Anyone know East Dulwich?

I’m looking at areas to potentially move to in London (not immediately, but starting early). A few people have recommended East Dulwich to me so I thought I’d go down on a day off and have a look around. My question is this, where’s ‘the strip’? Is there a high street as such? Shall I just head to East Dulwich station and wander around there? Just wanted to get a feel for main part of it.
Thanks.

Lordship Lane has all the shops on. Wander down there. It's a lovely area.

Lordship lane is the high street and has loads on it, great restaurants, independent shops etc.

There is also northcross road which has some more independent shops, and also has a great saturday market with food stalls.

Either side you have two great parks - Peckham Rye and Dulwich Park, both lovely with great cafes.

I'm just up the road in SE23 (also very nice!) but I love East Dulwich and visit often to eat out or go to the parks.

Great, thanks. I’ve lived in London for 15 years but never ventured into this area! Hoping it’s as lovely as people say.

Also Bellenden road and Rye lane.

What kind of thing are you looking for? If you want thoroughly middle class nappy valley, then ED delivers in spades. Lots of Clapham refugees.

If you want something with more of an east London vibe, then peckham would be more up your street. Also better for transport.

If you don't mind a bit of edge and grime then closer to Camberwell you get a bit more space for your money.

Mintylemons · 07/03/2018 16:32

Well I live in East London now so...

I’m thinking about good state secondary schools and a bigger house with a bigger garden near some shops and places to eat basically. I was looking at Tufnell Park/Muswell Hill etc but it didn’t hit the spot. I don’t know Peckham or Camberwell either so can add to the list.

For big houses and good state secondaries (academic and not rough), you’d be better off looking in the burbs (zones 5 and 6).

Whattodowithaminute · 07/03/2018 19:17

Herne Hill/North Dulwich worth a look too. Some in charter secondary catchment, good primaries too. Brixton, North Dulwich, Herne Hill Denmark hill, Loughborough junction give great transport links across the city.

Mintylemons · 07/03/2018 20:01

When I say big houses and gardens I mean bigger than my little terrace house now. I’ve looked on Rightmove and seen some beauts all near good/outstanding secondaries, so I don’t think I’ll be heading to the burbs yet.
Herne Hill is another one people seem to like, it’s hard when you’ve no concept of the transport links. I’m quite spoilt living on the tube.

What do you want from the area? It's nice when you have a family (we are down the road). But if you don't have kids, there are better places.

Mintylemons · 07/03/2018 20:21

I’ve got three children (eldest is only 5 at the moment), so I’m looking with a longer view at secondary schools. I want a nice, quiet area, Victorian houses, nice shops and restaurants as opposed to whete I am now which is all funky, but quite dirty and noisy.

North dulwich is amazing for schools. And a thoroughly white middle class professional enclave. Diverse it is not. Nice, yes it is.

You’re looking at a mill for a terrace and c.£2m for a nicely renovated 5 bed semi...

FluffyWuffy100 · 07/03/2018 20:31

I like dulwich hamlet catchment area

Mintylemons · 07/03/2018 20:35

2 mill a tad over budget!

RaspberryPi1 · 07/03/2018 20:43

What's the budget? And will the kids be going private?

Screamer1 · 07/03/2018 20:43

Minty, I could have written this exact post. Down to every location!

Mintylemons · 07/03/2018 20:51

Budget probably 1.3-1.5 and kids state.

Maybe I’m not being realistic.

East Dulwich must be MN central. We used to live just the other side of Goose Green in Bellenden, it was lovely there. (and a bit cheaper).

FluffyWuffy100 · 07/03/2018 20:57

You can get a v nice house for 1.5

Mintylemons · 07/03/2018 21:02

I’ve seen houses I know we can afford, but I’m not sure where to look hence my reccie to have a look round. Think it’s going to take a few visits!

Sydenham Hill?

FluffyWuffy100 · 07/03/2018 21:03

Not sure you’re inside Hamlet catchment here but Judith Kerr is actually really on the up apparently.

My boyfriend and I live in ED and we're currently looking at 4 bed houses from £1-£1.1m, so your budget is doable.... The main issue you need to be sure about is the area.

Come and explore!

Whattodowithaminute · 07/03/2018 21:03

Some v ethnically and socially diverse schools in Parts of Herne Hill North Dulwich just not the village infants...
