Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

I’ve got some catching up to do but managed to see your house Flaming. It’s lovely and quite a bit of house for the money. One thing that stuck me was the couch in the kitchen area. It just feels a bit in the way if that makes sense? I don’t know if it would be possible to move it anywhere. I hope your neighbours agree to trim back the trees for you.

Our original buyers are still our buyers..! Bit of miscommunication on the EA part. Basically their AIP had run out so when they said they couldn’t proceed that’s why but the EA took that to mean they were no longer interested! I’ve not really been impressed with the guy who has been handling the bookings and stuff for us in all honesty. Feels a bit like he drops the ball and then things magically get done when we contact him.

Received the memorandum of sale on Thursday and now we’re waiting. No clue what happens next - assuming the solicitor will contact us shortly but if we’ve not heard anything by Monday I’ll be on the phone to the EA just to confirm. We’re actually moving the majority of our stuff out next week, just leaving the white good in for the moment as we don’t need them. DH and I will be coming back up to clean the house/check on the house over the coming weeks.

Progress so far has been so slow and I’m keeping my fingers crossed that everything else goes as smoothly as it can from now on.

Can I join? We put our house on the market a week ago. We need to move area for the children's schooling. I wish we had never moved here it's just a logistical nightmare for us. How long has yours been on the market before viewings started? Is it a bad time of year to sell?

So I had my 2 viewers yesterday. The first couple stayed nearly an hour and have just arranged a second viewing for Monday. They seemed to really like the extra land and are cash buyers Smile

The second viewer was a lady who had already been once. She said she's in love with the house and was taking pictures and measuring etc but I don't think she's actually sold her house yet...

Whilst doing the viewing the Agent called and I have a brand new viewer on Monday, so I'm cautiously optimistic but trying not to get my hopes up too much.

I think this is a bad time of year. When we were selling this time last year (after our sale fell through on day of exchange) we had viewings up to around now, then they just fell away as people start thinking more about holidays than houses!

We had ended up with a bidding war in April (when we 'sold' it) In late July, not a sausage.

We took ours off the market and planned to remarket in September. Our plans changed and we didn't do it.

I think what this thread proves is that it is not a precise science though!

I certainly wanted asking price on mine, but I kind of resented paying close to asking price on the one I bought.

I think estate agents factor in people wanting a bargain, so it is difficult to know what price they really expect to achieve.

I think a lot of estate agents are liars too, unfortunately.

Hi @BeauticianNotMagician81, to answer your question, my house has been for sale since early June and I'm getting 1 or 2 viewings per week. I have been told the Summer Holidays are supposed to be a slow time to sell but to expect an upsurge in September. Good luck Smile

Hi @BeauticianNotMagician81 ours went online midday on a Monday, first viewings 7pm that evening. Offer next morning.

But it was the viewing we had the following Monday that resulted in an offer the following day - that's the offer we accepted. Cash buyer.

Ready to exchange now but our purchase isn't, but we are hoping to complete 31st August.

Sad Well, it looks like I spoke too soon. We had the low offer on Monday, didn't immediately dismiss it but it took till Wednesday until we started considering if we could make it work & we found a couple of real options. Then last night when DH was driving home from work he noticed one of our competitors has a SOLD board up & now the potential buyers are not answering messages. I have a feeling that because we didn't rip their arm off at their incredibly low offer that they've gone elsewhere! I'm so gutted I could cry. Sad I just want to know one way or another now!

I do hope so but I'm not letting myself get excited at all now. Not after the second viewers bailed. We're supposed to hear back from them Monday. Doubt we will like.

Thanks Flaming. I think in a years time you may have a closer idea of how I'm feeling tbh. I was pissed off after a few weeks/months, but 16 months down the line & numerous loves & losts, chain breakdowns & wasted cash to still be at square one, its gone way beyond pissed off & is hopefully not going to be something you have to endure. Loveka we would like close to asking for ours as where we are moving to is much more expensive. I think ours is priced about right. One of the cheapest 4 beds in the area but we've been here a year and it's showing the improvement from when we bought it at a great price last year. It needed so much doing it was disgusting.

Hopefully Wow a cash buyer you did well. Hope it all goes smoothly.

Moving I hope things improve for you. I dread this. Our next home has got to be right as I cannot move again it's all so stressful.

I just want to be able to offer on the house we like - I wish we could get as many viewers through the door as you have been getting!

wow just caught up on this thread and there is a lot to take in!!

@flamingo We were in exactly the same position as you. we had a non proceedable offer from.somone who hadn't sold their flat. It was a close to asking price offer and it really put us off dropping our price. That was almost two months ago. in the meantime we took pur house off the market because after 40 viewings we were exhausted! but yesterday we had a call from our EA to tell us that they were now proceedable and wanted to know if we would still accept their offer and we have!
Hang on in there because chances are they will sell and will want to go ahead with you!

Now we just need to find a house we want to buy!!

twinky ah that's good. Our non proceedable offer are still interested in our house but they're not getting many viewings it's a 1 bed back to back terrace so the market I guess is somewhat limited

heard nothing from Saturdays viewer yet but estate agent did leave a message, have another viewing at 3.45 who have just booked in today

Oh goodness, this thread went off on a bit of a tangent since I was last here!

We're still under offer, hurrah, but I feel utterly sick that the house will be down valued, our broker says they'd been having a few recently and now bloody BBC breakfast ran an item about it this morning Angry

We paid £172,500 in 2014 and have sold for £224,950, we're not going to get away with it are we??

Got feedback from our latest viewers (the ones who turned up late and whizzed round!), they'd decided they want a house 'on it's own' rather than on an estate.
