Where have all the people who want to move to the country gone?

We have a large country house that we have been trying to sell for the last 7 months or so but with only 2 viewings and no offers.
We are quite rural but can get supermarket delivery's ect, so not exactly cut off from the world.
There is a village very near by with a good primary school and a coop and even a bus service every hour to the nearest train station.
The location is great and the views are stunning but is is a large house.
From the house and patio you have a view down the garden to the loch and across to the hillside opposite, it is beautiful.
From looking at other threads on here i know it is "only worth what someone is prepared to pay for it" but it is on for £10k less than the home report valuation already and is priced at less than a 1 bed flat in London.
Does no one want to move to the country anymore?

I have put some pics on to show the view form the house then from the shore and lastly one from the hill just behind the house.
What do you think?

The agent has amended the rightmove listing and has promised the zoopla and others ones will be done today as well. So steps in the right direction.
Fingers crossed it helps.

Are they redoing the photos too? They are the biggest selling tool.

#wowfudge not at the moment and it difficult right now to get the extra time off work to be here for more photos to be done, but will have to take another day off and definitely push for new ones if we don't get any more interest soon.

Tbh lots of photos in some of the rural areas of Scotland aren't as 'perfect' as they are in the cities or down south. Personally, I don't think the photos are 'that' cluttered but obviously it wont hurt listening to the people on here. The 'cluttered' nature of the photos wouldn't put me off viewing it in anyway, but the flow of the photos and lack of floor plan would definitely make me confused/less interested. Good to see the floor plan's being added!

Obviously you might need to attract buyers from all over the place, so dressing everything a bit more might help those far and wide get a feeling for the place and actually motivate them to make the journey to view it.

Is the current info on RightMove the updated info?

You should take a look at your RightMove listing on a phone. There's no useful info about your house that's visible without viewing the full description. The useful space is taken up by nonsense about how proud your agent is and then repeated info that the house is 7 beds.

What's important for people to know that's specific to your house? Put that at the top, not an ad for your agent followed by room dimensions.

Your agent isn't doing the job. You need to take charge. Provide them with the text if you have to.

Also your floor plan needs to be higher resolution (and probably each floor should be a separate image). Currently you can't see the room dimensions on the floor plan - too blurry and zooming in doesn't help.

Now the estate agent has updated the listing i put a link on AIBU for a bit more traffic / opinions on the amended listing.

The photos are terrible. Too many pictures of the same thing- just from slightly different angles.

Also, if you want to make it look stylish rather than like student bedsit accomadation, then sort out the furniture into "sets" of modern pine, heavy stained Victorian etc.

That said, there's a beautiful house lurking under there somewhere.

If you've only had 2 viewings, then it's overpriced.

And the property market is very depressed everywhere, due to Brexit.

I'm in a different part of the country to you, but know lots of sellers aho have very overinflated ideas of what their property is worth.

Having bought a property in Argyll recently- the market is totally flooded. There are so many beautiful houses up for sale at the moment that buyers don't have to compromise on location (eg sea view/beach access/village access), cost or layout.

There is a lot that has been on the market for a very long time.

The property we bought was on for 2 weeks. But it was immaculate- not to our tastes but very well kept, no diy needed and excellent beach/marina access.

You might get more views in the summer season when people come for the summer and decide to relocate.

It might be better marketed by Savills as well... worth a nosey. They tend to carry similar properties.

Why have you put the amended listing on AIBU for ‘increased traffic’ when this thread already exists and contains info/advice/people who’ve seen the original and can compare?

Or do you just want to use MN as an advertising platform for your property?

SporkInTheToaster. As I said for increased traffic. Ie different people to see it and give different advise, as they did as well as agreeing with some of the advise previously given. Pictures too high on the walls was mentioned on the aibu thread but not here. Different people give different opinions. Besides the aibu thread is closed

I put a long message on your Aibu thread with a comment for each photo and it's all been removed Hmm. So, in summary I would suggest you give each room a purpose, so that means removing gym equipment from the front room and sofas from bedrooms for example, you had a red and green room which I think needs painting, just replace the red with white. Replace all the bedding with plain white and buy valances to cover divan bases. Tidy up bookcases. Rearrange rooms to show them off better. For example you had a giant pine wardrobe in one room which meant the fireplace couldn't be seen. Personalise, framed photos and flowers etc. More photos of garden, get photos reshot and remove the one of the road!

OP I really don't wish to be impolite but where you live - although it has very nice views - may not be seen by many people wanting a rural home as truly wild country, worth putting up with transport etc inconveniences to enjoy. So perhaps you are aiming at the wrong market.

I'm not very familiar with your part of Scotland, so please, please correct me if I'm wrong, but so far as I recall, a fairly busy road runs right along the shore of the loch, between house front gardens and the shore. The pattern of housing is ribbon development alongside the loch-shore road, not 'splendid isolation'. The shore itself is not a pretty beach as some people might think, though I am sure it is great for walking a dog or launching a kayak from. One third of an acre of garden for such a large house is not an awful lot. What happens on either side of you? Finally, the nearby naval site is, frankly, a big industrial development, to say nothing of its nuclear implications.

None of these points are criticisms. It's just that some people wanting to move 'out to the country' would not consider these features as truly rural in a way that fulfills their dream. However, I quite agree with earlier posters that for anyone wanting to open a small hotel/guesthouse, or to set up some sort of study or activity centre or similar, your house might sound absolutely ideal. So, as other posters have also said, getting a good sale must be a question of finding the right set of potential customers. Best of luck!

You did and I am grateful for all of your advise and everyones, it is sometimes difficult to see things from a buyers perspective before photo s are taken, and then to late to fix it afterwards without really twisting the agents arm to get new ones done. So getting it right before new photos is really important to me. Again thank you for everyones help

The road outside is not really busy at all. 3 cars in the last hour, yes rush hour has some traffic as everyone goes home ect but outside of that time it is pretty quiet, it is a pebble beach and the naval base is around the bend out of sight is 4.5 miles away and you get to wave at the sub of the day from time to time as they sail by Grin

As I said, I really was not intending to criticise.The house could be a family home, but the easy access to the road would also make it a good place to run some sort of small business from - restaurant with rooms? yoga retreat/studio? small office-based business (eg design studio? accountants? group of therapists/counsellors?) What's the broadband like? And the mobile signal? If they are good, that could be an extra selling point, and it's useful info for prospective purchasers anyway.

There's one more thing OP - whatever reference the EA has used for Streetview doesn't work; it says Streetview isn't available in the area. You can see the house from the main road though so they need to fix that too.
