A lot of people are saying buy based purely on what they'd get near them. Ok.. .I could get something similar or slightly bigger near me for thr same money. I wouldn't... the garden, the road and the work. Just because it seems cheap to many doesn't make it a good buy. It's a lot of money really.

It looks a much better buy imo. Cheaper, better garden, better decoration, nicer kitchen, better lay out, less maintenance, better primary and secondary schools, less congested neighbourhood, and still close to green spaces and the seaside.

The "living room" as shown on "layout" could be easily turned into a nice space for your mum. More easily than in the house you are enthusiastic about.

I would also wonder why it has been on the market for so long. I would ask the agent if any surveys have been done in the past 2 years, which surveyor/s did those surveys, and if they have copies and/or what the issues were. You might be able to get a cheaper survey by using the same surveyor, and/or find out some issues just by asking the agent.

Proceedable generally means you can stump up the money in cash or have a realistic prospect of a mortgage, ie an agreement in principle and evidence of your deposit. Not that you have already exchanged.... that is what is odd.

My guess, personally, is that they are unreasonable sellers or previous sales have fallen through - who knows for what reason.....could be flaky buyers, could be results of survey, neighbour dispute, anything.

I used to live in a very similar house - same period, same style.

There are only two things that would put me off; one is that the very large hallway (and presumably upstairs landing) sucks warmth out of the property and is very expensive in terms of heating; the other thing is that the hallway tends to act as an echo chamber for any sound around the house, and that soundproofing anyway is poor in houses like that - when you visit, get someone to walk around heavily upstairs and bang a few doors while you stay in the room underneath.

Apart from that, lovely house, loads of light and inside space.

Yes, proceedable means sale agreed on whatever you are selling, mortgage in place etc. Exchange is when it all
Becomes binding, you put up 10% as a deposit, and you commit 100% to a completion date. If you had to exchange before agreeing an offer on the next place everyone would be moving in and out of rented between houses

I have Freda but it's a bit meh imo. Don't like new builds, there's no character at all. Everything is smaller too, apart from the outside space.

I take on board the comments though, it is expensive for this area really, a lot of money to throw around.
The school thing isn't an issue as DC is/are home ed 😊

I will ask about the surveys.

Lulu - I don’t really like the house either but it’s what id buy over the op’s house if I needed to get my kids into good schools as opposed to ones requiring improvement

Lots of people do go into rented! If the seller wants someone who has exchanged, that’s what they want. In areas where getting the right house, but there are loads of people after it, you may well not be “proceeded” with if you need to sell. I know because we are in that position regarding a flat we are buying. We have the money. That’s why we are the buyers! People who had buyers for existing property but no contract exchanged didn’t get it. We were in a position to buy and no chain.

Although for this house it makes little sense because it doesn’t have likely buyers fighting for it, and I think they want a builder.

I'd be very put off by this idea of not being allowed to look at it until you've exchanged.

Also, the kitchen looks rather tired and past experience tells me it will look even worse in the flesh. It will need replacing soon enough and will come at a price.

Another one saying protect yourself should mum go into care.
I’m sure you will but it would be awful to have the LA put a charge on her half of the house.

One chap had to come out of retirement to pay back the council £30k for his fathers care because his father had contributed over the years to the running of the sons house he was living in.

They have a long reach.

I love it! It was a lovely feeling about it.
The paved garden is fine. It could be made wonderful with lots of planters etc. And so near the beach. I'm envious.
