Buying a home in Uxbridge

Hi all
Looking to buy our first home and Uxbridge seems to be a good place to start as we need good transport links into London.

Ideally 2/3 bed house up to £400,000.

Which roads are the best ones to live in within that budget? Is Uxbridge safe and desirable?

Ideally we'd prefer the chalfonts or gerrards cross but our budget doesnt seem to get us a house in those areas.

Would love your help :)

You might be better off checking on Rightmove or somewhere similar to see what is available that you like and that is in your budget - there are loads of roads in Uxbridge and surrounding areas but there might not be houses for sale in all of them (iyswim)
Prices vary tremendously depending on which part of Uxbridge or local areas (probably the same in all other large-ish towns tbh)
You probably should consider surrounding areas too e.g. Hillingdon, Denham, Iver, Yiewsley etc.
Do you need to take schools into account?

And then when you've found some roads you're interested in, come back and see if people can give feedback on them.
It really does vary a lot (in terms of price & desirability Smile)

Thanks LIZ. Good tips there. Denham seems to be a fair bit more than Uxbridge although Denham would be preferable.

I must add that we would like to be within 0.8 miles of the station just to save us both driving and parking at different times.

The below seem to come up. They look nice and hopefully are more desirable roads?

Park Road
Hows Road
Hows close

Lastly do you have any idea on crime and such in Uxbridge? i'd assume it's largely anti-social behaviour along with trouble at the weekends from the pubs/liquid

Quick response - sorry !
Just to check that you know that Uxbridge station doesn't have it's own car park (in case you do end up more than walking distance away)
The bus services are pretty good though, depending on which route you live on
Park Road is nice, although reasonably busy (it's a dual carriageway linking the town centre with the A40. So it depends if the property is set back from the road.
I had to Google Hows Road and Hows Close - I'm not familiar with them and have never been down there at all, so I can't comment I'm afraid.
re: Crime, it's not a high crime area really, although it has its moments !

I think you can buy 2/3 bed properties in Beaconsfield/Little Chalfont/Rickmansworth/Chorleywood for this sort of money - well £450,000. (The Hows Road property I saw was £450,000). Rightmove listings have several possibilities. Nothing fancy but the Chiltern Line is a fairly quick commute into London. Quicker than the Piccadilly Line at Uxbridge. All the stations have car parks.

Yup - depending on where you're aiming for in London, main line trains will be quicker than the tube

Avoid anywhere bordering Hayes or West Drayton! Have you looked at Ickenham or West Ruislip?

Uxbridge is pretty decent but there is a fair amount of student housing due to Brunel Uni

Could i get some opinions on the below roads/areas.

Rockingham recreation ground - do youths or homeless loiter around here. Is there any disruption during the day/eve.

Hows road
Hows close
Wellington rpad
Cobden close
The Lynch
Waterloo road

What is the area like in the attached picture?

Where are the places to avoid in uxbridge?

Where are the major council estates?

@Bubblesbuddy . Thanks. Those areas are a little too expensive as they have been our first choice for about a year now and we have found nothing.

Also the beneift of uxbridge is cheaper travel (£240 a month) versus somewhere like beaconsfield which is closer to £400 a month

It will make a difference where in the city you are travelling to. I lived on Waterloo Road and travelled to Canary Wharf and that would take 90 mins.
It was about 45 mins, including the walk, to Baker St on a good day.
To Hammersmith it was about an hour door to door.
I think anywhere on Harefield Ave/Road? would be better than the Cowley side you are looking at.
Anywhere around Honeycroft Hill would also be more desirable.

Well Beaconsfield is less than 30 mins into London for many trains and is obviously highly desirable! This is why it’s more expensive. I understand your dilemma though but transport from Uxbridge is a bit slow. Personally I’d have 2 beds in Beaconsfield or The Chalfonts over 3 in Uxbridge any day!

I’d agree with Bubbles. Beaconsfield > Uxbridge for sure. I’d give up coffee to make that trade.

Travelling into the city.

Totally agree with you guys there. I live in Chalfont/ Gerrards cross now but i assure you there are no 2 bed houses under 400k within good proximity to the station.

Rightmove will show you some maybe in Leachcroft in CSP or Narcot road in CSG but being a resident for over 20 years i know these are places i want to avoid.

Lets be honest Beaconsfield to Marylebone is 30 mins but you then have the 30 mins tube to get to the city (i do it daily now) so it's still an hour.

Uxbridge to the city is an hour - 1 tube.

Do you need parking? Hows Close is a small street with on street parking (resident permits) but looks tight. Waterloo Road is bigger and more spaces.

Frays Waye and Austin Waye are nice and border the park so better view! Bridge Road is also nice. Lots of Student house everywhere.

The Greenway is a popular road but can be busy and pricey.

The Lynch is a nice road but not sure on parking, but close to a couple of parks and easy access to town. Have seen it flood thought (heavy rain/drainage issue).

Rockingham Park does have youth hanging around at times, but I always felt safe there. Post school the primary school kids frighten the teenagers away!

Very useful. I'll keep an eye out although Uxbridge housing market seems to be very slow for properties in my budget range. Have only seen one suitable property come to the market in the last couple of weeks

I lived on Waterloo Road for over 10 years and it was fine. The recent stabbing was people from out of the area.

I think West Ruislip station is faster into London than Uxbridge, but of course it depends where you work. There are quite a lot of developments with smaller houses close to West Ruislip station. Have you thought of Ruislip itself, or Ruislip Manor?
According to something I read (?The Times?) Hayes will be up & coming because of Cross rail, so might be good to look anywhere on that route.

defiantly looking to stay away from Hayes and the similar areas with bad reputations.

Near Uxbridge town centre suits and the train to Liverpool street will only be an hour

Iver could be an option as that will soon be on the crossrail but would need to be 0.5 miles to the station and currently there is nothing that meets our criteria

Also lots of threads from a few years ago describe uxbridge as a dive. Has it really improved in the last few years?

I haven’t seen much improvement in the past few years. Lots of new developments going up. St Andrews (old RAF base) is nice. With Brunel Uni close to where you’re looking it may be worth (when viewing) asking about students rentals nearby
