Can I ask what type of survey you've all gone for?

Homebuyers Report or full Building survey? I've been quoted a scary £850 for the latter for a 2 bed bungalow in a conservation area.

Don't want to scrimp at this stage but even then, £850 is a lot of money.

I spoke to the surveying company and they recommended homebuyers ( I initially enquired about buildings)

Oh that's helpful! Ours said they would only do a buildings on listed buildings or really old properties, or those with a thatched roof.. so that kind of thing.

Okay, so been ringing around frantically to see if I could find a better quote. Have decided to go with one surveying company who offer a homebuyers report for £520 and a full structural building survey for £620. Because of the Radon risk identified in our searches, I don't want to risk anything else... looks like another sleepless night imagining what could potentially go wrong :'(

That's a bit scary muss , no experience of Radon gas myself, I guess your solicitors may be able to enlighten you a bit? Might just a formality that they mention it? We've gone for Homebuyers as there's no significant concerns about ours. It was £549 but there's a £350 Cashback offer on the mtg so that helps.

That's brilliant Emma great that you'll have the whole weekend to get settled too.

Our chain has become simpler and more complex simultaneously! Turns out our separating couple are both buying, which means double chain Shock On the plus side they actually had the sale fall through previously, quite far along, and as luck would have it both the properties they were buying are still on the market, so they've been able to just pick up where they left off. Bit gutted I didn't know about this before offering - I think we could have got away with a lower price Confused ah well!

In other news it's only 3.5 weeks until DC2 is due, and I feel thoroughly shattered today after all the house related craziness yesterday! Really hoping we can get things moved forward to a good place before she arrives...

Our buyer pulled out today. I'm gutted. Our EA has all hands on deck trying to drum up viewings to try and keep the chain in place but I'm doubtful as the market is just so stagnant at the moment.

Spoke to our vendor's EA who spoke to the vendor and they were very kind and understanding and have given us two weeks to try and find a new buyer before they re-market.

Anyone know anything about auctions? Wink

Sounds like progress is being made for everyone. We are still in limbo. In answer to forthelove and yoga yes it seems we are being asked to put money forward so someone else can afford the property they want. It totally sucks. But there is nothing on the market that is a viable alternative. We are going to look at rightmove again tonight but we have no other options and in the scheme of things if this is what it takes to push it along then there we are. We've gone back to the EA with a reduced amount we could put in to help (NOT 8 k) but that was on Saturday and we haven't heard anything. Doesn't feel like it's going to come together ☹️

Oh Yoga that's really crap. Why did they pull out?! Two weeks to find a buyer is not unrealistic, really hope it comes together for you. Was there much competition for your purchase property originally? Even if it goes back on the market, it may not sell before you find a buyer.

Raa that's a heck of a lot for them to expect you to pull out of the bag - do you think if you decide to pull out your vendors might find they can suddenly find this £8k themselves? Hmm

To be honest I'm not completely surprised as they were asking all sorts of odd questions about things we have no control over - like whether any of the neighbours were planning to extend. I guess that explains why they were still looking for a house long after they had sold theirs! Still, felt rather sick in my stomach all day yesterday.

You are right of course, even if our vendors do put it on the market if may not sell immediately. It had been on for 3 months before we offered. Lots of interest apparently but no-one in a position to offer. We've dropped the price of ours to try and attract some attention - "priced for a quick sale" is how the estate agent is marketing it.

Raa - that's totally strange. £8k is a huge amount of money to find and find down the back of the sofa! Are you going to follow up with your agents on the amount you have offered to contribute?

Nessalina there are always so many "what ifs" in buying a house aren't there? I hope you have a quiet and relaxing day today Smile

Ugh. DH is starting to worry about the house we've offered on. He was coming out with all sorts of random bits last night, like the shape of the master bedroom being weird, and the bathroom being small. To be fair, he hasn't actually seen the house yet, but was quite happy to offer on my viewing, and we'd planned to go this weekend. But having been excited at the start of the week he's now panicking Confused It's been vital we get things moving quickly with new baby only being 3 weeks off, so I've been buzzing about doing mortgage application and instructing solicitors, and it'll be a total nightmare if he decides he doesn't like it.
I don't think he will. If I'd thought there was a chance he wouldn't like it, I wouldn't have been so enthusiastic about it! Plus he needs to be realistic about the fact that there is bugger all else out there!!!

ness the fact there is bugger all out there us our main issue. Even though we are in rented we have no negotiating power as we have no alternative. We had budgeted to do some work to the house so we have done reserves but it would mean putting doing some things for a couple of years. Not the end of the world but falling none the less.

Yoga that's horrendous. I really hope you find another buyer quickly.. I hadn't even considered our buyers pulling out.. they had their survey done today so I guess we will find out more next week..

Sorry to hear your buyers pulled our Yoga- I cried when that happened in the lowest chain a few weeks ago but another one was found a few days later- don't give up hope. I'm telling myself that all the time- we've got 5 people in our chain and I'm bricking myself in case something goes wrong above and below us.

Just booked our structural survey in for next week. Rang the vendors EA to give her a heads up and she was so dismissive. Cow. This is the same manager who took the 'under offer' sign off Rightmove and carried on taking enquiries from other people for the property we'd had our offer accepted on without telling us. When I questioned why she'd done that, she told us it was because we were taking too long to book in a valuation. Incredibly rude and condescending woman. I'm petrified she's going to do something underhanded and we're going to lose our property.

Me and DH are going to see the house on Saturday together. I've told him to make a list of things that are worrying him, and we'll take a tape measure and go round and check them off when we go. That way he doesn't keep having the worries buzzing around his brain!

OMG we have exchanged! After 7 months, two fallen sales and bucketloads of stress we have finally exchanged, good luck everyone - it does happen eventually, it just never seems to go to plan, one thing I've learnt from all this is expect nothing!

I posted ages ago but never thought I would be back!

The saga...

Offer accepted Nov 16, offer accepted on new house a week later
Buyers buyer pulled out Dec 16 but I held on as it was Xmas
Buyers found new buyer in Jan 17
Chain of 4 houses by my new property was vacant.
June 17 STILL no closer to exchange due to top of chain. Resulted in me having to find a new property.
Offer accepted on new property Aug 17
Buyers buyer STILL dithering so had to find new buyers (FTB) to avoid losing new house and take £5k less in Sept 17
Vendor's EA suddenly talking about completing a week after that which is odd considering I hadn't had all the enquiries answered. Later realised he was probably trying it on. My own agent hadn't communicated anything so I had to explain my sale was starting again. Haven't heard any rumblings since and still waiting on some answers.
Now waiting to hear from buyers surveyor which will be the third visit as old buyers bank wanted a second one as previous was 6 months old.
I've paid 2 lots of surveys, 2 lots of searches and taking a hit on the sale price as they market slowed since the first offer. Grrrr. With a bit of luck I can complete in October and end this 11 month saga!!!
