Where have all the people who want to move to the country gone?

We have a large country house that we have been trying to sell for the last 7 months or so but with only 2 viewings and no offers.
We are quite rural but can get supermarket delivery's ect, so not exactly cut off from the world.
There is a village very near by with a good primary school and a coop and even a bus service every hour to the nearest train station.
The location is great and the views are stunning but is is a large house.
From the house and patio you have a view down the garden to the loch and across to the hillside opposite, it is beautiful.
From looking at other threads on here i know it is "only worth what someone is prepared to pay for it" but it is on for £10k less than the home report valuation already and is priced at less than a 1 bed flat in London.
Does no one want to move to the country anymore?

I have put some pics on to show the view form the house then from the shore and lastly one from the hill just behind the house.
What do you think?

And as I said upthread the local tourism misses us. Helensburgh gets busy but very little comes by us

Ohh this is weird my parents were looking at houses where you live last month and I found your house and suggested it - it was too big for them as there's just the two of them if that helps any!

It was the other month I found it and showed them on right move not due to this thread but it just shows there are people looking, sometimes the time of year helps no one wants to move in winter I find

I think it's a great location and a lovely house. When did the agent say they would update the listing by? I really think you need new photos taken by someone with a more critical and sales-focussed eye. I had a look at the EA's website and I think you need a good local agent selling your house for you, not this lot. I agree it could appeal to someone looking to run a business in the area too.

OP we are your target audience, however information missing for me is as follows.
Nearest secondary school
How much outdoor space
Distance to Helensburgh is real time
Are you near any other amenities
Floorpan
Now I'm not sure if that info is on there, couldn't see it. Ultimately don't make the buyers have to search it out.
Also can't seem to see another view of the house and one of the first things I would want to do change the kitchen.
We sold a semi rural Scottish house last year at 100,00 under home report as it sat on market for 2 years Shock

#FriendshipBraclet the nearest secondary school is in helensburgh there is a choice with school busses laid on.
Outdoor space, the garden is about 1/3 of an acre but just outside that at the top of the drive is miles of forestry land that you can hike or ramble to your hearts content. Go the other way downvthevdrive and you have the loch with all the activities that entails from fishing and swimming or the yacht club if you prefer.
Helensburgh is 15mins drive with a swimming pool ect.
As for changing the kitchen ect, we all want to change and personalise a new home, that is expected.

Yeah, I understand the valuation, haven’t come back since page one. I’m more used to offers over price being about 5% less than valuation. Ie if valuation is 410k it would be offers over maybe 375k.
I suppose guide price is different though. How are other houses priced? I thought in Scotland it was either offers over or fixed price. Guide price may be confusing people? My experience is only Edinburgh though, other areas may be different.

#DragonsAndCakes the offers over thing is not as popular anymore but they put guide price to do something similar expecting or hoping for bids above the guide price. They wanted us to list it at the valuation but we felt a 10k buffer would be more sensible. Didn't want to play estate agent games.

Could you invest a bit of money and convert the house into 4 flats? You could keep one of them and sell them off as you find buyers, or run them as holiday lets.

It's a lovely house but at the moment the agent is expecting the views to sell it and they haven't made any effort otherwise

The floor plan and dimensions are obvious omissions, but so to is any kind of spiel to really set out why anyone would be mad not to want to live there. Commercial possibilities should be flagged up too, as there is a lot of potential

Looking through the listing I had no idea how the house "flowed", and I was confused by things like the gym equipment in the lounge (why not in a bedroom?), and the small dining table (is the dining room tiny? With a house that size I would want to be able to seat at least 12 people for dinner). The kitchen and bathrooms look like they need updating (fine for now, but I woudl be factoring in those costs to an offer) and none of the rooms look "dressed" - the bare divans in the bedrooms were really off putting. Student bedsit is not the look you want to go for Smile

Have you thought about putting it on with multiple agents? Often a higher % but a bit of competition can be very helpful

OP - I agree with PP, amazing house but shit pictures. Not selling it at all, makes the place seem cold and uninviting. Which is a shame because I bet it’s lovely.

Also the default "View on a Map" zoom level on RightMove on my phone makes it look like the house is on the B road. The description for the house should make it clear it's not right on the B road.

Really if you are having to spell these basic things out to the agent, you should get shot of them. Which agents specialise in the large country houses in that area?

#OlennasWimple the gym equipment is in there just because the is so much space, 3 people can train together with plenty of room, so we use it as a gym.
The dining tables are not small, the lens the photographer used makes them look out of proportion. One is a 6 seater and the other expands to seat 8 or 10. You could easily fit a much larger table if required. I did put the room sizes and a floorplan on page 1 of this thread, but I agree the agent has let us down with this half hearted listing.
As for the divan bases..... Teenagers who were supposed to have put them back on their beds!

It's a lovely house, but not where I want to live, sadly.

Also, the rooms have been photographed to look as big as possible, but it doesn't feel very cosy. I would worry about heating it. In some of the rooms, you could rejig the furniture so there is less empty space in the middle.

I had a look on Rightmove & the main local agents are Allen & Harris, Clyde, Slater Hogg (all big names) plus a local one - Property Bureau.

Can I ask why you're using an agent from down south? It's a little unusual & I wonder if that's putting people off.

Also noticed that there are a lot of properties at 400-500K plus which have been on the market a long time in the area. I suspect the higher rate of stamp duty is putting people off.

Also most of the other houses on at 400 to 500 are much smaller but in the more expensive Helensburgh

I’m really not sure about offers over being not so popular any more. A search of houses £375k to £475k within three miles of Rosneath brings up 19 houses, 14 are offers over, 4 are fixed price. Yours is the only ‘guide proce’ one. It’s not a massive factor, but you need to remove any obstacles to viewing.
