SW London three bed - possible?

Hi there,

Looking to narrow down/pin point areas to search for the following:

  • three bed house (not flat)
  • period
  • garden
  • good local primary and ideally secondary
  • manageable commute into Waterloo
  • village feel (absolute dream/lottery win location would be Barnes)

Is this an impossible ask for £800k?!

Areas identified so far are St Margarets, Twickenham, and possibly some bits of the Wimbledon area

I lived in East sheen and am not far away now though not sure about 4 beds for £800k - I'm a bit out of the loop. Lots of nice primary schools so ctachment shouldn;t be a problem

South Wimbledon is a lot cheaper than Wimbledon/Wimbledon villoage.

Morden as well.

If you don’t mind the flight path (you said st maragarets) then Isleworth-north end as you have the tube there

and yes agree that Teddington is much nicer than Twickenham

East Sheen could be doable - there's one on Lewin Road www.rightmove.co.uk/property-for-sale/property-73077920.html in your budget. - primaries are all outstanding but you do need to live pretty close.

North SHeen not everyones cup of tea (though I live there!) but you do get a lot more for your money

They are both really good suggestions but would prefer more square footage in the Lewis Road and a bigger garden in Hester Terrace. Loads of great suggestions though thank you!

But you won;t get that for your budget in those postcodes

Unless you're prepared to look at less fashionble areas like north sheen or go further out

I used to live in Castelnau (albeit when I didn’t have DC) and I didn’t find it tough for transport at all - it was only a short walk to Hammersmith tube. Depends on where you’re commuting in to though, I suppose.

There are some lovely cottage houses in Richmond, great transport and shops, good schools and green areas.

Depending on where in North Kingston, some roads are an utter trod from either Kingston or Norbiton. Unless you are near Richmond Rd there are no buses that go to the station.
Teddington and Kingston don’t have great train services. Richmond and Surbiton have more frequent services. Most of my schoolfriends moved to the Surbiton area as they couldn’t face the commute to Kingston/Tedd!

A friend lives on Lewin Rd- they had their loft done and the house is quite tardis like- I found it quite spacious but the garden was a v small, courtyard type. The original houses are all very similar from the front if I remember correctly.

West Norwood / Streatham Hill. Excellent primary schools in Julian’s, Hitherfield, Dunraven, Streatham Wells. Outstanding secondary Dunraven, lottery places at Kingsdale. Surprisingly good community feel and networks, access to great parks, good transport.

Does anyone know the area around Wimbledon Park tube slash the catchment for Wimbledon Park Primary? Looks good as you can walk to Earlsfield for the train too

Yes - Barnes is possible but if you look for space over twee, (usually better insulated anyway)

There is a premium on "pretty" but when I bought my first flat I actually realised after I'd bought my (ugly) place how much better off I was than friends who'd bought twee. (And this was in an area renowned for its Lanes and period properties)

A quick RM search brings up these, (I always include Sold STC as so many chains collapse now it means very little. If I like something I always enquire as you often get it for below asking in these cases)

(Ive just bought a seventies house - generally unfashionable - in a lovely North London suburb - significantly lower in price than Victorian semis in nearby streets but I know I can make it just how I want it) Huge garden, parking, light...

Thanks Painted. Barnes is my favourite place so will be keeping my eye on it just in case! We are in Putney now and love being able to walk there. Have decided to go for a four bed though to avoid another move in a few years... so think it will almost certainly be beyond our reach to get four beds and catchment for 900-925. Thanks anyway.

Agree East Sheen worth a look and North Sheen for space.
