So we have taken the plunge and put out house on the market . We have been here 14 years and its our 1st home so we don't really know what to expect in relation to selling a house . We got 3 estate agents out for valuation and went with the highest one out of the 3. Happy with pictures and description etc. We had been told by all 3 wouldn't take long to sell as ideal 1st time buyers or buy to let property . So expectations were quite high..... 2 weeks in we have had 1 cancelled viewing and 1 viewing that is 'going' to let us know. I am now slightly worried about the lack of interest and worried we have overpriced or something . Any help/advice?? Ty

Nah, tile up to the ceiling and put an electric shower in on the main wall.

Pylons will put lots of people off, not sure why they warrant a whole photo - supposed to be the view I suppose but I can only see pylons looking at me.

It's the price - it's too high and needs to be adjusted to reflect resale market being smaller due to pylons.

Why are you selling Alex ?
If it's for more space, can you extend to the side, get rid of the shed and free up a load of space, situate a new front door?

If you like the area and I see there's an Outstanding Primary in catchment , would it make economic sense?

(Though I'm in Essex, the mindset here is "improve not move" aka Extend the Bejesus Out of Everything Wink )

@vitalogy was that comment to me? I said it does NOT need a bathroom and completely agree with you. Any more work and it would be over done for the price. It’s a greater house and the new owners will enjoy designing anew kitchen I’m sure

The photos would put me off-I'd recommend painting the brown bits of bathroom white, if you can remove FF in kitchen & have small fridge & all posters down in child's room & personally not a fan of all the purple. Fireplace is confusing as it's empty-agree with removing most of the stuff & redo photos

it's the clutter you don't see that is getting at your subconscious! We can all dismiss a blue box and not have that affect our feelings Re a house, but the really subtle stuff makes us feel like a place is or isn't "big enough".

Yes indeed to both comments. And in this case, the OP needs to make the house seem bigger too, so it's even more important to pay attention to details.

Paint is the cheapest way to improve a look, after simple decluttering.

The house's description details certainly won't help you. I always scan through the bullet points first, then look at the pics., so

  1. Empasis the separate dining room - and get pictures! It should say "Two reception rooms" and go on to "Lounge", and "Spacious dining room" or similar. It reads as if the lounge and dining room are combined.

I would also add;

"Generous parking"

" Considerable scope for extension, subjects to Planning Permission" - there is all that room to the side! Also, what's the loft height like?

"Rural outlook" or "Peaceful/village location" - if it is!

Also agree with plants outside, a repaint of the bathroom, a very substantial de-clutter, white bed linen, and if possible something done about the fireplace - it is really off-putting.

If you want to go further, I would consider a bolt-on porch (very easy and not expensive), and possibly changing the kitchen doors if your units are standard size - also a smaller fridge.

I'd declutter massively to start and then get photos re-taken. Posters off the bedroom wall, tone down/lighten the bedding in your room so it doesn't look at dark. The bathroom looks the best out of all of them imo.

But; it's also early days so decluttering is definitely the first and cheapest step to take.

I have no good advice, OP - I just want to say I really like your house with all the stuff in it!

I will add though that a lot of people will expect to pay a lower-than-area price for ex-council, however nice.
