the insurers didn't know what box to tick on their computer screen for thatched roof HmmHmmHmm

Bet the family are excited too SmileSmileSmileSmileSmileSmile

Thanks very much. Son is extremely excited though apparently on the 18th he says we are moving, I'm having all the new furniture delivered, his friend is coming round, his sister will have a party so I've had to lower expectations of what can be achieved in one day Grin plus he forgot school!

The thatch is apparently there were a lot of fires a few years back in terraced thatches and I think some insurers got hit a lot. Just hoping that all goes through properly tomorrow but the price isn't too bad for thatched. First insurer, supposidly covers thatch, 10 mins to answer then 20 minutes of questions then oh we can't do it this way I understand now why you said you couldn't then phone specialist no won't cover it so 30 mins on phone with lost voice. NFU where much better but couldn't cover but lady told me about third company, she said they weren't allowed to recommend anyone but had I heard of them Grin Now schools to sort and LA has a 3 week delay.

Just completed - thanks for everyone's support, very happy to finally be there. Just have to get school places sorted now (well and sort our stuff!) and the school want to give us places but LEA have said no give them to someone else and school have said no they won't. Not sure whose going to win that one but hope it us Grin

Thanks very much - that reminds me we are all waiting to see how the cat reacts to the thatched cottage and apple tree - there's also a beam on the floor of the first floor about cat height so the kids are eagerly awaiting to see how she tackles it as she's quite old, may need a cat ramp. She will probably sit or top or it or scratch it knowing her. Grin

Your children will be so happy SmileSmileSmileSmileSmileSmileSmile

Hope your cat will be too, once she has figured out how to get around upstairs Smile

Thanks very much - can hardly believe we have the schools too.

Cat has odd taste - she loved the flat I had where we had police cars outside a lot, though this one has a fire station close by hopefully fire engines are as exciting.

Wow that was quick - how amazing for you all! Dare to share a pic of the cottage ? - cut out the location so as not to identify anything - intrigued!
