Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

tobeclear it wasn't the EA that told me they were going to the bank it was the viewer - they are physically going to an appointment to the bank Saturday. if the estate agent had said that to me I would have just thought yeah whatever, but the viewer definitely actually meant it!

ah I know, I shouldn't get my hopes up and like you say I have done it before.... I dunno, there's something about this couple that I trust to be honest. Probably v naïve!

I am awaiting feedback from the EA but going to tell them to ask for updates for me!

EA cant get hold of them but I know she works in a nursery and him on a building site so its no surprise really. Hopefully will hear something today.

I reaaaaaally don't want to miss out on that house! hmph

Fingers crossed for you flamingofridays.

Well we got feedback from Sunday's viewers, our house is too small for them long-term (we're a compact 4 bed with one bathroom, they have three children). We'll leave ours on the market until the point that the house we want sells, then take a break and consider extending v selling next year. A few months ago houses round here were selling v fast but its all ground to a halt.

we're in Halifax so not all that far away from you!

yeah we seem to be having lots of viewings I think weve had around 18 ish in the last 6 weeks.

doesn't matter though really because none of them have bought it haha!

what was the feedback from your other viewings?

ours has all been house is lovely but area not right or garden too small (you can see clearly on the picture how big the garden is but whatever!)

We've mainly been getting people from other areas looking around (this is classed as a 'nicer' area of the city I guess), then giving feedback that the house is smaller / more expensive than their current area. Nothing I can change which is frustrating!

we're the opposite, in a less desirable area although absolutely fine but not fashionable.

still heard nothing. getting nervous now because we've had this before

two viewing, saying all the right things and then total radio silence

you were all right, shouldn't have got my hopes up because out of fucking nowhere they are now "unsure about the area" so they have gone from we definitely want it to we probably don't actually in less then 24 fucking hours.

we are going to be stuck here forever and I am going to be miserable for the rest of my life.

flamingofridays You say nobody will buy it because of the area, but how do other people manage to sell their houses in that area? Surely the area does not stop all house sales, it just makes houses in that area somewhat cheaper.

To be honest nor a lot ever comes up for sale here but when it does it sells... ours is priced 2k higher than one across the road which was smaller than ours with no garden and no parking. That sold in 2 weeks.

Ours is priced for the definitely not overpriced.

flamingofridays Markets change, and today's market is telling you loudly that you have not priced your house correctly for today's market. Rather than trying to fight the market, which is only making you very upset and exhausted, maybe you need to change with the market. You can always use that same change to negotiate down an onward purchase.

sophie I actually find that quite ride considering you have a) never seen my house and b) have no idea how it's priced or know the area it's in.

We've had lots of viewings. It's not overpriced. Nobody would view something vastly overpriced.

flamingofridays When my mother could not sell for over a year a few months ago, the EA told her that the market had spoken. She then dropped her price 20% and sold the next day. The market is speaking to you.

flamingofridays My mum wishes she had dropped her price much earlier, so she could have avoided that year+ of frustration and disappointment.
