Buying a home in Uxbridge

Hi all
Looking to buy our first home and Uxbridge seems to be a good place to start as we need good transport links into London.

Ideally 2/3 bed house up to £400,000.

Which roads are the best ones to live in within that budget? Is Uxbridge safe and desirable?

Ideally we'd prefer the chalfonts or gerrards cross but our budget doesnt seem to get us a house in those areas.

Would love your help :)

I live in Amersham - have to disagree with the suggestion that you could try Little Chalfont or Beaconsfield with that budget Confused

@ tissuesosoft Thank you for that. I will keep in mind the student rental question. What do you think of hillingdon vs uxbridge?

Also we ideally would prefer denham or gerrards cross but its impossible at our price

@AvonCallingBarksdale Agreed. Beaconsfield and Gerrards cross re definitive 'no's' with our budget.
Chorleywood and probably Rickmansworth are no
Denham is possible .
Little chalfont could be a stretch
The chalfonts are also a bit of a stretch

Which is why we ended up with Uxbridge. Also at least Uxbridge benefits from cheaper train travel to work in london

Lastly, Uxbridge can afford to be 0.5 from the station which saves on driving time and costs to and from the station

Were open to anywhere in the attached picture but are just not sure on where exactly offers the best and safest value.

Avoid Northwood Hills in certain areas. Northwood is nice but very very pricey. Harefield is nice but no where near a station. Hatch end could be a possibility. Ickenham, Ruislip, Eastcote, West Ruislip are all nice. But to be honest it’s going to be hard to find a house with your budget near a station (and i’m guessing school, parade of shops etc).

How about Aylesbury? My friends recently bought a 3 bed semi for £310k on a quiet road, close to a parade of shops, school a 5 minute walk away etc.

ok thanks. Tbh all we need is to be near the station (within reason). Parking is also high on the list but happy to compromise on the shops, schools etc.

Aylesbury is a little too far out.

Currently were in Gerrards cross and pay £340 a month each for train travel. Were looking to trim this and the following places will be cheaper:
Denham, Amersham, Little chalfont, Uxbridge, Ruislip, Eastcote etc.

All between £220-£300 a month each

Aylesbury will be closer to £500 a month each

well I live on a really nice estate just on the edge of the town centre - 5 minute walk from the station, with houses for sale for 500k, but its ex council so you wouldnt like it!

I think you need to try and up your budget and move to Chalfont as you appear to have decided already that Uxbridge is a slum/dive populated by council tenants and 'youths' hanging about in parks.

Trouble is the Amersham/Lt Chalfont line is cheaper cos you have the Chiltern line and Metropolitan line. However, that convenience is v attractive so pushes the house prices up. Would you consider Chalfont Common or CSP or CSG and a cycle ride to the station??

I have just looked at Rightmove. There is a 2 bed house in Little Chalfont, a 2 bed flat in GX and several around Rickmansworth and even one in Beaconsfield, all at a tiny amount above budget. It is possible to get something but you cannot be choosy. If you want more, it’s a case of going to a not so sought after area or going further north.
