I love this house but am relocating from Northumberland to Derbyshire for work with 2 toddlers so need to sell. Mucked about by first buyers (pulled out 2d before exchange). Back on market since Jan and lots of viewings with positive feedback but no offers - lots of viewers not yet proceedable. Dropped asking price another £20k to £200k, local and national estate agents on it - any further suggestions?

IS that the house your selling? Have you already moved out?

If so, I'd say there's not enough photos, and not much of a description. My first impression is that you might be hiding something.

It looks like a very nice house. My concern would be that there is only 8 photographs? It doesn’t give buyers the full idea of the property. I am struggling to picture the garden.

It's lovely, but I agree for a 4 bed house I'd expect to see more photos? I'd want to see what each bedroom was like ideally.

The only thing I can see about your Rightmove advert is that you have to dig quite deep to read about the stables/loose boxes/tack room - it might not leap out to someone looking either to use these for horses, or seeking outbuildings in general. Could you make this more prominent in the listing?

I don't know the area at all so can't add anything else, but wishing you luck - the house looks lovely.

I agree with @Pascall re the pics. It says 4 bedrooms so why only a picture of 1? Why virtually no picture of the gardens when it says you have stables etc... No one wants hundreds of pics to scroll through, but for a decent sized property I’d expect more than 8.

Also, I see you are using an internet agent. That would put me off as a buyer.

The description makes you sound desperate too (which I guess you are, but you don’t need to come across as that!).

My initial thoughts:-

  • Estate Agent - im relatively local and its not an Agent Ive heard of before. Are they new? Similarly the text info is a bit off putting, all the caps locks and poor grammar.
  • Pictures - not enough of them. I can see that there is another listing for your property when you had furniture in there and it has photos of all rooms plus the external shot shows its not as remote as the outside shot of this listing.

Same as PP. Lots more pics needed. Its very neutral. It would be good to see it 'dressed' with furniture. Not everyone can visualize how it would look furnished.

I don't think the pics are that great. They make some rooms look dark. I would maybe remove the table and chairs from the kitchen or move over slightly so it looks less squeezed in, then redo the kitchen photos. I'd be tempted to cut the pampas grass right back too, but doubt that it would actually put people off.

It looks lovely and well priced but maybe people just decide it's too remote particularly given the snow we've had recently? It might do better when the weather improves.

Agree with PP don't like the agent's blurb with the caps etc, other advert text is better.

If you’re getting viewing I don’t think it’s the ad that’s the problem. What does the house look like now? Is it empty? Are you still living there? It’s hard to tell

Can you market it as an equestrian property? There are a few near me which come up occasionally and although small, the stables/horse facilities are always the most prominent feature.

As others have said the description and photos just aren't selling it. What your house offers is a wonderful rural lifestyle in an idyllic setting. The description needs to identify who it will appeal to and then sell it to them. There aren't enough descriptors (beautiful, quiet, easy access to Hexham, Newcastle, Hadrian's wall). It would make a great holiday home - another potential market for you.

I'm also not sure the reference to Bardon Mill being the closest station is helpful - that's my local station and the service is patchy. Hexham is closer to your house (in time travelled) and has a better service to both Newcastle and Carlisle, which again is something that should be highlighted.

Put the overall size of the property on the floor plan. It's very useful to know that as a buyer.

You've linked to this before haven't you (I remember your dining chairs!!). I can't remember what the feedback was but have you auctioned that?

I think the layout is rather odd in that your front door comes in to the lounge- you can't do much about that but the lack of furniture emphasises that.

I agree you need to make more of the stables.

If I wanted to live up that way I’d bite your hand off!

The only issues I can see, though they are non-issues to me personally, is lack of neutral colours could make it difficult to ‘see’ yourself in it. Perhaps I would change the mirrored bath, can easily replace that.
