Ann - yah! I like it when budgets come together. There is nothing worse than that horrible knot in the middle of one's stomach when a budget does not balance out, horrible, horrible feeling!

Lubey fx that you get the rental you are looking at.

AnnPerkins - yes, I have sent it but I have to admit I was a bit snarky about it (regretted it immediately afterwards) but I am so very tired of having to provide the same thing over and over again. They have thankfully confirmed that they will send it this time. What are the odds that they ask for it again?

We are hoping to be able to exchange in 3 weeks and then complete a week after that. So fingers crossed we will get to be in the new house before xmas!

HoneyB, I hope you find a house you like soon - it sucks when the one you like falls through Sad

Anyone else close to exchange in the next two to three weeks?

fialor hopefully me! We are in rental after selling last year and went into a rental to break the chain so need a month beteen exchange and completion. We are aiming for exchange 14 Nov and completion 14 Dec. Hmm will be an interesting next few weeks!

Exchange #1 done and we loved and bagged the rental. GET IN Grin

The best thing about this is we can move stuff over bit by bit from the 18th Nov and our completion date for this sale isn't til the 30th Nov

Now we are bottom of a chain of three & just need the top of the chain to stay the feck together for the best possible outcome

Serial and Ness, hopefully move is going well and you've moved from the careful box/furniture direction to screeching 'just put it ANYWHERE' and ending up with a kitchen full of random boxes.

Pixie - I really hate the chicken and egg thing with mortgages - our EA usually looks for AIP before letting them offer - we kind of did a bit of testing the water with our lender, but having had a shitty experience with FTB-ers, I quite get it. It's just crap going back to bloody viewings etc. Let's hope for real cash buyer with no chain as your first viewer and they love it!

Usually - I would certainly tell EA that doesn't work for you and get them to manage it and earn their money!

So - today our start of the chain utter pain in the backside idiot finally got the deposit...wait for it...in the form of a cheque from his Dad!!! I shouldn't have been surprised I suppose. But we're all on for exchange next weds when the cheque has cleared in the bank.

I feel a lot better mentally but still a bit wobbly. We are due to complete on 16th and somehow I need to confirm school places and buy 2 lots of completely different uniform as well as all the utilities crap.

I have a question: our mover requires payment in full 5 days prior to the move - can I stick this on a cc as we have no cash lying around until after completion when we know there will be enough surplus for all the costs etc.

Thanks to lazy, Olivia and pixie for you support. Unfortunately there is no estate agent involved in this sale as it is a shared ownership flat that is being sold back through the housing association.

I got a call from the housing association this evening saying that countrywide had contacted them saying they had tried on several occasions to organise the survey but that I had refused all dates! So frustrating! I told her the situation and she's going back to them again.

Apologies for going silent but for a catchup - things got worse before they got better. On Tuesday afternoon, DH calls solicitor to be told they are finally working on our file. Literally no more than an hour later, EA calls our solicitor, only to be told that, no, they've not picked up our file today. DH calls solicitor again to ask what the heck, only to be told, once again, they'll be dealing with it tomorrow. On the day we'd told them we'd really like to exchange on! We're now liable for another month's rent, which we had budgeted for but still seriously miffed that we wouldn't have had to pay this, IMHO, if people had just got on with things when they were supposed to.

I then threw the mother of all hissy fits to the sales team at the solicitors. Well, it clearly did something because they actually made some progress on Wednesday and got the queries list down to just a handful. They've been working on them today too (well, as far as we can tell - there's been some hiccups over whether some documents had been sent/received between the two teams of solicitors). Touch wood, we might actually be able to exchange tomorrow but, at this point, I will only believe it when I actually see it happen!

Yoga We were thinking about dropping them about a month ago (when we found out they'd been sat on contract packs for so long) but got convinced by others that, in their housebuying experiences, we were 'within weeks/days/hours' of exchanging and anybody else would take longer to start over than we had left to go (and there would be, of course, no guarantee they wouldn't mess around as well!).

Honey Sorry to hear you lost your house. This one were only now is our second after one fell through. In hindsight, it was kind of a blessing because there was a lot wrong with it that we were overlooking because 'it's going to be our first home, yay!' but I remember being gutted at the time. Have my fingers crossed that you'll have an 'in hindsight' moment too but, in the meanwhile, here's Wine

My parents have some funds at the moment, a rare thing. I plucked up the courage to ask to borrow £500 towards movers costs (doing a bit of FB selling to scrabble some more together) and they were happy to and insist it's a 'present for moving after such a crappy time' I didn't want to accept as they are not well off by any means but they said if I don't accept it then please let the DCs 😘 Which is very sweet. Once we complete we'll have the funds to pay all the fees etc. Phew!

FTB well done on catching your solicitor out - I'm still astounded they lie so readily despite my employment in the police. It's the law ffs! Why are you lying?!

Just an update for those who can't yet see light at the end of the tunnel. Sat in car watching my house being loaded in to a trolley and waiting for solicitor to call. It is almost 12 months since i first sold my house and I'll be sleeping in my new one tomorrow!

Just checking in...reading all the post but I can remember everyones names 😣 so I wish you all the very best whatever stage you are at 👌

We are no further forward than the middle if last week...our solicitors are good to go, ready to exchange, called them yesterday for an update turns out the last correspondence they had from buyer solicitors was a week ago...wtf!?!? No chasing for exchange since then, really!?!?

Our EA is doing all the leg work getting the updates for us...so we know from the start of this week that everyone in the chain has exchanged apart from us, however solicitor has said its not possible as they have not been notified...feel like screaming well find out whats going on then...! No brainer to us common sense folk! So the buying solicitor came back to us yesterday to ask about the overhang of roof shed into neighbours property..a question we answered last week and I know the email went to buyer solicitor then advising. FYI there is a 1cm overhang.

Call our solicitors back today and they say, we only emailed them yesterday with the information it will probably take a couple of days for them to get email then pass onto buyer etc...😣 cant be bothered with half assed standard response so I have told him, chase it now..considering we are waiting to exchange and have no issues as far as we are aware and they are just stalling asking duplicate questions etc I think they have had more than enough time!!

Just waiting on EA calling me back to see if they have heard from our buyer in all of this...according to her she is fully committed to buying our property...its all just words now though, if she is committed we need to be making it legal. Feels like buyer and solicitor are delaying for some reason, a little bit sick of it to be honest considering they were wanting to exchange 2 weeks ago!

Not sure if I am being super sensitive due to being messed about since April by people (2 previous sales fell through.. 1 no reason why, and 2 couldnt get full mortgage) this sale has been in progress for 10 weeks now.

Feel free to reign me back in if I am just being unrealistic!

Good vibes to you all though...i totally get the frayed nerves, the sleepless nights and lack of worry free sleep! FX for all those hoping for exchange today 👌

We have news - we've had an offer! Not enough, but it's a start Smile A FTB too who has seen their IFA and are in a good position. Our EA is now taking it back to the would-be purchaser. We've got 3 viewings scheduled for tomorrow morning and we also have Mr 40 min who needs to make up his mind. My EA is going to ring him and tell him there is another offer so hopefully that will provoke him into either offering or removing his dangling thread. Fingers crossed.

miss I honestly don't get solicitors - wtf not just get on with things and move people along? How long does it take to forward a fricking email? Do you think the have no tech irl and send everyone letters?! My buyers' solicitor is exactly the same.

Hope the new agents do the business pixie it's so bloody hit and miss.

Well, I'm not sure if the tension of the last few days is erupting - first bit was a rather inappropriate dream about a chap from work (who is 10 years younger than me and I have a massive secret crush on). Then moved into a stupid row with DH and spent most of the day crying. What a fucking idiot.

Try to rest this weekend everyone. I'm going to attempt some serious cleanly against the tide of an oblivious DH, stinky near teens, a dirty pug and 2 cats with a bad attitude.

:( I have totally messed up my chain. I checked in with my solicitors yesterday and everything was in hand. Got the search pack today and had one minor query so emailed my solicitor, pleasantly surprised at how smoothly everything was going. Went to pick the DC up from school and my solicitor phoned me to say my buyers’ solicitor had a query about the additional charge on my property. What charge?! The charge my bastard ex-h demanded was put in when I bought him out, which I had completely forgotten about :( I rang my vendors’ estate agent in a tizz asking what I could/should do and they talked through loans/ begging from parents/ trying to add extra onto the mortgage but I’m already right at my limit mortgage-wise and can’t afford any additional debt. I asked if the vendor would accept a lower offer but they didn’t seem confident. If she won’t, I’ll have to pull out and my chain falls apart. It’s completely my fault and I feel so bad for my lovely buyers. I’ll lose my mortgage application, survey and upfront legal fees and so will they, through no fault of their own :( I’m gutted, for me and them, and feel so guilty.

Hi folks, the move went well, we've had a day of unpacking and sorting, but there's still soooo many boxes to get through.
New house feels so big Blush There's quite a bit more to do than I remembered, but it's mostly cosmetic stuff, nothing urgent.
I'll hang about for a wee bit if it's ok, I really need to see some if you long-timers get moved!!

Speaking of which Yoga, thrilling to have an offer in!! Grin Really hope your EA can drum up a little competition for you!
