Ok guys, I want my house sold!

I love this house but am relocating from Northumberland to Derbyshire for work with 2 toddlers so need to sell. Mucked about by first buyers (pulled out 2d before exchange). Back on market since Jan and lots of viewings with positive feedback but no offers - lots of viewers not yet proceedable. Dropped asking price another £20k to £200k, local and national estate agents on it - any further suggestions?

Its a lovely house but probably needs a specific buyer with the horse boxes etc. It wouldn't put me off though :-) unfortunately I live in the Midlands...

15 miles to the nesrest senior school would put most families off.

The thing I’m confused about are the stables. Is there more land with it? The pics look like there are 3 random stables in a small garden.

Ok ours had been for sale for ages with 3 agents and nothing- great area and brilliant presentation. Switched to another agent and this is what made the difference- it was a good day of effort but I couldn't believe the visual difference!

  • remove ALL 'stuff' before photos are taken- fairy liquid bottles, tea towels, kids toys etc- all bathroom cleaning crap- think streamlined
  • retake outside photos with all cars moved- they restrict house view and makes parking look an issue
  • get 'house with land and stables/ outbuildings' as the title
-Move clogging furniture- so your coffee table with little chairs between the sofas- move for photos
  • bedding- super super ironed and plumped on beds
  • super clean and remove all pets before viewings
  • all nock backs out in area etc before viewings

Are you on all websites
Is your property in window good location
Why are people being told your moving
also- get a friend to phone agent and pose as interested party- 'moving at a and interested at anything around £190k, etc- does the agent even try and encourage yours?

The first one with the pictures of the empty house - the text literally makes me wonder what is wrong with the house. It screams that there is a problem. It needs more pics and I actually think the empty pics are better than the ones with furniture. It's lovely.

As others have said if you are getting viewings it must be something else. I second the idea of asking a friend to pose as a potential buyer. Someone I worked with looked at a property near us and the estate agent was trying to encourage them to buy a different one. They did and so my neighbour lost out.

Ok the first link makes the rooms look really large, my first thought was "beautiful house I can't believe it's only 200k"

The second link makes it look small and cluttered and I thought "oh that's why it's only 200k"

Neither set are any good. They Are all misleading. I'd pick a mix of them both, the empty ones, the outside, the bedrooms that are missing, the garden and get the blurb fixed. I wouldn't use the photos inside of it furnished, I'm sorry, it just looks overly cluttered and now you've moved out it's hard to retake with the furniture better placed.

I think lots of this advice is great! But also, annoyingly, it can take longer to sell when you live in a rural area, as people view because the house is nice but realise they can't live 'that' rural once the reality hits them post viewing!

I can't understand the problem, it looks eminently sell-able to me. How much land is there though? If none, that may well put equestrian buyers off, also, non equestrian buyers will be thinking about having to get rid of unused stables perhaps. Totally off topic but what colour is the kitchen painted please? Blush

I’m from vaguely in that area, and I would say apart from the issues mentioned above with the photos, you are in quite a remote area and so your viewing numbers are bound to be lower than if you were central Hexham for example. Agree with pp about changing the nearest station to hexham in the details too, or at least adding it.

As it is empty do you have someone to pop heating in before viewing, I hate cold houses, and wouldn't stick around for a long.

It’s not the photos (when is it ever, for serious buyers?), it’s either the exact situation, or as usual, the price. I don’t know anything about that area. Can the locals afford it?

I agree that maybe the sandbags picture is a bit off putting. Lovely house though

The stables are what would interest me so I'd want to know about the land rental, is there hacking, local riding facilities etc

I think the fact that there are two different ads on rightmove could be working against you. The two listing are so different from one another that when browsing I initially thought they were two different houses and was comparing them, then realised they were one and the same. This would seriously put me off as it makes me wonder what is being hidden as clearly neither is fully trustworthy.

There are very few properties of this size on the market in this area - even with a search radius of 9 miles there's only a handful and your place is certainly the cheapest.

So who will your buyers be? They are unlikely to be people looking specifically for something in Tarset. More likely they will be looking all over Northumberland for the right combination of features.

Your ad needs to do more to address immediate concerns. How far is it to the nearest shop, pub & cashpoint? Where are the bus routes? What is great about living right here rather than the many other equally charming spots in Northumberland?

Additional concerns fir parents: Rightmove shows the nearest primary school is 2 miles away and is only 34 pupils only going up to age 9. Senior schools are 17 miles away and start from age 13 - where do 10-12yo kids go? What is school transport like?

The stable facilities are barely mentioned - do more with this. If a rider is interested then they will want to know about the local bridle paths and how safe the nearby roads are for horses.
