Thanks Gizlot. Part of me is hoping they might miraculously find a solution tomorrow, but my OH told the EA we were done and they've already removed our listing! They must be sick of it too. We are going to talk to other EAs in the area to see what they'd value our place at now, as six months on we suspect we're looking at a big price drop.

I all. I find it hard to keep track of everyone's different situations, so I will just give a blanket comment to say I am sorry for all the difficulties. Nothing is straightforward..

Was it Puss that said about the flood risk on their prospective new house? Our new place has also shown on the search as being in the flood area. We actually have 2 different documents that contradict each other. Its so confusing! We know that it floods up on the main road, but it has never flooded by the house itself.

I hadn't considered the insurance aspect because our current house also shows as being in a flood area but there has never been flooding here either & our insurance isn't stupidly high here. Say around £200 a year buildings & contents. Perhaps I should do a few quotes on the new house?

Yoga - you're right, standing over them might be the only way to get things done!! Basically the manager is on leave to get married, and she seems to be the only one there with any sense - in her absence nothing is getting done!Sad I'm going to speak to the solicitors tomorrow. Luckily my vendors EA is being very proactive and chasing stuff, so I'm hopeful she may get some answers...

Giz - what a pain! It's not as if the half term completion was unrealistic either Sad It's crazy that in this day and age a lot of this relies on a form being posted snail main from A to B.

RaaRaa that's a bit bloody cheeky! Our vendors left some boxes blank on their info form too - you would have thought their solicitors would check it before sending on Hmm Ours have put nothing in the box for when the boiler was last serviced, which I can only assume means it never has been. They installed it in 2010 and also don't have the corgi cert for its installation. Same with the new electrics added when they extended in the same year. so I think we're going to insist on both having a check over before exchange. Makes me nervous that they're nothing in place at all to say that they work!

Lazy you sound like you're working damn hard, I'm so sorry that it's not going the way it should!! It sounds like an ultimatum is called for tomorrow first thing. Top of the chain needs to stop pissing about and allow the exchange to go through, or they're going to find that they no longer have a chain because you've pulled out. So annoyed for you! Angry

Olivia my love that's horrible news but I think you are doing the right thing. The stress was getting to be unbearable and it's clear the buyers were not making the effort needed to keep the chain together - it's bad enough when it's "straightforward". Give yourself the breathing space, enjoy Christmas and slap it straight back on the market for 1st March (my EA told me, when we were dithering about whether to sell this year or next, that 1st March for the spring buyers is a good date to go back on). We'll go into rented if we absolutely have to, but if we do that then I think it's likely we'll be pulling out of our purchase. If we have to incur rental costs, storage costs and two sets of moving costs - and given the fact that the market is falling and the delay is not our fault - then I don't see why we should have to cool our heels in a rental whilst the top of the chain faffs about with no sense of urgency. The whole point of relocating is that it's what we need both personally and professionally. DH's commute is almost unbearable now and is having a serious impact on our lives. This is why we need an end date - and whilst we'll go and rent if we have to, to protect our sale, I'm not comfortable with the top of the chain thinking "No hurry, they're no renting" and dragging things on for weeks on end.

Further conversations will be happening today and I think it's safe to say we will be issuing an ultimatum.

Good that your vendor's EA is on the ball Nessa hopefully they will be able to get everyone moving. Not sure how much sway they would have over your buyer though?

Pixie if you put your new postcode into an insurance search it should be able to give you a decent idea of how much your insurance would be. Odd that the two documents give differing results though.

We are still waiting on 2 out of 3 searches to come back. It's been over a month now. the Environmental search came back within a week but the other two are AWOL. Although on the one hand it seems pointless to check at the moment but on the other, we've paid over £400 for the searches and I want them! Viewing later this afternoon. Fx.

Over here we seem to be playing a game of let's see who blinks first. I really don't want to lose the house, but I am NOT going to lose my buyer under any circumstances. And if the top of the chain aren't prepared to take this seriously then we are walking away, because I cannot do this anymore. When you decide to sell your house, you need to factor in that you are going to have to move out of it and that your buyer is not going to have endless patience whilst you dick about. It's been over 6 months now since they started Hmm

I've emailed my solcs P.A. to ask where they are, and if they could please chase. They aren't specialist - just the bog standard ones. It could be that they are back but as we are in limbo the solcs. haven't forwarded them, but they did with the environmental search and we have paid for them so they have no reason not to send them on to us. It's more likely that the delay is with the council.

What is it with these vendors who seem to think that moving out and actually completing on their agreed sale is optional? Angry It's ridiculous. Have you given them an ultimatum yet Lazy? Do your buyers dates correspond with your own? I really hope your vendors wake up and see sense Flowers

Yoga call the local council yourself to check. They may have been requested by a third party on behalf of the solicitors. I had to do this, they claimed t hr y didn't have them but they had been returned a day later.

IDK Yoga it's really complicated as there is an o/s query - which is something which infuriates me as it's only just come to light. It really does beg the question about the vendor's EA's sales progression activity! But we and our buyer are ready to go so we are pushing for our vendor to break the chain, because we literally don't know how long it is going to take them to get this query resolved. It doesn't seem unreasonable to ask them to go into rented so that we can complete - then they have no downward chain to worry about.

Still waiting - obviously it doesn't help that everyone's solicitor is manic with completions today, so trying to get any attention on this is proving difficult. But we have done as much as we can do.

I'll be utterly gutted if we lose the house because I really do love it. But the last few days have showed me that I can't do this for much longer because the stress is impossible. My stomach is constantly in knots, I've got blinding headaches and I'm not sleeping. DH is just as bad. I don't want to pull out and go into rented but at least if we do it puts an end to this constant misery and uncertainty.

I do and unfortunately I can't post it on here as it's very identifying. But it's not a difficult issue - just one where the timescales for sorting it depend on another institution, hence why the upwards chain can't commit to exchanging contracts until it's done (as their solicitor - rightly - won't let them).

My issue isn't that they have a query. It's that they are refusing to do anything to let the rest of the chain complete and they expect everyone else to sit and wait. But there is no end date in sight - it could take 6 days or 6 weeks - and they are ignoring us when we say that we and our buyer cannot wait for that long, when we have already been at this for 5 months Sad

I am about to flip .. FML!!! Conveyancers, why the hell am I paying them so much damned money when they are constantly procrastinating? FFS. I know the practise owner too, just don't want to call him and tell him how bloody awful they are being.

Venting here because there is so much riding on this move that I don't think my heart can take much more of this.

Background:

I have had to relocate for work (niche) 185 miles. My youngest is at her Dads until we complete the sale and purchase of respective properties. Eldest is at home with the dog (big age gap before anyone flips). This has been going on since 17th August. Delay is not all my conveyancers fault because the vendors solicitor delayed sending out the draft contracts for 3 weeks but they have been sitting on answers to enquiries for 3 fucking days and the signed contracts amongst other things that I have sent back. I know that my case is not the only one they have to do but ffs my sale is ready to go. My purchase should be Monday (assuming vendors solicitor gets them to sign docs Monday).

I know there are a couple of if's and but's at the moment but I am so tired, and stressed, and I am also very unwell (chest/throat infection) at the moment. I am unsure I can take much more without getting shouty and being a bitch.

Please talk me down from the ceiling before I shout at the practise owner!

I know from vast experience that anything can happen from now but I am just so exasperated with it today.

I am currently living in a house which is being completely renovated. It has no heating/hot water/no water pressure to the shower. Is only floorboards, a working kitchen

AAARGH so apparently mortgage offer for our buyer has only gone to the solicitor today. I am fuming as I have been assured that it went out last Friday or Monday... how dare they lie to me!

Sorry, it's all I can say. We're no better off - stalemate here. I'm feeling like shit because if they cannot exchange before the end of next week then we are going to have to walk away - unless something dramatically changes. Zero help from their EA (who is now refusing to talk to us). Delays from solicitors - on all sides - have not helped.

It completely sucks. I have no other words of wisdom to offer, other than I will be having several large drinks this evening.

Oh @lazy and @pulling 🍷 all round ( couldn’t find a bottle of wine emoji.. think I need a bath full)). I am going to stop chasing for my sanity and let someone call me when they decide something. EA will be getting a honest review on how crap they have been ( whether asked for or not)

Thank you knitted - to be honest we're not in a rush as our buyer pulled out so the chain isn't complete at the moment, it just seems like a long time to wait for them. The solcs. haven't got back to me so I'll follow up again on Monday.

Our viewer phoned earlier to postpone. Sick children. EA said very apologetic and wants to reschedule for Monday when, hopefully, they will be feeling better. Two viewings tomorrow. Fx.

Not going that well here either!

Saw our seller Saturday, confirmed everything was in place to exchange this week and complete the next.

Turns out that's a pile of horseshit and now there's talk of an early November completion date. My buyer will lose his head and I fear he may pull out so if we need to move in with parents to keep him, we will do, but I am stressed out to the max.

I am more pissed off with our seller not being straight with us. I hate being lied to.

What's pissed me off even more is that he's emailed his EA, who's sent me the excerpt, basically saying he doesn't know where I got these ideas from...YOU. YOU TWAT! 😡

Dragon it's so awful. We have kicked off so much with the vendor's EA - because of all the lies they've told - that they are now only dealing with us via email.

The further we get with this process the more I am staggered that anybody actually ends up moving successfully!!

Hi everyone. I see it's a bit hard going, for most us, what with sorting out solicitors, viewings, and such. All I can say now is that I feel your pain.

I would appreciate views on the two issues below:
So our buyer's buyer pulled out about a week ago. We were not told that they had pulled out until I chased for confirmation of an exchange date (which should have been last week).

Buyer says they are still very committed to buying our house, they just need to find a buyer first. They had a viewing which went well, and now have a couple of second viewings, today and over the weekend. But to show how committed they are to buying our house, they have reduced their price (2nd time they have done this) so they can sell quickly.

My question is, do I put my house back on the market, or do I give them time to find a buyer? And if so how much time?

To compound the issue, the survey of the house we are buying has thrown up a few issues - the major ones being issues with the walls and roof of the annex. The separate annex is the attraction in this property for us. But the roof and walls seem like big tickets items. I am having a builder take a look at it over next week. If the repair quote is huge, will it be mean if I ask for a reduction in price for sorting out the walls and the roof?

Lazy, Dragon and Pulling- so sorry to hear about your situations. Really feel your pain- I have never been so stressed in my life and I have been through some horrendous situations. It'll all come good in the end... whatever the outcome (trying to convince myself too)...
