Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Fingers crossed Arctic. Couldn't agree more about being sick of prepping for viewers, cleaning, buying new flowers etc etc. Its cost me a fortune. I had a message today from a friend who was lucky enough to sell their house very quickly telling me all the stuff they did to declutter etc. Hmm I know she means well but it just pissed me off. Its not as if we just sat here & didn't lift a finger to prepare for sale. It's a fucking full time job keeping this shoebox tidy. The issue isn't our poor presentation, its purely square footage!

We reduced our price by 10k 2 days ago & still have absolutely sod all booked in this weekend. Starting to think we'll be stuck here forever! Sad

Got really good vibes from both sets of buyers this morning so now we wait...

Have been meaning to post in here, but it's all moving so quickly.
House on market on 14th may at slightly unrealistic price (10k over comparables). However, we are a huge corner plot with powered log cabin, garage etc that they don't have.
Third viewers came back the next day and offered 13k under asking. That's bang in the middle of a realistic price range, and they were FTB, so accepted. Agents round here keep houses on the market until survey has been booked in ( unless they actually offered asking price).
Have had another 5 viewings since and a second viewing today.
We have no intention of screwing our buyers, but I like having plenty of interested parties in case our buyer drops out.
Had an offer accepted on a house yesterday and that makes our chain complete.
It's all worked out nicely so far, fingers crossed!

Anyone 'stuck' selling a house, just reduce by £1k every week. Will sell eventually. It's a market.

Jenny, interesting view - literally never seen anyone reduce a property by less than 5 or 10 k at a time and usually seems to be 20 round here

We’re not desperate to sell so if we can’t get a good price ours is coming off

Had another viewing on Saturday, got feedback yesterday that the viewers didn't think our bathroom would 'work' for them.

I hate EA speak. I'd rather just be told they didn't like it!!

No more viewing planned even after the reduction so starting to lose the little positivity that I had left. Fingers crossed we start to see a bit more interest soon.

I'm so nervous that something will go wrong, even with only 3 in the chain.
Offer was accepted on Saturday. I've already completed all the solicitors forms, booked the survey, arranged a date for mortgage application and had removal company quotes.
Not sure I could be more organised!

Woo! Congratulations Kiz. Everything crossed for you!

We ended up having 2 viewings last weekend, both booked on the day, so lucky I was prepared lol. We had another viewing on Tuesday, again booked on the day & one booked so far for Saturday, with hopefully more to come. We have 4 new places of interest come on the market that we're going to check out ourselves.

Fingers crossed this is a successful weekend of selling/buying for us all!

Been feeling really down about it all here tbh. Not sure how much longer I can carry on. Just don't think its the right time to be selling. Had a think the other day & the last real comparable house to ours that sold was over a year ago. Larger houses that have been extended or loft converted & are on for a lot more money, are selling & people will choose to buy ex-local authority houses in less desirable locations before houses like mine, purely based on square footage & not wanting to do any work. Its so frustrating because we're stuck in a 2 bed plus box room house with 4 adults & are literally bursting at the seams. Of course it doesn't appear that way to viewers because the amount of stuff I have to put in our cars & the garage before every viewing to open up the space is ridiculous!

Worst thing is that we found a dream house on Saturday. They had already received an offer on Friday but were honouring the booked viewings before no doubt accepting the offer, which is apparently a good one. Sad Because we love the house & its on with Purplebricks I was able to contact the seller to say how much we love it & that we'd pay the full asking price if we had an offer on ours, in the hope that because they are yet to find, they may take pity on us & give us a little time. Don't expect it though so I said to keep us posted if things don't work out. Not heard a thing back from them, but thats possibly because its an elderly couple & they're not so great with the internet, plus the PB website is pretty un userfriendly & they may not know they can respond. On the plus side we have a viewing booked in for a weeks time with proceedable viewers so 🤞!

Moving Sympathies from me I know just how you feel. I feel like half our life is squirreled away in the garage, weekends and evenings are wasted cleaning for viewings which never go anywhere, the house we want is sitting waiting for us a few streets away and we just can't do anything. As the hours tick by this morning it's feeling unlikely that we'll get an offer.
Is there any scope to extend your property to give you some more space?

Tbh I don't want the hassle/stress/mess etc of extending Arctic, I want to move. Plus it is unworkable for many reasons. I had 10 years of living in a building site with my ex & I have had enough of it. Current hubby can't pick up a paintbrush so everything would be left entirely to me to deal with & I have ADHD & social anxiety, so the thought of having to source out & deal with builders/architects etc & pretty much live with them for months on end is unthinkable.

I also have many chronic health conditions & 2 kids with autism & their own health issues, plus my elderly father. I don't want or need more stress. The frustrating thing is of course that this process is taking so long that we could have extended or converted the loft & sold the house quicker & for more money. Hmm

Sooo sick of it now! I just need a break! Sad

Hello everyone! I've been watching this thread for weeks as I'm in the same horrible position...

My DH owns a flat with his brother in SW London. They bought it together just 3 years ago whilst they were both single. Now things are quite different, neither of them live there and it's finally on the market (after a few tedious arguments last year). It has been on the market since the beginning of April and has only had 2 viewings in that time. We've dropped the price once already, but it doesn't seem to have made any difference. It's very hard to tell if it's overpriced or if it's just a stagnant market.

DH and I have been looking for a house to buy for the last 12 months or so. Last year was mainly market research as his brother hadn't agreed to selling the flat at that point (other story!). A few weeks ago we found a GORGEOUS house and have had an "offer accepted in principle", but understandably the sellers are keeping it on the market as we are not ready to proceed.

The added difficulty is that they bought the flat using the help-to-buy scheme, which means whilst it's empty they cannot rent it out, nor can we buy anything else with the deposit we have saved. It HAS to go before we can move on. It also means that the 2nd generation of owners will have to pay full price, as it is no longer a new build so they will not be eligible for any help-to-buy loans.

I'm pretty much just waiting for the EA to call and tell me the house has gone to someone else...

Nothing here since my last post, no viewings booked in either since the price drop. Not really getting our market at the moment-there's loads of flats like ours on the market (bad time to go up obviously) and some seem to be sticking around but some are going straight away with no obvious reason why?

Have our weekly catch up with the EA again tomorrow so I'll see what they say. They don't seem to be getting any direct interest from Rightmove/zoopla though so maybe we're in the wrong price bracket entirely?

@CarolineTheChemist I haven't looked at any houses with an online EA so haven't really got any suggestions, except loads of the listings I've seen from those companies have dreadful photos! So that would definitely put me off.

We've accepted an offer! Yippee. Just got to boot out the vendors of the house we want now. Thought I'd relax a bit now the viewings are over but it's just another lot of worry. Keeping everything crossed.

@Caroline your situation sounds grim, help to buy was a stupid idea & relied on prices going up or people staying put longer term.

Is it not possible for one of you to live in the flat until terms change? Maybe air bnb? Or are all forms of renting against the rules?

We've just bought in SW17 & the market is dead. It had reached ridiculous prices though so was always going to struggle in a slow down. Might be better where you are & worth hanging on. Keep checking registered sale prices (not asking) to get a better idea about your market position. Good luck!
