I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

That's really annoying about your neighbour's DIY, Pixie. The house we are buying needs a lot of work and I'm worried the new neighbours will hate us. We will get it done as quickly as possible though.

I think I use 'cheeky' offer just to mean one that's quite low and unlikely to be successful but worth a try. I've never really understood the idea of an 'insulting' offer tbh. An offer is an offer, either accept it or not as far as I'm concerned.

I'm sure your neighbours won't mind work as long as you're considerate of them Helen, & don't damage their property & cause lots of mess etc. Our neighbours have been at it for 18 months now so it's beyond piss taking. Plus, the eyesore they've created has to be seen to be believed. They have at no stage ever considered us within this project. They have certainly narrowed the number of people prepared to buy our house. We try to present it as a plus point because it shows they can basically get away with anything as far as planning is concerned. We have had people looking at their plans online & wanting to replicate the work, but unfortunately none of these people are at a point of being able to offer yet.

Ive been following one of these peoples houses online & expected it to go sale agreed super quick, because it is stunning & very well priced, but it hasn't. Goes to show how utterly dreadful the market is here! Hmm We have a month to go until our vendors remarket their house, so all is not lost as yet, but its getting close. We went to look at a new build in a development today & they are now saying that they will consider offers on the remaining homes left in the current phase, something a year ago would of been unthinkable. Wish 95% of the people selling in the area would get the idea & price theirs a bit more sensibly so we have some other options to look at, because at the moment barring the new build there is simply nothing!

pixie we only had until 3rd Feb to find a buyer and just about squeaked in so don't panic yet! Keeping my fingers crossed for you!

They think I will pack up a 4bed house with games room to go into storage or rented. WHY??

Hi can I join! House has been on since June, took it off for December and back on with a new agent now. Old agent had plenty of viewings but feedback was always the same- they need a garden. We have a coach house and it has been known since day one there is no garden so don't understand why the agent wasn't doing their job and telling potential buyers there is no Garden! I even told them to make sure everyone knows before they come round there is no garden. Haven't bothered looking too much, isn't a lot on at the moment but not having any luck with ours!

Hi sammi, welcome to the nut house lol. Your agent really needs to clarify on the details & doubly to any interested parties wanting to view that your house has no garden. They're wasting so much of your time. You must be furious! Hope the new EA has more common sense!

No news here. The guy who viewed last Wednesday hasn't come back with feedback & ignores messages from us & the EA. Very rude! Angry How long does it take to fill out a short feedback questionnaire online? About 2 minutes! Took me longer than that to prepare & show him the house! Angry I was hopeful for this one because he lives in the next street & knows the houses, so couldn't use "its too small" as an excuse! We get the message, but would just like confirmation as to why! I'm guessing its next door, because he did seem a bit taken aback when he went out into the garden & saw their hideous structure/eyesore!

I'm not sure how much longer I can put up with this. Its 10 months today since we first went on the market, yet we're back to square one with no end in sight! Sad

@Pixiedust1973 I feel for you. I'd been lurking on the other chain thread throughout last year but never posted as I was literally too stressed to put all the details in words.

Long story short, we were a year on the market - managed to "sell" our house easily enough (desirable location and sensibly priced) but every house we had an offer accepted on then stalled us so we lost our buyers. Our [multiple] vendors were never able to find anywhere to move to.
I tallied it up and we had five buyers for our property (four of which pulled out) and we had five offers accepted on other properties ... one of which kept us waiting for FIVE MONTHS for them to find something to move to (in that time we lost two buyers).
We finally achieved a complete chain and moved at the end of last year into the best house of all those we'd viewed. It needs a bit of work but it's on a great street in a great location and is the biggest property we viewed. Everyday my DH and I say how happy we are to be here and that it makes all the pain of the failed chains etc worth it. In fact, if we hadn't lost our buyers/vendors when we did, we probably wouldn't have ended up in this house, so it worked out for the best.

I really hope everyone on this thread eventually ends up in their perfect place with minimal stress. x

Aww glad to hear it worked out for you OneDayIWillHaveAGreatUsername. Gives me hope for the future. Flowers Our agent is going to pop round at some point to have a chat with us. She is a friend, so we know she will be completely honest with us about any changes we can make, or if we simply need to wait it out, which I fear is the case.

That's good you have an EA you can trust - that definitely is important. We were really pleased with our EA (we had debated going with Purple Bricks but I feel all the EAs involved earned their fees as they kept our chain intact at the 11th hour).

3 viewings. no offers. One said too expensive and didn't like the garden.
Very nervous as really don't know how this will go and the general feeling isn't good

We did go on with PurpleBricks OneDayIWillHaveAGreatUsername. Best thing I ever did tbh. It really is the future. We got an offer on our house at 1040pm last week & were on the phone to our local agent about it at 1045pm. What high street agent does that? I feel its hit & miss with all EA though tbh. I had such a bad experience with a local agent I refused to have any more to do with them. All the high street EA are quick to rubbish PB because they can't compete on price or service!

Anything booked in for this weekend yet sixteenapples? Im feeling the same way as you tbh. Its simply dead here at the mo & those that are viewing can't tell the difference between the overpriced houses & the few priced to sell, so look to reduce crazy amounts!

We decided to book in some viewings for this weekend, to see what is out there in case we lose the chosen house. Only 2 out of the 5 are priced appropriately, but we will see the other 3 just in case they have motivated sellers prepared to move with the market! We have a viewing on our own place Sunday evening. Odd day & time to view, but that's the joy of being on with an agent like PurpleBricks where were available pretty much all day every day at short notice!

veuveo I don’t follow. Apologies if I’ve missed a post. Are you saying that despite having a house to move to your agents have told your buyers you will be going into rented?

Francois- not sure what they've told my buyers- they just seem to think it's reasonable to ask me to sell my house, back up everything into rented or storage, despite having found a house. Confused

Common lie EA tell unfortunately veuveo. Sometimes sellers will say they'll vacate to hook a buyer in & then when they've found a property they want to tie it in. In your case it is pure lies on the part of the EA. They need to put the buyers straight asap on this so they don't end up blaming you for it & possibly even pulling out!

We are buying not selling but finding it all very difficult at the moment. In a very nice leafy London suburb, FTB with mortgage approval ready to go, good deposit and ready to move at short notice.

However there is very little on the market, what’s on is staying on for months with no price drops, and asking prices are incredibly variable for similar properties. Also it being London we find people trying to pull all sorts of tricks- listing property as a 3 bed but on closer inspection seeing that it’s actually 2 beds with a kitchen and separate reception room.

In October we put in an offer on a 3 bed, mid terrace ex-council house which had been on the market for 6 months. 7.5% under asking- we were told in no uncertain terms the vendors wouldn’t entertain offers at anything under asking. So we walked away. House still on market. Now, planning to offer on a lovely 3 bed mansion block flat, but am totally at a loss at what to offer as there are almost no sold prices in the past year nearby. I do know the vendors bought in 2014, have made no major changes (same kitchen, bathroom etc) and are asking for £300k more than they paid!

Hi Paranormal. The market is pretty much the same where we are, so I feel your frustration. The amount of properties that just continue to play musical estate agents rather than reduce their price is ridiculous! I honestly don't get how some of these EA come up with prices for their properties. We saw one yesterday, been on the market by "discreet advertising" which seems to amount to doing little more than fuck all on the part of the EA from what I can see, because closer inspection tells me that there is historical data showing its been on & off the market at 599k & 595k for 3 years now. Shock Because its on with a tin pot local EA & has had no obvious advertising online, its no wonder!

The most recent comparable sale on this house I viewed in a small cul de sac was Sept 2015 at 565k, so heading towards the height of what properties could potentially achieve pre-Brexit, so realistically the house we saw, considering the fact it needs a few bits doing to it, an offer of 550-560k would be appropriate, or even a little generous!

As to the mansion block flat you want to offer on. Are there any neighbouring similar properties you can look at data for & calculate a roughish percentage increase, then add or subtract based on the condition? That's what I do. It's not an exact science. Could just be greedy vendors trying their luck here, but it can get you into a reasonable distance of whats realistic. At the end of the day, it comes down to how much you can afford & how much you want it though!

A similarly sized flat in neighbouring block went for £670k in September last year, in broadly similar condition. Place we are looking at is asking £730k so doubt they’ll accept that. We don’t want to stay forever (probably 5ish years) so nervous about negative equity. DD starting school in September so limited in how far we can move right now- need to stay in catchment.

Ooh, that does seem to be quite a difference there. Its almost 9% more expensive than the recent sale. Could the other flat be marginally closer to the schools? I know that even a few yards can make a difference to chances of getting into a preferred school & so prices may reflect it! Just an idea. Id have a word with the agent perhaps & ask how they justify the price if there are no apparent differences to substantiate such a massive increase! It could always be just greedy vendors trying their luck. There is an almost identical house to mine on for 12.5% more money. No way is it worth that much more. A case of greedy vendors there!

How has everyones weekends gone? Any luck with viewings on your own places or in finding that dream home? Bit of an update on my own situation. We found out Friday that the vendors of the house we've been hoping to buy for over 6 months, (who said they'd wait until end of the month before remarketing) have signed up a new agent & are having an open day in the next week or 2. Of course, we were disappointed but arranged to view other potentials on Saturday in case we lose out. Now we're in a bit of a dilemma, because we may well have found a house we like better. Well, probably not the house, but certainly the location. I may well start a new thread on it to get others opinions!

As to our own sale, we had one viewing yesterday, one tonight & one tomorrow morning, so things are picking up. We may well have to decide soon! Grin
