So we have taken the plunge and put out house on the market . We have been here 14 years and its our 1st home so we don't really know what to expect in relation to selling a house . We got 3 estate agents out for valuation and went with the highest one out of the 3. Happy with pictures and description etc. We had been told by all 3 wouldn't take long to sell as ideal 1st time buyers or buy to let property . So expectations were quite high..... 2 weeks in we have had 1 cancelled viewing and 1 viewing that is 'going' to let us know. I am now slightly worried about the lack of interest and worried we have overpriced or something . Any help/advice?? Ty

Its based on the same house on the other end of the terrace (in fact ours id bigger) being up for what we have put ours on with and sold within 2 months, although i do not know the sold price, i imagine most people would negiotate us down?

You’d probably be better going with an average of the three prices rather than the highest

If you went with the highest one then the price is probably too high, estate agents can over value to entice you in then after a while tell you you need to drop the price to get more interest, where does the price sit in terms of right moves price bands? but really I wouldn’t be too worried after only 2 weeks

Its sits in the middle price bracket of others of same bedrooms wise . We hadn't really found anywhere so went with higher price but now we have and think im panicking a bit . this is the house any thoughts??

A house next door to us in a nice area standard three bedroom semi in the NE at £155,000 in June it’s been reduced several times and is now £135,000 and is still up for sale. The market isn’t the same as it used to be.

The kitchen and bathroom look very tired, the bathroom especially - the brown on the walls does not come across well in photos!

I think the two things people look at are th kitchen and bath and both are bit dated, the kitchen in particular is extremely small it might just be the bad angle of the photos but my kitchen is bigger and it’s fairly small. The rest of the bedrooms are easily decorated so I don’t think that’s a big issue.

Its our house ☺, looking back brown wasn't probably the best colour but it covered the royal blue that was in there , bathroom we put in when 1st moved in there so yes could probably do with a new suite. Haven't touched the kitchen apart from the floor and new work tops.

If you have only had two viewings I'd query the agent perhaps an open day would be best and see if they have interested parties who they can contact - good luck!

Get the agent back on a sunny day. Get the kid toys out of the garden. Make the beds tidily.

And...I and anyone else who knows science knows that the overhead cables are not a risk . but many get scared, even as they walk round with their brick phones glued to their ears. I'm afraid you are probably over priced.

Your house is pretty pleasant and has nice views but comparing to what's sold in Wyberton (have a look Sold Houses on Rightmove) it looks like the most recent sale was for 122k for a house that was a 3 bed and almost 50% bigger than yours (in a similar nick) so the next step up on the ladder. A smaller 3 bed terrace went for under 100k...

So I'd say the price isn't realistic.

Probably not anything that's going to stop it selling, but the blue toy box in the lounge photo and stuff on the top of kitchen units say not enough storage to me..

Wouldn't know about prices as I'm not that area but if a PP is correct with local prices it does seem you may need to reduce price. I've always heard you should go for average or middle valuation, not top

I think a lot is to do with the photos. The kitchen looks tiny. My kitchen is a similar size but the photos on RM when I viewed it showed it to advantage. I'd get the bed and chair in the master bedroom tidied up and clear as much as possible from the other bedroom. Again it just looks tiny.

Get the EA to redo the photos and show it to advantage.

Did the other house also have only two bedrooms and was semi detached? I'm struggling to see anything next to you that's sold in the last couple of years meeting that description. Are you sure it sold?

It's the kitchen and second bedroom that lets it down imo. The kitchen looks tiny which is really accentuated by the massive fridge and ditto for the bedroom because of the furniture. Would the bed fit under the window to make the room square? I think the rest of the house is lovely - love that bathroom looks a decent size.

I think you could improve the presentation. The kitchen looks very cramped, although that might be the angle of the photo. Clutter on top of the fridge and extractor add the the feeling of a lack of room and storage. Can you move stuff out? Likewise with the bedrooms. Can you swap the bed linen in the purple room for white, and also move whatever it is that's purple in the corner? Is it a chair? Neutral bedding and removing the under bed and over wardrobe clutter would help. Likewise with the child's bedroom. Get the posters down off the wall to open the space out. Could you paint the bathroom walls a pale colour and remove the edging from around the tiling? The suite itself is inoffensive but the decor make it seem very dated so people will automatically think the whole lot needs ripping out.
The garden looks tidy enough although a few pots of spring colour would brighten up the front.

I’m no expert and I know you didn’t post for everyone to judge, but I really think you need to re do those photos. It screams no storage, needs repainting everywhere (people don’t want to do that), the beds need to be made properly and get rid of boxes under the bed. Maybe take up the curtains in the lounge to make it look tidier.
Lovely house though, those pictures just don’t do justice.

I agree that the photos are pretty poor - it needs a decent drclutter a d posters off of the wall as they look messy

Photos need redone.

Stuff stored on top of units and fridge and under your bed screams lack of stoage. Id paint the bathroom white or magnolia. Take the posters down on the wall in your son's room it makes it seem smaller. Id try put some of the stuff on the shelfs away in storage so it's not crammed with stuff again makes me think there's not enough storage. There's no picture from the right hand side of the livingroom facing the left?

Id also get some nice potted flowers out the front to brighten it up and look more appealing.

I would ask them to retake the kitchen photo so it doesn’t look totally dominated by the big fridge. The front looks a bit bare too, maybe a few pots to brighten it up. Could you get a free standing fire to go in the fire surround in the lounge, it looks very odd with just nothing there. Something like the picture below?

I can’t imagine these are deal breakers, but if the market is full at your level then it might put people off viewing?

It has an electric pylon and wires right there near the house.

I would have been a cancelled viewing... drive past, see those, go home.
